Great Falls, I am just here to advise people who are looking for places to move and have possibly shown interest in the Grandview Plaza Apartments. So if you happen to be new to the city, or even if you just haven't been able to do much research, let me be your warning since they decided to be dirty and hide every single bad review online! this place is a JOKE. do NOT MOVE HERE. I am paying over $1000 a month for an apartment that was advertised as "freshly renovated", but in reality was pure hell. we are currently trying to get out of this sh!thole ASAP and we've only been here for TWO MONTHS. I absolutely refuse to have my baby in this complex. these landlords do not give two sh!ts about your health or anything here. I am 6 months pregnant and they failed to inform me that: 1. the entire building is infested with German Cockroaches. I'm talking hiding all around my kitchen, living room and bathroom. (They are so small that they can hide inside of the trim of the walls.) 2. our apartment and the neighbors next to me were APPARENTLY the worst apartments regarding the infestation, and the best part is they considered the infestation as "controlled" since they painted the walls (and floor, trim, cabinets, counters, etc) to cover up the fact that cigarette smoke had stained literally everything to piss yellow. 3. the building ALWAYS stinks and is filthy outside AND inside. I'm talking trash and dog crap outside in the lawn 24/7, I've seen children's used underwear be left in the lawn for over a week with no concern. 4. all plumbing has some sort of issue. (toilet is hard to flush, bathtub barely drains, sinks leak when used, toilet valve leaks occasionally, etc.) 5. everything was filthy when we moved in, even though they claimed it was move in ready and "freshly renovated" (aka painted over every flaw, INCLUDING A BUG. YES THERE IS A ROACH PAINTED TO ONE OF MY WALLS. and cheap, fake wood floors.) 6. A MAJORITY of the neighbors are absolutely disgusting with the way they live and take care of their place/selves. They're also very inconsiderate of everyone around them. (upstairs neighbors are constantly stomping when they walk, and not at all lightly. basically every dog here barks ALL day long, and the owners do not care.) 7. neighbors also smoke cigarettes inside constantly, I had to complain because I literally was tasting the smoke in my kitchen and bathroom. They didn't do much about it, shocker. 8. they have "pest control" come in monthly, but in reality, it's just the maintenance man with some roach bait that you can buy at Walmart for $5. it doesn't do sh!t and they're well aware of it. (literally had him tell us "yeah just make sure to keep all your food in airtight containers and whatnot! these guys suck!" after saying "wow this place isn't that bad!" even though we had just shown him our pest trap that was entirely filled with German Cockroaches. all of that told me that they KNOW these stupid bugs aren't going ANYWHERE and that they just accepted that. (No. I cannot do anything about this legally, they hid all of the pest information in the lease under sections you'd never consider them to be at.) 9. The dumpsters here fill up within two days after being emptied. There is always some sort of couch or mattress being thrown out which also concerns me and makes me question if it's possibly bedbugs? I sure as hell hope not! 10. THEY NEVER GAVE US THE SHEET TO NAME OFF ANY FLAWS AND/OR DAMAGES THAT WERE HERE ALREADY WHEN WE MOVED IN. Therefore, we already KNOW we ain't getting the deposit back neither, even though i have made sure to take pictures of every single thing I noticed. 11. They also failed to inform us that there is "a possibility of LEAD PAINT being used for any modifications" which is dangerous in itself. 12. my immediate next door neighbors apartment was filled with trash all the way to the ceiling. And I'm not exaggerating. they have a dog that I've NEVER once seen go outside to use the bathroom. Must be why our floor smells like sh!t 24/7. 13. THEY HAVE HIDDEN EVERY SINGLE BAD REVIEW AND DELETED THEIR ACTUAL SITE SO YOU CANNOT LEAVE REVIEWS ANYMORE. EVEN THEIR FACEBOOK HAS BEEN ABANDONED. YELP IS THE ONLY PLACE I WAS ABLE TO FIND REVIEWS THAT SHOWED THE TRUE HELL THIS PLACE IS. There's so much more I could add, but god, please do yourself a favor and AVOID THIS PLACE AT ALL COSTS. These people are sneaky, filthy and selfish. They do not care about anything but making money off of this building that should truthfully be burnt down at this point. I have so much evidence of the roach infestation on my phone but the I tried to break my lease a month prior to the end and they still made me pay 2 months now I'm i n debt trying to get out of that place. left everything I owned because the infestation was so bad. don't move here, they didn't disclose the bug problem and they don't fix anything either. went a whole year with a gap in the window blowing freezing cold air in to the room. fuck this place it's disgusting and now I can't find another place because I refuse to give them another dime and it's on my credit report. read more

Black mold in our bathroom with multiple attempts to get our ventilation fixed. A massive hole in our door upon moving in, it was covered by a mirror that I took down leading to the discovery of the hole. When brought up to the manager, she shrugged it off and offered no way of replacing it either (she told me to put the mirror back up before I moved out". We are currently awaiting test results for this black mold so we can take further action. Yes the roach problem is as bad as people say it is and the management will ignore phone calls while in the office socializing. If anyone else has black mold in their apartment we strongly urge you to do run proper tests and familiarize yourself with local tenants laws/statutes. Trash litters the parking lots and walkways. The management that wont be named is incredibly rude and condescending in tone and demeanor. Action will be taken as our unit as well as countless others have been advertised as "move-in ready" when they infact and simply just arent. Save your family's health and money. these apartments deserve zero stars. Yelp made them one. This place is so disgusting. My daughter signed a lease yesterday and we tried to move her in. first of all, it was really hard to even try to move her in because there is a sheet of ice running in front of most of the entire building covering the sidewalk about 4 1/2 inches thick. It is treacherous, seriously. I've never even seen ice like this before in an area where humans are supposed to walk into their home. I fell on this ice and hurt myself yesterday Just trying to move in a single box over the 7-8 feet of ice I had to pass. We ended up having to back up the vehicles nearly onto the stairs, just to be able to move things in. Then you enter the building. The smell is terrible. I guess it's a mix of cigarette smoke and shit. Well that's what it smells like. The apartment building was not even clean, but you're probably expecting that at this point. however, what came next was the worst. We moved all of her boxes in, but thankfully did not get them unpacked before we discovered the German cockroach infestation. We pulled out the stove and found a huge hole in the wall with cockroaches coming out of it. We started to do a perimeter spray, and a lot of cockroaches came running out of everywhere basically. Needless to say, we moved all of her stuff right back out. this is a huge infestation, and I'm sure that it is spanning the entire building. I love that the apartment building allows dogs, but be prepared for dog poop everywhere on the snow covered lawn. It appears you don't have to pick up after your dogs here. I don't like to complain, and it takes an awful lot for me to write a bad review on any place. But I cannot stress to you how terrible this place it. I urge you Don't walk! Run as far away from this place as you can! I try to be understanding, but after a year and a half of frustration I can't seem to find a single GOOD thing to write. Every review previously is at least partially right. From the bugs, to no hot or any water at all, everything is broken and if you do try to resolve any of these issues with management you are treated like absolute garbage. The property management thinks that you should just tolerate all of it and offers no compassion empathy or solution on anything because they know it's low income and no one has the money to fight any of this is court. Stuff as terrible as having your entire floor flooded with sewage multiple times. Or having no working elevator for months. You can't have guests visit if they are handicapped. Because they don't have a way to get up the stairs. How they have not shut this place down for the black mold that is potentially hurting the health of all the residents is disappointing and sad to me. They profit while you are stuck living in an uninhabitable home. You are inconvenienced and suffer by their lack of desire to do the right thing... fix things properly if at all or offer a safe place for your family to reside. I've never been so worried for my family's safety here as the day I meet my children's bus as the swat team in armored vehicles rolls into the parking lot. Many of us have no choice but to take it because of the lack of other options or financial reasons. Please don't disregard the bad reviews for Grandview Plaza. People aren't exaggerating just because they are angry the complaints are legit. I just don't want others to make the same mistake as I did and disregard the comments and think everything will be ok. The property is just covered in trash because people are to lazy try and make trash fit in the dumpster and the landlords are doing nothing about it we have had issues that needed repaired for over a year now and nothing has been done the property management just argues with tenants never trying to actually solve any issues and we have had 3 water pipes break in the last year and a half it is a waste of our money to pay rent at this point it cost us nearly 1100 dollars for a 1 bedroom apartment and with all of the issues we should have had multiple months rent free at this point read more

Was trying to rent a one bedroom apartment from this place and called the front desk for information and got nothing but rude answers from the Karissa lady who is supposed to help people move in. If you are planning on moving into this place and Karissa answers the phone hang up and do not waste your time with this unhappy lady.
