My experience with Apex Mortgage loan officer Al Soumah was one of the worse things I've experienced prior to the death of my son. My loan was preapproved for 150,00.00. I put down $7,500.00,. Why would he make 11 hard inquiries of my credit score 11 times in a 3 month span? Some were even 2 days apart. I have copies of it. Each time he did that, my credit score went lower. He assured me everything was fine and strung me along for weeks and months. I had moved my things in storage thinking they would only be there 5 days. I had to buy everything over and I was displaced for 2 years. Then the pandemic hit. My trusting this man had to be the worse mistake I've ever made. Buyers be leery of this guy! The worst lender to be in business. DANIEL PEETE AND INDRU JASHNANI are Incompetent and unprofessional. A simple straight forward mortgage approval was denied. We have a credit score of over 700 with $60,000 down payment and 2-3 jobs and was still denied. They gave us the run around with 3 different closing dates. They contacted me and my agent to let us know that we were approved with conditions and clear to close with conditions. We met all the unnecessary conditions that they placed. Myself, the real estate agent, the seller and the title company are all on board and agree that this company is a waist of time and bad for business. They waisted our time and money. Further research shows that they are not even mortgage lenders. They are what they call Loan Sharks. I met every condition. I even had to show them itinerary tickets and marriage certificates because they Questioned if my marriage was legit. Incompetent people that have no business being in this business. An appraisal was ordered and we were sent a denial letter with no report from the appraisal. When I called them to explain the reason for denial after 58 days of jumping through loops, their explanations were childish and combative and they simply hung up the phone on me. Al Soumah (Alhasne Aguibou Soumah, NMLS ID 211060) of Apex Mortgage LLC (NMLS 143255) was the lender handling the loan process in selling my parents family home to the buyer. The original offer from the buyer was accepted on October 12th, 2021. The contract entered the lenders office for underwriting and approval the last week of November. On December 3rd, Al told my realtor, Brendan Spear of Caprika Realty, the buyer had the clear to close. However, nothing came of it. After several attempts to contact Al, who was no longer responding or would tell us he would call us back and not, we had not successfully closed. Al, when he decided to respond to Brendan, the buyer's realtor, or myself, would provide vague reasons and excuses. This went on for weeks. Some of the information we were given was incorrect and almost a blatant lie. Between December 3rd, 2021, and January 21, 2022 (when we decided to void the contract legally), we were told we had the Closing Disclosure and Clear to Close 2 separate times. In-between, it was excuses, lack of communication, and inaccurate information. After doing some research, we, the seller's team, discovered that Al is not licensed in Maryland, only Washington D.C. We were not sure how he was originating the loan if he is not licensed. He told my realtor, Brendan, and myself he has completed over 30 transactions in Maryland. Al not only cost us time in the housing market but also cost my family close to $10,000 dollars due to extra mortgage payments (December, January, and February), interest on bills the proceeds the sale of the house was going to cover, and rent for my father's assisted living (December-February). Al consistently sympathized with my family and I and assured us the deal would close "tomorrow" or "On Monday". This man and his company (he is VP) are predators and need to be addressed. read more

I hope this review will be a learning experience for this company to truly make room to change how they do business with their clients. I was very disappointment at how unfairly I was treated by the lender I had Lue S. We started off. to a great start when I explain a lender I had pior to him wasn't use to dealing with lower pre-approvals and I had to fix something on my credit. After the hurdles with that experience I thought Lue would understand that I wanted a lender who could get me in the right direction as I plan a life for me and my family. Lue and I shared a conversation about how much it's important to me get the keys of to house of my dreams. Doing the process of working with him he told me about a property he and his colleagues invested in and mention to my realtor that I maybe interested since it would give me the chance to be apart of a home building experience. After seeing his home I was excited and It had potentially gave me a second thought but I wasn't in love and I didn't see the benefits of my family there. I decided on another home and when I did that home had another on it and they decided to give it to the other person. Saddened I thought his home was the only home to settle for and so I reached out and asked questions. Lue referred me to grant program to help with closing help, his home was a little more I expected. Shortly after that my realtor found some more homes that were more of what I was hoping to find and this was great! Six out of seven homes blew my mind! I was thrilled. When it came to a decision to be made I decided and was very pleased. My realtor connected with Lue and asked for the green light and he said yes and sent a letter of pre-approval. I reached out to the grant program and they had requirements that Lue did not make clear. The program actually required a counseling sessions with fees and you go under a underwriting process to even see if you are qualified. The sad thing was the grant program personnel put me through a hectic telephone dispute as if I was the problem when I asked questions and tried to get a better understanding and $175 cost was the only way to find out if you are even able to get the grant. Now what makes matters worst is doing this who process Lue assistant who I sent my personal docements to informed me she no longer work there when Lue requested my finacal information once again. He was suppose to give me my monthly payments since he I was approved for the home. Even with all of this I was excited to finally moving along in some way to own my home. Well matters got worst. I than got a email from Lue after my realtor received a DU ratio form which stated I was not eligible for the grant and he my pre-approval letter was not actually true he sent the letter because he wanted me to have it so he claimed and we had to retract the contract because the funds were not available. I was beyond upset and I felt like Lue didn't have my best interest at heart. His response from the email made uncomfortable and still leaves me to question his integrity, intentions, and how he respresents this company. I never thought I would be treated as such after sharing my experiences. He mention my income several times in the email and the sad thing is his home cost way more than the home I was buying. He knew exactly were I was in the process and instead of being honest he sent docements saying I was ready to buy this home. It will own my home just not with the help of this company. It's import at to have people to be honest, move timely, and give all the details to every part. His bad decisions, misleading, and lack of compassion will not stop me from owning my home. read more

Would not suggest anyone to deal with this company. They are very slow, unprofessional, terrible at communication. And will not explain anything to you during your process of being a first time home buyer. The grant they have are bs. Listen to me and run away a find a better company. Exit Mortgage pre-approved the home buyer for an FHA loan on my house. We entered into a sales contract on March 27, 2015--for a closing on May 26, 2015-when the buyer's apartment lease is up. In the meantime, we did our due diligence. The buyer paid for an appraisal and home inspection and I, the seller, made all the necessary updates/changes/repairs to make the home FHA loan compliant, about $3K out of pocket, thinking I would get the money back soon enough at the closing. The changes/repairs were approved, but the closing company wasn't giving us a firm closing date...they kept saying, it'll be around when we said, May 26. I prepared to leave my home and on May 17, I spent another $500 to move all my belongings out of my home and put them into a storage locker ($170/month)...thinking that was much cheaper to store my stuff than to pay a $450 mortgage--which I wouldn't be doing anymore after May 26. May 19, my realtor calls me and tells me the sale is most likely going to fall through because the buyer can't get a loan. This was confusing because the buyer was already pre-approved for a loan. Apparently, Exit Mortgage didn't look into the buyer's student loan debts that were coming out of deferment. Which should've been the first thing that came up on a simple credit check. I have the FHA repairs on a credit card, the move on a credit card, the mortgage payments still and now the additional expense of a storage unit each month, and now an empty house. I've wasted thousands of dollars because Exit Mortgage Llc completely and utterly failed to do their due diligence...the very specialty work they were hired to do. Absolutely incompetent! read more
