We were able to purchase a great condo in the hear of LA for a fantastic price. David referred us to their finance company that was able to get us a loan with no taxes. Which was fantastic as it's very hard to qualify for a loan with the current prices in LA. The transaction was fast and smooth we are very happy to have moved into this condo. They showed us a list of properties in our price range and in our location. The properties were exactly to our specification. What is even better, David the main broker was able to sell our property within the time we needed to sell it in order to move into the new property and use the funds from the sale to purchase the new one. They were able to structure the deal in such a way that would benefit us. We highly recommend using them!

    Short Story: David…read moreGazarov's property management services is like a parasite that'll bleed you dry. He offers different programs that are supposed to cover the property management obligations but then bills every action separately with numbers he pulled out of his @$$. The entire time I paid for his services, I never saw the full monthly rental income because he would deduct more than half of it with made-up fees before charging me to send me what was left over. Long Story: I hired David as my property manager at his $49 monthly plan. What he did not explain is that the management fee only covers collection. Any other item is chargeable at whatever fee he deems fair. He charges to open emails/texts, to respond to messages, to communicate messages to the tenants, to speak with the HOA, to forward mail, to file any reports, to process the Financials, to send the rental income over, and the list goes on. I had his service for 4 months, which should've been $12,760 gross rental income. However, I only received $4,865.26. That means he charged $7,894.74 in random fees that should be part of his duties as a property manager. On top of all the fees, he penalizes you for wanting to terminate early. For instance, you can't get out of your contract without paying off the remainder of the contract plus more fees. David requested that I pay $897.80 just to get out of my contract. I told him I was only willing to pay the remaining contract amount for the year $392. He agreed to those terms only to go back on them, claiming I still owed him more money. He then took it out of my reserve funds return and said, "Not worry about the rest." As if he was doing me a favor for not charging me on services I never approved of. All in all, I would avoid David's property management services like the plague because he will bleed you dry and feel entitled for more.

    Alright so a fresh review…read more I had some payment issues where I was supposed to receive a notice in December of 2019 about increased HOA fees, but I did not. For some reason, my HOA sent me this notice April 2020, along with my two payment coupon books on the 1st of June. So I went to Paylease and made the update to my autopay amount to adjust for the increase claimed in the coupon books that came with the letter. To my surprise, I then received a letter November 2020 from Weldon Brown stating I had $400 in late fees on top of being $390 delinquent. After calling Terri, the CFO/financial manager, I found out that I had been $30 short per month since December of 2019. I explained to her my side of the story, and without hesitation, she told me that she'd transfer the amount over to the new management company. What I am most impressed about this situation is that I behaved very rashly, but they were quite patient with me. I was fuming. A demand for $400 was a lot of money to suddenly show up in my mail box. This was the first letter I'd received notifying me of my delinquent payment after months. And I didn't have all the information at the time to understand that this wasn't their fault. They didn't need to transfer that $400 over to the new management company. They probably had every legal right to keep it, but they made an ethical move and dealt with me kindly. What they did shows me that they are a fair organization despite the type of people they deal with, and have excellent values befitting an organization which manages other people's money. That's rare to find.
