I am a former tenant of JK property management. My experience with them has been terrible. I rented 2 different properties and have never had such terrible customer service or attitude from the renting agents. During one of their annual inspections I had the leasing agents rummage through my personal belongings. I sent the video to the company wiener and advised I would file charges against them if the person was not terminated immediately. another apartment I leased they actually walked into my apartment with zero notice while I was home. they never even knocked. Maintenance issues were never responded to in a timely manner. so I always backed up. heat rarely worked u less you complained. I attempted to rent another property from them and they stated it had been rented but when my friend applied she was told she could pay the rent and deposit to move in the same exact place I was told already rented. Jeassica always has a major attitude. Most of the office staff are terrible and act like it's a bother to even have a question answered. The owners are lacking in their oversight of their rentals. NO! DO NOT USE! Dealt with an associate there of whom I will call "R". Rented out a townhome to us wiwth much amenities. The only problem was, some of those amenities did not exist. Moving in, the townhome was very dirty and spent the first couple days cleaning. Carpet had not been cleaned, dirt on floors and window sills, bathtub still had scale on it. But cleaned it all up, nonetheless. Then found out that the gas fireplace that was listed as an amenity was not hooked up. Upon request for it to be hooked up and used, it was denied to us. Also was told that there was air conditoning. There was none and we had to buy our own portable unit. "R" did admit that it was false advertising of which we saved that conversation. Upon telling him that we were breaking our lease, he then countered that we were breaking the law, several times, and that were were to be held responsible for a townhome that was falsely advertised. Also, after cleaning the whole townhome before moving out to a private renter with a much nicer and more spacious home, he informed us that the townhome was dirty and we had to pay a cleaning fee, even though we showed receipts that the carpet, from us, was cleaned by a local commercial cleaner. Then had to pay rent until a new sucker was found. Rent at your own risk but if you believe what they tell you up front, be prepared for the "you are breaking the law" speech until they get their way. You were warned. read more

We rented our daughter's college apartment, sight unseen, due to the COVID pandemic. We found J&K very responsive and helpful during the process. Having dealt with a variety of rental companies over the years, J&K's practices seem to work not only for their own interest but also for ours. The apartment wasn't without its flaws but between our documentation and J&K's I feel like we shouldn't be arguing when it comes time to move out. So far we've had to submit 2 different maintenance requests. One of the requests was for 3 different items. None of the requests were simple, all of them were handled quickly and efficiently. If you're looking for a company you can take advantage of, you should probably look for another company. If you're looking for a company that's responsive and fair, then definitely give J&K managed properties a serious look. read more

I do not know if the property owners are unaware of the lack of maintenance to the property's value is affected. Our neighbor downstairs, let his two dogs crap all over the backyard, and I mean that it was covered in great pieces of crap ALL OVER. The management did nothing. We had to complain several times and then we were the a-holes for doing that. We had an almost break-in into our apartment and filed a police report. Nothing was done by the management to improve the security of the building by fixing broken hinges on outside doors or ensuring outside locks. The Worst experience ever! read more

I rented from them before purchasing my home. As a home owner I would think twice before letting them manage your property. Maintenance requests were canceled and never worked on. They let me and my family move in while a deck was in disrepair then failed to fix it for over a year. They requested to come do an inspection of the house and told me what they would look at, check fire alarms etc. They didn't check what they said they would check. ​They lied and said the owner was moving back in six months and they were actually doing an inspection to see what would need to be fixed before he moved back. While I appreciated that information as a renter we left three months before the owner returned. I would not appreciate that unprofessionalism if I was a property owner. I also requested to be at the move out inspection and was told, "We can't really schedule that since things just happen at a drop of a hat around here." This was alarming to me considering I have never not been able to be at the move out inspection even during COVID times. I would want the company I hired to at least be able to schedule things and not be so reactionary. I guess when I was told things happen at a drop of a hat that is the type of service that perfectly describes them and if that is who you'd want managing your property go with them. These folks were always helpful. They respect their tenants, and fix their properties in a timely manner IF you use their system properly. The move out routine is not complicated, but it is a process--protecting them and you while following the law. We did everything right, left our apartment better than it was, and we got all of our deposit back. That's all anyone can ask. I live in a J&K rental property as we speak. I have lived here going on 4 years in July and I definitely would not recommend renting from them. I will give you a few reasons why. When I first moved in I had problems with the outside faucets leaking, I called them up and told them, They told me that I had to log in to the J&K portal and request maintenance to fix it. I done just that requested for someone to get it fixed this was a week after I moved into the place in the month of July. In October before the cold weather it was fixed. Another instance was that my garage door would not operate correctly and again I requested it to be fixed, it took them a month to get it fixed but before they fixed it I had 500.00 dollars of bicycles stolen while I was at work. I called them up and asked if they were going to replace them a they told me it not our responsibility to replace them. I said well who is going to replace my bikes that were stolen? They would still be there if you were more prompted on your maintenance when people call. I finally got the garage door fixed but the bikes I had to replace them myself. The kitchen floor has been messed up since we moved in, we have ceramic tiles that crack and break. I told them about these when I moved in that was 3 years ago they are still not replaced. This is why I would not recommend J&K Property Management to any one it seems that all they care about is getting their money and that is it. They take your money but don't care about you or what is to be done on the property. Definitely do not go with these people. read more

J&K property management are the definition of slum lords and that is putting it lightly. I live in the Blackstone building and it has been one of the worst experiences I have ever had. we will start with their hesitation to fix anything. I have 6 maintenance requests in to have new screens put in because if you open a window in the summer they let the bugs in, the maintenance lady came and fixed a few, put duct tape over the rips of the others and we are still missing two screens. They neglected to pay their electric bill for several months and the electric, hot water and heat was turned off to the building in the beginning of winter. When asked how they would rectify the situation they told us they were closed and to come in during business hours to get a space heater. Idk how we would run it with no heat, hot water or electricity for THREE DAYS! They will ignore maintenance requests and claim they never got them or they were under the impression we didn't need them anymore. Also I wouldn't let the maintenance guy into your apartment if youre alone, he tried to intimidate me and told me to quit calling him every time I got a little bit cold. very degrading, very unprofessional. There is one thermostat that controls the heat to the entire building, and with this building being so old I loose a lot of heat out the windows. I asked them to reseal the windows 4 months ago and they never did. So now im in a bad situation and when I asked them to turn the heat up, they told me to go to home depot and buy plastic to cover the windows. When I told them that was ridiculous, they told me if "funds were an issue" basically saying if im too poor to pay for the plastic to contact the LIEAP program. not having the money isn't a problem, having to fix issues they ignored for MONTHS is the issue. I did have my windows fixed and the repair man dropped shards of glass and razor blades three stories below. I put in several requests to have the glass picked up and it never wine. Finally after my dog cut her foot I picked it up myself, as I was picking it up I found syringes- they were not insulin syringes as I work in healthcare and know the difference. I emailed them that there were syringes outside the apartment and never got a reply. They I would say 50% of the time clear the snow off the the sidewalks and steps out front, but there is no consistency and if it is a weekend, be prepared to slip and fall. They offer off street parking but there is really only parking on two sides of the building. with fits maybe 15-20 cars for a 30+ apartment complex so be prepared to park across the street at the park and pray your car doesn't get towed. some tenants have even had to move out of their apartments because the electricity to their apartment has stopped working-I know this because as they were trying to fix it they shut my electricity off by mistake. It is not uncommon to find dog feces in the hallway or to not have the carpet cleaned for several days. they put a lot of work into trying to make the hallways look presentable to new tenants but couldn't care less about the tenants who live in the building or their comfort. please please please do not rent through J&K property, especially at the Blackstone building. read more

Looked at renting though them with a property in mind. The room had alot of damage but was being sold at the same price as some that didn't have the damage (Though had a better color scheme, better condition oven, and such). I asked if they could fix the damage in the room and they promptly shot me down saying that I'd have to live with the damages. For the amount of money I'd be paying, I just walked away from the deal. After about 6 months, no one rented the room because of the damage, so they decided to fix it finally. When they got done, they decided to increase the rooms price (and all the other rooms prices) by about $150. Many of their tenants moved out over this price hike and many of their rooms are now over prices to this day. Their customer service was poor though I can't say it was 100% awful. It could have been much worse, but I didn't feel satisfied with my experience. If you're buying a house, they'll bend over backwards for you to buy from them (cause of their commissions cut), but if you're just renting, you're sol. True with many reality places around town and it makes it hard for me to want to do business with them. 2 Star Experience. read more

A lot of the properties look nothing like the photos they post on their website. If you have a problem with the property you're renting, they'll take forever and or not respond to you. They like to false advertise a property having certain additions and won't lower rent when confronted about the issue. Pet deposits are an outrageous 500$ per a pet, even a pet like a kitten. They'll take weeks or months to fix something you submitted in a work order. If the house has AC and it went out, forget trying to get it fixed. They'll call you and say the house doesn't have it BUT will get it fixed when the landowner wants to sell the house. Renting prices are way over priced, the house I rented all together was worth 890 a month ish. When it was being rented, dual tenants, I was paying 750 and the other was paying 500. The discrepancy sheet they have you fill out says the house is in great condition, no issues, but then when you fill it out to actually what the house looks like, they act surprised and concerned. I would never rent from J&K Property again. The kitchen was dirty - I had to scrub all the cupboards out, the oven had spots all over in it, dog hair in the oven drawer & under it, fridge water filter had to be changed. The garage wouldn't open so I replaced the batteries in the remotes - still didn't work, I replaced the battery in the main unit - never compensated for my money I had to use for something that should have been working the 1st day I moved in. The master bathtub had a hard water stain in the bottom of it, the bottom cupboard hamper had a bunch of dog hair I had to vacuum out. The master bedroom had a black smudge on the wall & ceiling I scrubbed off, the ceiling fan had a lightbulb go out - I went to put new one in - a bulb had been stuck in a socket of a broken bulb! - rather dangerous. Leaves were pilled up high in the back yard on fence line. I vacuumed every baseboard in the house, the scrubbed them w/magic eraser & cleaning solution wet cloth. I cleaned a clean house for 3 1/2 days & they said the baseboards were still dirty. The living room window was peeling paint since I had their choice of carpet cleaner company come in to shampoo carpets & which in turn caused the windows condensation - so it wasn't clean enough for them. They kept part of my deposit so they could pay someone assigned by them to clean it. They tried to charge me a water bill when it was paid by them after I called looking for my deposit refund & told them on the phone I never paid for water. I had to go collect my money back for water bill. They will rip you off on your deposit! Everyone who knows me, knows I keep a very clean home. Renting from J&K was the worst experience I have ever had renting. Sure, they like to get you in the location in a hurry, but when I broke my lease (job relocation) Kelly threatened to sue me. She asked where I was moving to, if I was renting there, doubted the fact that I was married, and treated me like absolute garbage. Not only asking questions that were none of her business, she was downright rude and hateful. So, in the end, I ended up paying an extra 2K to move out of the location, AND she kept my deposit. I would not recommend this company to my worst enemy! They are masters of milking you out of every last dime they can get. They use a carpet cleaning company that they require you to use and the company charges double what other cleaning companies do. They charge 17$ to pay your rent by credit/debit. They are extremely slow at responding to request to fix things. They also charged me a 50$ cleaning fee when I moved out. The apt was cleaner when I left than when I moved in. Very poor customer service. It took the company several weeks to approve my application. I had to contact them multiple times to ask if they needed additional documentation or information. They always had a full voice mail and not return messages taken by the secretary very quickly (2 days or so). I have been renting for many years and am appalled at how poorly they handled my application. Once approved, they informed me that against their policy they allowed another applicant to place a deposit without seeing the place I was interested in. So that was out. Then they informed me that they require an additional pet deposit of $500 per pet. We have two well behaved older dogs (6 &8) that come with excellent previous landlord references. I have never heard of such a ridiculous pet deposit. I am happy to pay a pet deposit normally, but $1000 extra? Absolutely ridiculous. read more

If I could give less than 1 star I would. Starting with the unprofessional lack of communication and timely call backs, to the underhanded moves. For example, we told them we couldn't move in until the first of the month and then when we got the place they told us we would have to move in immediately and pay the prorated rent or they would rent it to somebody else so we were forced to come up with extra money. After coming up with extra money, we told them we would at least like to see the place before we moved in. They called us back the next day and said they rented it to somebody who didn't need to see it first. They gave us no opportunity to protect ourselves and treated us like punks. Shame on you!!
