I called Michael's because they were close by, seemed well-rated...and let's be honest, I have a reason to like the owner's first name! But I was extremely impressed when he came out and took a look at the bricks with me. He walked me through the damaged area, and told me what he would need to do. Right off the bat, he explained a little better than the others what had happened. I felt safe knowing my brickwork would be in good hands. Furthermore, he pointed out other unrelated trouble spots he said his team could fix for me. And the estimate he gave me was more fair than the quotes I got from others who were offering half the work! Michael's came in at a good value as well. On the day of the work, they set up quickly, and they had a small army tackling my bricks, and they got everything done in a few short hours. I had our first floor renovated in the house my grandparents bought in 1949. Underneath the dining…read moreroom and hallway carpet were the original floors made of Oak and Pine respectively. Floors I had never seen before until the renovation. The hallway floors also had tile on them which was underneath the carpet. Lucky all the floors were still in pretty good shape. My original kitchen contractor had pulled up the carpet and tile and sanded them. However, we parted ways before the job was done and I reached out to AC&T to do the floors because of their great reviews. It was true. Kevin amd his team are great! Kevin initially came out and looked at my floors, talked to me about what I wanted to do, made suggestions. The price for us was good and so we booked with them. We stayed in an airbnb for a few days while they worked on the floors because I was having them stained and we wouldn't be able to walk on them. The team came in and re-sanded all the floors including the steps and made them so much better. They also reinforced the steps and filled in any wood gaps all around. I was quite pleased with their work and would highly recommend to others. Kevin and his team are totally professional and get the job done.

Hired Penn Valley Engineering on March 23, 2026 for a structural engineering inspection and…read morenarrative report (SEN) at an agreed fee of $785. Inspection was completed March 26. Report was due within 5-7 business days per the written agreement. On March 28, I received Invoice #4534 dated 03/26/2026, showing a $0.00 balance due and stamped PAID -- Penn Valley's own invoice considered the account settled at $785. Buried in the invoice fine print was a "$50 charged for returned checks" -- the first mention of any such fee, appearing after the contract was formed and after the check was issued. When the check did not clear, Brad demanded $870 -- $785 plus $85 in fees. This contradicts his own invoice which states $50, not $85. Neither figure was disclosed in the original agreement. Pennsylvania law (18 Pa.C.S. § 4105) caps returned check fees at $50 and requires the fee to be conspicuously disclosed at the time the check is issued -- buried invoice fine print sent after the fact does not meet this standard. When I questioned the $85 fee, I was told "if I have to explain what is involved when this happens the price will go up." I paid $820 via Zelle on April 3 -- the full $785 plus $35 as a good-faith accommodation. As of May 4, 2026 -- 40 days after the inspection and 31 days after full payment -- no report has been delivered and no communication received. I paid promptly. I cooperated fully. I have received nothing.

He was very respectful of the property, courteous, and scheduled to do the work of removing tiles that were cracked and needed replacement. He schduled the time to do the work. Masterful, expert workmanship. Grout thats probably not even available from 24 years ago, he matched perfectly and even filled in areas that the grout was cracked on other parts of the floor to prevent tile cracking in the near future.
