Recently this inspector was hired to inspect a Fayetteville residence. The morning after the inspection, the Homeowners did NOT have any hot water (cold showers!). When the inspector was contacted by the Homeowners to ask if he had turned off the hot water heater for some reason, he told the homeowner that he had cut off the gas to the furnace and the water heater and the Homeowners would have to have a licensed plumber turn it back on!!! In the meantime, an HVAC contractor came to the residence to follow up a necessary repair on this HomeTech inspector's report. The HVAC contractor turned it all back on and said they were good to go. He said it was a vent pipe that was disconnected and that it was overkill on the inspector's part. This inspector gave no information to anyone that he had turned off the furnace and water heater. It is completely unprofessional to have the homeowners wake up to find it out on their own and then discourteous for him to refuse to reconnect the furnace and water heater! There are plenty of excellent and professional home inspectors in NWA. Look elsewhere for your home inspector. read more

Mike inspected my home today, and was a really friendly and nice guy. He inspected my home for about two hours before I showed up, and once I arrived he took me through the home and showed me things like how to turn my water off, and how to check on my AC unit each six months. He didn't have to do those things as an inspector, but he chose to go the extra mile. My house was a new build, and after checking the structural integrity of the home he found very few things wrong with the home. However, the things he did find and note to me and his report show that he thoroughly inspected every portion of the house. His attention to detail was great, and he came highly recommended to me by several people. He also offered to give me recommendations as long as I was in the home of people to make repairs etc. and made sure I understood that since I chose him to inspect my house, he'd be happy to help me out down the road. He also offers what I think is a 90 guarantee on a few things he inspects, but since I had a one year builders warranty that did not change things for me. If I could give negative stars I would. Mike Swaim negative ten! He was so rude when I ask him to wear a mask and gloves because we're in a pandemic and I am a high-risk homeowner. He started yelling and telling me and my housekeeper that gloves and a mask or not gonna keep me from getting the virus and then he started slamming doors and yelling at us. The threw his business card at me. Telling us we where stupid for asking him to wear a mask and gloves the viruses would get us any way mask and gloves don't help. He keep yelling at us In my home Then he started acting like he was putting his germs on my counter tops he was behaving and acting like a four-year-old. I had to ask him over 3 times to put on gloves in my own home. He was yelling at my housekeeper and I we were uncomfortable and afraid of him because he was acting erratic. After 30 mins of him slamming doors and yelling we were extremely frightened that we had to call my husband to come home. My husband came home and he started in on my husband so we made him leave are property. It was so frightening and uncomfortable having this person in my home. read more

My husband and I are selling our home and the buyer hired Mike to do an inspection. We are both working without real estate agents (and everything is going just fine, I might add.) However, I had a bad experience with Mike. As the homeowner, he contacted me to schedule the appointment. The day of the appointment came, he arrived 1.5 hours early, then got angry with me, my husband, and the buyer because no one could leave work at that time. He was condescending to me, and difficult to work with. He never mentioned the potential of showing up to the home early and replied very rudely when I said it would be some time before anyone could make it to the home to let him in. We all have bad days, but we had more than one unpleasant encounter with him over the phone. He did a good inspection of the home; he was very thorough from that stand point. But being a small business owner, you'd think he would be more concerned with his customer service. read more

Contacted this company to do an inspection on a house we had put a bid on in Fayetteville, AR. I made an appt. but then had to re-schedule due to difficulty in getting an inexpensive flight from VT. I called Mike Swaim, explained the situation, and re-scheduled the appt. for the day after my original appt. with no problem. The day of the appt. Mike called me and said he was running behind and might be about an hour late. I said that wasn't a problem and told him I would meet him at the house about an hour later than originally planned. When I got there Mike was already there and he spent the next 3 1/2 hours going through the house with a fine tooth comb. I just want to say, first, Mike is the ONLY contractor I can ever remember dealing with who gave me the courtesy of a phone call to let me know he might be late. Secondly, I found Mike to be friendly, courteous, professional, knowledgeable and THOROUGH. He found things I would never have thought to even look at.
