Several years ago we hired Steve to remove a load bearing wall to create a large open family room. Steve completed the project in record time and it looked perfect. In Mid-2018, we decided to add 1,000+ Sq Ft to our home to create a new Kitchen, living room and dinette space all in an open concept. What I had in my head was placed into a design by Steve and built exacted as we dreamed. It has now been nine months since the project was completed and we couldn't be happier with the finished project and Steve's work. The space looks great and we have had no problems with the workmanship. Everyone who has seen our new space has the same reaction, Wow, who did this work? There were so many complexities to this project which included the removing of a fireplace, raising a portion of the house that had settled, splitting the HVAC system to install an upstairs and downstairs unit, new plumbing, fixtures, adding a new section right next to an existing pool, the list goes on and on. He was professional, personable, and very knowledgeable about the roofing shingles he installs (Owens Corning) and very detailed on his installation procedures and how he backs his workmanship and his future availability to respond to any questions or problems. Problem is, once he completed our roof installation, he collected his check and despite my numerous attempts to contact him via telephone and email, he has completely ghosted us. The reason I needed to follow up with him is there are three elements of our contract he has yet to complete. My fault, I know better but I paid him before all the work was completed. Part of the contract was his obligation to file our warranty with Owens Corning. I called Owens Corning and they have no record of Jason filing the paperwork. I believe his roofing crew did a good job on my roof installation, but I'm very disappointed that he walked away without completing all elements of our contract and now refuses to return my calls or respond to my emails. I will also file a complaint with the Better Business Bureau.

We hired Lakewood Home Builders to build a 2-story addition following an architects' plans. The…read morework was completed in 2019. Since then, we have struggled to get them to correct problems. The mini-split systems their HVAC subcontractor installed have never worked properly. They run for a little while (long enough to pass inspection apparently) and then shut off and have to be reset. Their HVAC sub said they were getting new units for us, and now that I have asked again they say they are out of warranty so they don't have to. The new concrete driveway is deteriorating already. The deterioration seems to be only on the main portion so presumably a problem with that concrete pour. When I asked about the first signs of deterioration my concerns were brushed off. The driveway was also initially made narrower than the civil engineer's specifications so a strip had to be added to make it the correct width, which looks unsightly. They also cut corners with the architect's specifications. The back stairs were supposed to be low-rise - about 6.5" - to match our front stairs for accessibility. Instead they used higher risers so those stairs have a rise about 8" and are hard for me to use. The attic pull-down stairs that were specified to be insulated are not. I worry that there are more things that we just haven't noticed that were not done to specifications. We like the space, but the rec room is unusable in winter without a working heating system. Another warning - their HVAC subcontractor installed HVAC air vents in the floor of a bathroom including next to the toilet. Imagine what happens when the toilet overflows? Code allowed that (and may still, be careful) but it's certainly a bad idea (code does not allow HVAC vents in bathroom floors in commercial buildings) and I would hesitate to trust a contractor who built like that. I really wish we had chosen a different contractor.

A somewhat complex screening of…read moreour patio under our waterproof deck, 2 contractor bidders obviously, based on their ridiculous bids, didn't want to deal with it as it was time consuming and involved a couple of custom pieces of metal (posts). Troy just shrugged that off and was well you get the posts and screen (a special yet durable type of screening that allows for large sq footage without a bunch of cross sections) and here's my price. One section is 12'x10' or 120 sq feet and the finished look is like having a nearly invisible picture window (see pictures.) Troy was quick to return and replace a section when we discovered a small knife cut in one panel that had gone unnoticed and likely happened when trimming excess screen. The only con was his crew spoke broken English however they were competent, friendly and very respectful and courteous while on site and cleaned up 100% every afternoon during this 3 day job. Troy does have a foreman who drops in regularly and helped with language barrier. I highly recommend Stuart's Contracting. Troy's low key but effective work ethic made all the difference as we always felt our satisfaction was his goal.

I contacted Kevin Yarbough (Owner of RamCom LLC) after a neighbor recommended him. I had already had 3 other contractors out and received quotes ranging from $6,000-$30,000. I choose to go with Kevin because his communication was superb. We began discussions on 07/03/2012 and spent the next 7 weeks conversing via email and by phone to iron out the details. He spent a great deal of time going over the layout and design of the bathroom. I could not decide how large to make the shower and where to put the claw foot tub I wanted. He came over and drew it out on the sub-floor to help me visualize my bathroom. They began work 08/27/2012 after I had ordered all of the necessary fixtures. What I absolutely loved about working with Kevin was his attention to detail and ability to aid me in design decisions. When I had concerns he would discuss the different options with me and how much they would affect the total cost of the project. They worked diligently until the project was completed 09/21/2012. The remodel took a little longer than expected due to the shower plumbing that was changed. We had them change the single shower head to 4 body jets, a rain shower head out of the ceiling and a hand held shower head. We also had two niches put in and a bench seat. The plumbing for our tub had to be moved as well to the new location of our claw foot tub. They installed a new double vanity, faucets, and fixtures. We added three small dimmable lights and they replaced the existing light fixtures as well as the electrical outlets. They made a full wall in the bathroom into a half wall, did all of the drywall/concrete board and painted the bathroom. We also had a rather detailed tile job on the floor and walls of the bathroom. Kevin and Joe showed up on time, respected my home and always cleaned up before they left. I have worked with many contractors over the years and Kevin is by far the best. I particularly liked the fact that I paid them for labor only and was able to order my own fixtures. Whenever I am in need of any remodeling in the future Kevin will be my first and last call.
