I am extremely disappointed with my experience living at The Arc Apartments in Great Falls, Montana. When I first moved in, I had high hopes for this property, especially considering the high monthly costs. Unfortunately, the quality of service and overall living conditions do not come close to justifying the price residents are expected to pay.
For a one-bedroom, one-bathroom apartment, the rent is $1,549 per month. On top of that, residents are required to pay an additional $115 monthly fee for internet service through WhiteSky. The problem is that the internet service is unreliable, especially during the winter months. On average, the internet cuts out three to four times per month, and there were occasions where service was completely unavailable for nearly 48 hours. During the spring and summer months, the service becomes somewhat more functional, but there are still frequent periods where the internet slows down significantly or disconnects for several hours at a time.
What made the situation even more frustrating was discovering additional mandatory fees that were never properly explained during the leasing process. After moving in, I received a separate monthly bill charging approximately $45 for trash, gas, water, electricity, and waste services. At first, I honestly thought it was a scam because these charges had not been clearly communicated upfront. Unfortunately, these are recurring mandatory charges every month.
Beyond the financial concerns, there are serious issues with the property itself. Vehicle break-ins and theft appear to be an ongoing problem in the community. The amenities, including the pool and gym, are poorly maintained, and security is lacking. The front office door has been broken for an extended period of time, allowing virtually anyone to walk into the building and access the gym, pool, and grill area. Because of this, non-residents frequently misuse the facilities and leave behind trash and damage.
Overall, the cost of living at The Arc Apartments does not reflect the quality, maintenance, security, or services being provided. For the amount residents are paying every month, the expectations should be much higher. I truly hoped this would be a great place to live, but my experience has been overwhelmingly disappointing.
For anyone considering moving into these apartments, I strongly encourage you to read the lease and contract in full before signing anything. Make sure you fully understand all mandatory fees, utility charges, and service requirements so there are no unexpected surprises after moving in. read more
