We…read morecontracted Landeros Quality Roofing Service for repairs (and, this was not the only roofer to bid on the job or the least expensive). A great deal more work, than one probably suspects (including us), went into repairing our roof (removing tiles, replacing and priming dry-rotted wood, repairing and replacing tar paper and flashing, restoring everything back including replacing broken tiles which they supplied, painting the exposed flashing and vents to match the roof, installing a system to reduce the growth of moss, etc.). Attaching photos to illustrate just the repair on two of the dry-rotted areas, and a final one following the painting to show how incredible it looks now. It was discovered that improperly installed flashing was to blame for the dry-rooting, and that a 5th area was improperly installed and also repaired (even though signs of dry-rooting had not appeared, yet). Francisco Landeros is coming back today (9/17/2019) to perform a follow-up check of the roof after the painting was completed, to check and if necessary to replace any tiles broken from the painting. I highly recommend Landeros Quality Roofing Service and would call them again without hesitation for any future repair or maintenance of our home's roof. He made the assessment himself, spotted the problems then gave me an estimate on the spot. He then texted me a contract which I Docusigned. We set up an appointment for March 31. On March 29 Ezekiel called me if I was available Monday, March 30 for the roofing job. He said there's a rain in the forecast starting Tuesday through Thursday and he wanted to get the work done before the rain. Of course I agreed because I was worried too for the rain because it will cause some leaks inside the house again. So they came and worked on the roof today from about 10 am to 4pm. He sent 4 guys for the job. After the job was completed, he sent me pictures taken by the workers and I compared them to the pictures he had taken when he made the assessment himself. That day I got the estimate, which was right in the ballpark of my other estimates. Fortunately I only needed maintenance. He excepted my negotiating price and on the next day two workers showed up ahead of time. When they were finished for a total of eight hours, I was happily surprised that they fixed more than what we discussed. I found out later by Francisco (the owner) that he instructed them to fix EVERYTHING on my roof, at no additional cost. You gotta love a guy like that, he takes care of his customers needs not just what they want. His workers worked tirelessly until dusk, were punctual and explained the work with photos. I've had issues with my Spanish tile roofs for a few years and kept holding it off until the water…read moredamage started to penetrate my master bedroom on the second floor. Initially I wanted just to get it repaired since I wanted to get the minimum work needed to get my Mediterranean style home to be sellable when I was ready to put my house on the market. I contacted several roof contractors on Yelp to get an estimate for a roof repairs for Spanish tiles. Some responded they were busy so never came over. A few came to inspect the damage but later ghosted and never even gave me an estimate. Manny was the one person who gave me an estimate for both a repair and a total replacement for my roof. Initially, I went with the roof repair so I could use the savings for other home projects. Manny accepted the work and his team eventually started to address and focus on the damage near my master bedroom and to get tiles that closely match my 50 year old tiles. During the work, Manny later spoke to me and shared the extent of the roof damage and recommended that I replace the whole roof rather than do the patch work Manny was willing to do. Even though the whole replacement of the roof was 4x the price of the repair, I respected Manny's knowledge and honesty that a whole new roof was the way to go. The work took two months since it took a month for the tiles to be ordered and shipped from Southern California. Manny was always easy to reach and kept me up to date on things. His workers showed up early at 7 am and ended their day around 3 pm when it got too hot. Not only did he do my roof but also the gutters that needed replacing. On the final day, Mannys team left my balcony and the area clean of dust and debris. I'm very fortunate to have had Manny and Universal Roofing do my roof when other contractors were not willing to do the task or give an estimate because it was Spanish tiles. Stay Away!!! I can't give less than 1 star or I would!…read more David is quite charming, don't be fooled, his work is suspect. He did my roof in April 2026 and failed to protect the roof adequately during a rainstorm and I sustained nearly $200,000 of damage to the interior of my home. Fortunately, my insurance is paying, but I will be unable to live in my home for 4-6 months. When he finished the roof, I was concerned about the quality of the roof work, so I hired another roofer to inspect Golden Top's work. The new roofer reported about 10 items that were incorrectly done or below industry standard. Armed with this report, I was able to get Golden Top to fix the items. If I hadn't gotten a new roofer to inspect and report, I never would have known how poor the work was. The worst of these was that Golden Top they had roofing nails penetrating through the exterior eaves all around the perimeter of my home. This is a major source of potential moisture damage. David agreed that is was not up to Industry Standards and agreed to repair it and he did. But he did a crappy job, and when I told him I was not satisfied, his comment to me was, "well, we are not painters. If you want to hire a painter to fix it, you can, but I am not paying for it." See photo of my finished eaves below - crappy paint job and left bare unpainted wood. All this and the roof and gutters with guards cost me over $90,000!!!!! You have been warned.
