As a first time homebuyer, this was my first time working with a home inspector. Pro Spex has set…read morethe bar high. My inspector Jed was as thorough as they come and was able to provide a really detailed inspection report. I fill more confident knowing what I'm getting into with buying the home after Jed's inspection.

We have lived year 7 years never had a problem with our jacuzzi he claims it is tripping the breaker well I turned the breaker off that he turned off and ran it for 2 hours it never tripped. took pic of inside of the garage, well we are moving at the end of the month and 75% of the house is packed up so yes everything that is ready to move is there. i could almost write a short story on the things that are are jacked up in this report. I had a professional electrician do the wiring so i know it s correct and they are saying it is not. to much to say, so i would not recommend them even to someone I did not like. Final thought, Put things back like you found them that is basic 101 common cuortesy.

What they mark as minor repair misses the mark completley and non issues but the same place that was mark has stupid obvious major repair signs that they are incompetent with catching or malicious in hiding.

Less than 1 year after moving in I noticed they had missed two places on my house where there was no kick flashing installed. This is a common mistake in roofing and causes huge water damage over time. I was a first time homebuyer so I didn't know to check for it. Now that I do, it is obvious that it was missing. Believe it or not, I read about this very thing on home inspection websites. The siding and wall of the house where it was missing is completely rotted and was at the time of inspection. The inspection experience was great so I will keep a star, however failing to inspect the siding/roof thoroughly will cost me about 7k. Professionals should have done better. I could have negotiated down during purchase. Now it's cash out of my pocket. My advice to you - get your new house inspected twice. Inspectors make mistakes and you will have no recourse after settlement.
