The reviewers who rate this community well are Board Members and investors.
1. Neighborhood: The neighborhood is not safe. MS-13 gang graffiti has been around here for years. Cars are regularly burglarized, motorcycles stolen, bicycles stolen. Police are regularly called to the area. Homeless people and drunk people wander the courtyards regularly at night. For a while the police were regularly called out for people breaking into homes through the windows on the ground level--and in one instance even attempting to break in to a home through the window on a second level! Within the past few months there was even a police shooting here.
2. Dogs: Arlington Oaks also doesn't accept all types of dogs but they do nothing about the dog problem. I have seen several residents terrorized by very large dogs here. The Association's response is that they can't verify who owns the dogs as many neighboring communities walk their dogs here too. The former resident maintenance guy even had a HUGE large dog and he would let the beast run free in the courtyard! There is at least one resident is has a terrible dog phobia and she was terrorized for months before the maintenance guy left for greener pastures. He just had no respect for others' property--and neither does the Board. Board members have regularly abused the dog rules--past President had a very LARGE dog (not allowed), another board member and his family have TWO dogs (only one is allowed)--and when they leave their current dog at home it barks and barks and barks and is quite a nuisance for neighbors. I regularly see Pit bulls, German Shepherds, Mastiffs, and Rottweilers to name a few of the many large breeds that roam this area. One man had a Rotty that was so mean, he would only walk it at night to avoid people and other animals. That thing was a terror!!
3: Door slamming: This is very much an issue. Our common hallways have no ventilation and so if anyone has an open window in their apartment, it creates a vacuum effect and the entrance doors to the individual units slam. Another issue is ventilation because the Board put blown in insulation in the attic--but did not take into consideration that they were changing the design in which the attic offered ventilation to the building itself. Now the materials expand and contract more often (doors often swell shut and get stuck) and the dewpoint has been changed so condensation forms in areas such as bathrooms and kitchens on the second floor--which did not happen before the blown in insulation was installed. This is a common problem with addition insulation to existing buildings as it does not take the actual design of the building into account--in this case, the ventilation of the attic space. Mold often occurs in these scenarios so now the units have mold problems!
4. Pests: This has always been an issue. Cockroaches and bedbugs are a regular problem and have been for years.
5. Trash: The trash service has been a problem for a long time as well. They got rid of dumpsters and instead put in more SFH style bins which are inadequate for the needs of this large community. Because of the additional bins, now residents have to hear trash being discarded at all hours of the night and now many can't leave their windows open due to the additional smells. The trash used to be contained to a few locations but now trash is everywhere--which of course brought more rats-and more trash found in the courtyards (maintenance never cleans it up). Our rats are so bad, we even have a cat problem as there are suffiecient rats to sustain a nice feral cat community. Again, talk about loud at night--you can hear the cats fighting all summer at night.
6: Amenities: There is a tiny, overrated exercise room similar to that you'd find at a low budget motel and certainly not adequate for the size of the community and certainly not worth the additional fees that they charge you. Storage is also an additional fee. (Both used to have a one time lifetime fee but they changed those rules years ago and breached our contracts. No one had the money to take the Association to court as this was mainly sold as affordable housing units during the condo bubble). The "landscaping" is a joke too. They seem to think that grass cutting which is maintenance is "landscaping." Landscaping means any resident with a shovel can plant a tree anywhere they want. I have seen a nice courtyard now shaped into a jungle with no regard to "landscaping" aesthetics. Large trees are often planted under electricity wires. I wonder what will happen when those trees grow. Soil erosion is also a major problem as well as mosquitos due to some swampy areas that collect water due to improper drainage
7. Parking: Is a nightmare depending on which side of the street you live. If you get home past 7pm, you are parking your car in the "bad" areas and walking several blocks to your unit. It is also confusing because the signs are not clear for neighboring condos for tow read more
