    Stay away from Susan at Bob Schmitz Properties. This is probably the worst experience I've had with…read moreany business. When I expressed concern about a clause in the lease allowing them to enter our home at any time without prior notice, Susan promptly emailed my roommates telling them they needed to find a replacement even though my name was already on the lease, which Susan had previously said was unchangeable because it was a "legal document." (It was still an unsigned legal document!) We finally gave up and signed the lease anyway because there were very few three bedrooms on the market when we needed to move in. However, in February (3 months before the end of our lease), we received an email from Susan's email address (that she now says was sent by someone else) saying there would be some exterior work to our house over the next week. Basically, our lease allows B.S. to do maintenance on our property while we live there in a reasonable time. However, applying plastic siding over wood siding on 3/4 of the house is really more of a renovation than maintenance. Especially, when you wake up to pounding on the outside of your bedroom wall at 7:45 every morning for two and a half weeks. The contractor continually set up his equipment over our path to the car despite the ample yard space to set up and frequently left his drill on the step outside our door. After the siding was done, workers showed up regularly for two more weeks to do "yard work." I'm not sure why it takes two weeks to rake leaves and why you didn't do it until you were getting ready to list the property. After all the leaves have been there since before Thanksgiving. It's so great to finally be able to see the dirt under the leaves, especially now that's it's started raining and turned the dirt to mud. Last week, painters showed up without notice. (Thanks for warning us that people in an unmarked car without uniforms would be showing up at our house less than two weeks after a woman in our neighborhood Additionally, she was culturally insensitive, refusing to pronounce my name correctly. (Sorry I'm not white enough for you Susan.) Also, they kept half of our security deposit claiming that they had to paint the interior after we moved out despite the fact that we didn't paint anything in the place. You might think that we trashed the place or that this was an anomaly but they accidentally sent us someone else's refund, so we know they did it to them as well. If you must rent from them, take pictures when you move in and move out so you can fight them in small claims court.

My dealings with Eric, who is very professional, conscientious and courteous has handled any of my issue that have arisen in a timely manner. For example, last New Year's Eve, the furnace quit working so I contacted him and within two hours someone was on site to fix it. I'm appreciative of the way Eric handled this emergency! I would recommend doing business with this company and can honestly say Muscadine + Pine Property Management, and especially Eric, has proven to me to be a landlord who cares for their renters and properties alike! The application process dragged on for over a month due to repeated delays, poor communication, and what appeared to be avoidable administrative errors. I had to repeatedly follow up, resubmit documents, and even contact their screening company myself to resolve issues that should have been handled internally. After providing every document requested, I was eventually told the property had been rented to someone else because my screening was never completed. I lost time, money, and shared sensitive personal information with nothing to show for it. I ultimately renewed my lease elsewhere. If you're considering applying, I'd be cautious about paying the application fee until you're confident the process is being handled efficiently. These company don't know what efficiency is. Don't waste your money/time

    I have never rented from Allenton, but I am a resident of the Bullington. This is a codon building…read morethat allenton has property. I want you all to know that our HOA does NOT require a $185 new tenant fee. This is just Allenton Management trying to get extra money out of their customers. I would have to ask myself, if they are going to lie about this what else are they lying about. Do your research before renting and ask for proof that this fee is required. Our building is managed by York Properties and while not the easiest to get in touch with the will confirm that this fee is made up and NOT real.

    Bottom Line: I have never had to try harder to give someone thousands of dollars. Gave up on…read morerenting from them after I hadn't heard back about my application in two weeks. Pros: Setting up a showing was easy. The two apartments that I viewed were nice and priced comparably to other places in downtown Durham for the quality and location. Cons: The person showing me the apartments (not the property manager) was not well-informed. I was told that there was no laundry on-site at one of the apartments, even though other companies had advertised on-site laundry for the same building. I emailed and called the property manager to confirm and didn't get a response for three days. Unlike the three other companies that I have been in contact with in Durham, if you are not the first to submit an application for a unit, West and Woodall keeps the $50 application fee, even if they don't run your credit. Being desperate to find a place, I called and their receptionist told me no one had submitted an application for one of the units I was interested in so I applied. They said the application approval process is supposed to take 3-5 business days so when I still hadn't heard anything after a week and a half I called several times to request the status of my application. Eventually, I gave up and applied for an apartment with a different property management company and got the application approved within a day.
