Honest Review Of VILLAS AT BANDERA, 9830 CAMINO VILLA. 1. They gave TWO separate renters the same carport parking placard. I received the first one, went online and paid for the half month. Apparently, they never took it off the books, I parked there for almost a year, then when they gave the 2nd one out, they parked there and I had it towed. Twice. Not knowing that the Villas at Bandera had messed up. Then, they call ME and tell me I haven't been paying for it. OK, went and looked up my payment history and with the exception of that first half month, darnit if that isn't the truth. However, they call to try and make me feel bad for having this persons car towed AND they said if I want to keep it, I have to come in and pay for it! My lease ends on Saturday. 2. Parking is bad. They are not up to code on handicapped parking. They took them all down on my side of the property. I asked them to either put some back as they were not within code (my daughter is handicapped and I have done extensive research, even called Abbott's office myself). A year later, the only thing they did was put TWO handicapped parking spaces back up, but never extended the cement so that it's a safe walk from the parking to the apartment. 3. When the renter's insurance policy renewed automatically, they asked me to send in the new policy and I did. Then they started charging me for breaking the lease's policy on having renters insurance and for a company of their choosing to insure me. I again, sent an email and then the copy of the renewal again. Still, I had the charges on my account. Third time was a charm and they finally removed the charges. 4. This whole place is old and they need to start investing in the property. Everything is fixed using rubber bands and tape. If I can figure out how to upload pictures, I will do a show and tell. 5. Beware of renting at 6415 Snake Road, Oakland, Ca 94611. The landlady is unresponsive to problems in apartment and will only fix issues she can relate to. She does not provide periodic sweeping of public hallways despite vermin feces collecting. My refrigerator did not work properly and my food would spoil after a week yet she would not replace. Luckily I took photos of existing damage in apartment when I moved in yet when I moved out 18 months later she tried charging me thousands of dollars for preexisting damage. I was warned by other tenants of her practice of attempting to return as little of deposit as possible no matter whatever the good shape of apartment. Document every bit of damage that exists, take photos and do not expect her to fix or respond to reasonable requests - like a working fridge. Beware of this unethical property owner. read more

THE VIEW AT WOODSTOCK GA Very disappointed in the View's Staff. We looked at The View and paid all the fees. We completed the application on a Friday night and changed our mind on Monday around 3. There is a 72 hour cancelation policy. They said the time completed was two hours after the 72 hours. That is when we started the application - not when we finished it. It was re-rented so they have all the fees twice. Beware of businesses like this - they will treat you the same way - without compassion. I call it greedy and dishonest. Poor and rude communication from management, refused to return calls, poor conditions including water damaged cabinets, lack of hot water for showers, electrical issues with blinking light fixtures, moldy smelling air conditioner unit and bugs in the apartment. Refused to return full security deposit for pre-existing poor conditions. Extended lease for an additional month without permission when asked if stay could be extended by 2-3 days and billed and extra $400 for the month. I recently entered a lease at 1320 Clay St Apt 1 Cincinnati OH 45202, owned by Eisen Management. The apartment it self was very nice. I fell in love with all the exposed brick throughout. The area was perfect for me as well. Downtown location in OTR neighborhood surrounded by shopping of all kinds and many places to eat and drink. Not to mention the arts. However, once the cold weather arrived and I needed to turn on the heat. A foul musty dirty oder was coming from the vents. I contacted the owner and asked about vent cleaning. He refused and said "in 20 years I have never had anyone ask me to do that". A few nights later, after his helper was working in the basement and left the light on, I could see between the cracks in my floor into the basement. after several weeks of back and forth with the owner, he finally agreed to put something in the open cracks in the floor. Then I noticed large gaps and holes in the duct work. He again complained that my request was unreasonable. I noticed ZERO improement in the smell and began to get bad headaches and struggling to breath, dizzy and nauseous. He called me a "mental patient to his helper and told him to just ignore me walk away and treat him like he is 3 years old, just leave". Be aware if you are considering this apartment to live in. It's HVAC in located in an unfinished contaminated basement with unsafe air quality and ODER of basement constantly. I reqested that my doors be weather stripped, he has not done so still after weeks of waiting. Took a month to replace a light bulb in the entry way. I have been forced to file and complaint and the city is coming to inspect. Check the complaint filed with the city. I must now pay my rent to the clerk of courts until he corrects the issues. Just a bad person to say the very least and keep it professional. Been over a month and he still has not had the CO2 levels tested, he said "that will cost me thousands, this was supposed to be my retirement". I was catfished!!! I went online and found a complex (Four Winds Apartments in Corpus Christi) close to my work. The online pics looked great! I called and they sent pics of an apartment like one I would be renting. I lived over 8 hours away but when I got there and opened the door the smell of mold was overwhelming. Mold, German cockroaches, water damaged ceilings, hair painted into the tub drain, putrid water filling the dishwasher...etc. It's so nasty. This place obviously uses photo shopped pics of the exterior and out right lies such as the units have double pane windows. Garbage piles up next to the giant dumpster because they aren't emptied frequently. Im getting sicker every day I live here from the mold. read more

I recently attempted to rent an apartment at Solaire Apts 1750 & 1500 Karen Avenue, Las Vegas NV 89169. After my background check, my rental history check, my income check and a credit check I decided to do a check on them. I found out they had a sorted history. I wanted a security door that most of the apartments already had, I was told I would have to wait a year or purchase my own. (Researched $800) I requested an additional deadbolt lock & was told it would be an additional $50 fee unless I purchased my own and they would install it. I did, and gave it to the Rental Agent to install. A week pasted and NO installation. I phoned texted, and e-mailed about progress of the installation without successfully getting a response. Flustrated, because I had given notice to my old complex and needed to move. Given the apartment's history I didn't want to move without the extra security. I emailed the complex that they were in violation of our agreement. I finally received a nasty e-mail from the Manager s telling me they weren't in violation because it was a "courtesy" I had already paid for credit check, move in fee, Apartment insurance and the first month's rent. Yes! it was a "Verbal agreement. but if you can't someone at their word. I want nothing to do with them! I want my first month's payment back as I haven't moved in! read more

The Grand Oasis, Suwanee GA. What a clownshow, avoid at all cost. Pros: Beautiful location, just slightly overpriced Cons: A revolving door of incompetence in the office. From the beginning....almost missed move in date due to lack proper paperwork processing. The valet trash system that you have to pay for allows you the joy of walking past yours and your neighbor's garbage and the garbage juice stains in the walkway everyday. Its always a treat when the animals get into the trash. Always have water in containers during the winter because you will loose water from busted pipes at least twice. 2 pools but only one is ever open. Was almost hit by speeding police car with lights on racing trough the complex parking lot. He was following no one. Front gate only works 60% of time. Many suspicious characters moving from one parking spot to another. Get used to people sitting in their cars for long periods of time. Why are they not in their apartment? Due to the terrible traffic situation, getting in and out of the complex is sometimes impossible. The package delivery is a room that is not always secure, you go in and dig though the pile of packages. Could go on but i don't want to keep reliving............. read more

I love living at Ironhorse at Tramonto Apts.!!! The main reason I'm writing this review is because of what happened last month. When I moved in 3 years ago my carpeting should have been replaced but it wasn't. I went round and round with the office and long story short the old management company failed me. I made sure to document everything that happened so as not to be held responsible for the condition of the carpeting when I moved out and I thought about moving out it a lot since then. Fast forward to now. With the new owners came new management, new staff, new upgrades, a new fitness center and a a much friendlier feeling overall. One amenity I love is the poolside fireplace. I can't wait to get out there on one of these cold evenings. Even now when it's too cold to swim there's a fireplace Anna, the new manager is right up front in the office with Tammy and Daysi helping out when she can. They are very friendly and pleasant to be around and extremely good at their jobs. Things get done quickly and they get done right the first time.The grounds are beautiful and always impeccable. I was so grateful for the new management company. I didn't feel like moving any more. But this meant I needed to get new carpeting. I decided I would pay for it. I discussed it with the new manager, Anna and was happily surprised when she quoted me a discounted price. Then the next day I received an email from her telling me I wouldn't have to pay anything. I found out later Anna read about what happened regarding the carpeting when I moved in and felt it only fair not to charge me. I was in shock. They claim to have totally renovated apartments. NONSENSE Have not seen a good one yet How about light switches that were never hooked up during renovation ? Apartments not cable ready. Carpet & padding is of very inferior quality. Plumbing on the higher floors gets backed up. Master showers need to be used regularly, or a strong smell comes from drain. Staff: Mary Duffy, the former Property Manager here, was just reassigned to a smaller Galman Property. Thank God, she was difficult & tough to work with... Camden Interlocken - Broomfield, CO This location is amazing with great views of the mountains and that draw brings in people who are fooled by this company into thinking they are a well-managed smoke-free community. It is a marketing ploy and there is no enforcement whatsoever for smoking or excessive noise. Additionally, they do not ensure landscaping or other construction workers on the property abide by these rules or clean up after themselves. We have had to clean our patio after lawn blowing, construction leaving rusty nails/large wood splinters/trash behind after numerous requests for clean-up without result. For over 6 years at this property, they have had consistent poor management on site who do not enforce excessive noise/non-smoking rules or maintain a clean public space. We have endured several neighbors smoking on a regular basis and even had a year of cigarette butts on our patio with no enforcement by management. For the 2+ years in the current unit on the property, we have also had unsightly piles of furniture/junk and appliances outside our front door where they have gated storage space. Additionally, we have endured excessive noise by neighbors without enforcement by the management and have been told we need to prove it by video/sound recordings. This is both ridiculous and poor management. We pay for space and services that this company neither cares about nor takes any action on. It is all about the dollars they take in and hiding behind vague addendums. I would suggest people think twice about renting from this company as they do not care about the people that lease from them. The management is unresponsive and extremely inefficient. Anyone who has been in management knows they have the responsibility to provide the services being paid for and the ability to act, they choose not to. A manager who hides behind loosely written regulations/addendums and does not take time to help good residents neither deserves that position or the pay they receive. For starters, the floors are wafer thin and if you're unlucky enough to have a noisy tenant above you, then be prepared to hear everything. Seriously, just the sound of a vacuum cleaner rolling across the floor sounds like a herd of elephants wearing steel toe-capped construction boots rehearsing a production of Moulin Rouge. The backstreet is a constant minefield of freshly broken glass and the contents of the half of the bins as...no one here, on either side of the alleyway, gives a damn. Then there's the building's superintendent, he also doesn't give damn and will look for the path of least resistance whatever the matter might be. So, for example when the plumbing disintegrated (oh yeah, that happens too) and fecal matter from the apartment above us erupted from our second bathroom toilet like Mount Vesuvius on a *bad* day...it took a lot of effort to get it sorted. And WE still had to clean it. Add all that up...and is it worth the amount that's being charged here? No, do yourself a favor, find somewhere else to live. read more

I have lived at Fountain Glen, a senior community, for 5 years. In that time they have raised the rent 24% while the maintenance and service has consistently gone down. The grounds are a disaster with more weeds than grass and many huge bare spots. The trees, plants and roses that die are just left and not replaced. When there is litter, it can go a week before someone picks it up even though the maintenance people walk right by it every day. They finally replaced the filthy carpet about a year ago and have not cleaned it since. With the traffic of people moving in and out which is frequent, the carpet is again filthy. I have cleaned spots in the hallway with my own carpet cleaner. Unacceptable! During a recent power outage there was no lighting in the stairwells and no exterior lighting. I, and one of my neighbors were helping people in walkers up and down the stairs with flashlights. It is supposed to be a gated community but the gates are always open. The front building doors are sometimes propped open or don't work. It is a dog friendly community and many people have dogs, as do I. While they have a good system for managing dog droppings, there are no rules regarding dog etiquette for apartments and there are disasters waiting to happen. As a dog trainer for animal assisted therapy dogs, I wrote a sheet with some basic rules for handling dogs in apartment situations. Management wouldn't even look at it. I have never seen anyone from upper management walk the grounds or visit the buildings. If I could find somewhere else to live, I would consider it. read more

Millview apartments-coatesville pa If you are considering a move to Millview, take a few mins and read my review first. I promise it will be worth it. My husband and I moved into the 1st floor apt on 10-20-2020 . We wanted to be on the 3rd floor (cheaper rent) but having a dog over 40lbs you are required to be on the 1st floor. (higher rent) So day 1-Melissa from the office walked down with me to go through the apt with the checklist that they give all new tenants to make note of things that may be wrong. Before we even opened the door was problem #1-the metal plate that was put on after putting new locks on was about 2 inches wide and 6 inches long too short -meaning you could see right into the apt from outside and vice versa, which also means its oct and cold air was flowing right into the apt. (which we ended up duct taping since they never fixed it) After walking through the apt w Melissa we found about 15 things, all minor, that we marked on the checklist so we were not held responsible at time of move out. The main thing was the gap in the door. Minor things like black mold in both tubs, Kitchen counter coming apart, washer smelled like dirty socks, stovetop burners needed a smaller size in order to cook, small tears in the linoleum that were glued. Again, minor to us, but Jim the maintenance mngr said he wanted to replace our linoleum floors and that he would have the new stuff put in that looks like hard wood floors. So a week later Jim & 3 subcontractors came to our apt-let me add that we have 4 blink cameras throughout the apt for the dog-I notice that they brought the wrong floor, so my husband called Jim and after going back and forth on the phone with someone in the office (all on video) Jim called my husband back & said they would come back the next day and install the floor that he promised bcs at the end of the day he wanted to make sure that my husband "got laid"(again...caught on video) Let me also tell you that Jim was 100% aware of us having the cameras as he is on video telling all of the workers that "this apt is under video surveillance and the renters are having a fit about the wrong floors" Next day, we crate our dog again per Jim's request. Jim and 4 subcontractors show up to install floors, Jim lets them in & leaves them unsupervised. They had music blaring, they moved our fridge and never plugged it in, one of the guys walked past my dog in her crate (she was laying down being good) and flung a handful of linoleum he had just cut at her crate. Another guy who had 1200 sq ft of apt to set the vac hose anywhere decided to throw it right in front of my dogs' crate, causing her to jump up. The same guy that flung the linoleum at her was also caught on video snooping in our bedroom. Let me also say they used an entire roll of our paper towels and while pushing our fridge back they ripped the brand new linoleum that they just installed, so they glued it. And they had glue all over our baseboards. Next issue which I forgot to mention our brand new fridge, the ice maker was leaking, so Jim disconnected it and said he would install another one (that never happened-so in the lease where it states fridge with icemaker, that was a lie) So now after reading that, you can see how the gap in the front door is no longer the "main issue". Our privacy being invaded, and our dog being tormented is now the "main issue" So my emailing to the office begins, I start with Tanya, at first, I will say she seemed empathetic as she stated she would feel upset about this as well, but upset is an understatement. Our privacy being violated is a pretty big deal, but my dog being tormented is where they crossed my line. I ended up getting nowhere with Tanya so I went above her and emailed her boss, Laci. After several emails back and forth with her I finally got the phone call that I asked for, but it was while I was away on my honeymoon. She asked my husband and I for details on what happened and as we are telling her, she is talking over us, and then said that the workers who installed the floors were not millview employees, that they were subcontractors. She was not wanting to take responsibility for who they hire to enter our apartments. I said to her, "did you hire them to do a job for you? than you are responsible for them while they are on your property and in our apartments doing work for you" Laci started talking down to me, trying to blow this off and I set the phone down and told my husband he could hang up at any point I was done with this conversation. That same morning, we found an apt that we would be able to move into within 2 weeks, I emailed Laci and told her that we wanted out of the lease with no repercussions after what happened to us--after several emails, she finally agreed to 60 day written notice and no repercussions. I lived at the Trellises Apartments in Florence, Kentucky for much longer than I cared to; I am retired and had to save up to be able to move. please be cautioned I wish I had known all of this before I chose to live there for over 5 years. Numerous add-on fees to cause 'rent' payment to be increased by over $130 additional dollars. $52 fee charged with rent for cable and HBO even though I do not want HBO or those cable channels. Neighbors are extremely loud late into the night. Walls are thin and every vulgar words of neighbors/arguments/ spousal abuse/ child abuse are always all heard day and night. Dogs are constant barking and howling for hours and hours. Be prepared to have to call the police. Trash and dog feces are all around the property even in the parking lot and on sidewalks. Graffiti in/on playground equipment. Garbage/trash thrown around playground. My Grandchildren visiting routinely step in feces in grass around playground area. Pet owners allow pets to evacuate right in front of my patio. Grandchildren upset by feces on the tennis court so we could not play. Dogs do not have to be kept on leashes and run around playground and onto neighbors' patios. With winter snows: Sidewalks not shoveled or salted even after 5 days in a row of requests to have snow shoveled at least from handicap area of sidewalk and ramp from parking lot. Parking lot not plowed. Steps up to trash compactor not shoveled or salted. Parking lot has huge depressions hence huge puddles unavoidable getting to and from cars. Unreasonably extremely high electric bills are charged in this complex. No choice in electric providers; must use Owen electric and charges will be close to $200 or more for a small 2-bedroom apartment with one elderly occupant (these outrageous charges occur even when apartment is unoccupied for over half of the billing cycle!) Rent is increased annually at least $40 or more without any improvements done to property. Many outside lighting around property is burnt out; light fixtures are hanging off building with exposed wires. Overhead Lights in outer corridors are very dim; glass shades are filled with numerous dead insects. Maintenance men do not wear boot covers. Leave a mess when working. One spilled coffee-did not even bother to grab a paper towel to wipe it up it ran inside stove down through to the pots and pans drawer. He laughed as he did a few minutes earlier when working on furnace and did not roll up bathroom carpet before he removed ceiling cover to access furnace and that door in bathroom ceiling is rusted the carpet was left covered with rust. Park City Commons treated me terrible. One, the secretary told me that I have a flag on my credit rating, then her boss (owner) said no my credit was fine. My bank was willing to give a letter saying I am quite capable of living there. The owner didn't believe could get a letter. Nervously I found my financial advisor s no. Called it gave it to toe owner and said here you leave a message. At that point showing my income knowing I'm also getting pension in Feb. Showed all of my funds!!!! She still wanted 12 months rent in advance. Would you do business with this woman? How could I have been so mistreated? I felt like it was home. I was trying to find a place closer to my moms when she moves as she has alzheimers.. this has just knocked me to the ground. Dealing with everything and covid is too much. Review for the Avesta Midtown Oaks, Jacksonville, FL 32207 This place is a dump, I've been here for two years now and things aren't getting any better they have no respect for privacy and enter your unit whenever they want. They paint their tub and tile while taking a bath you can still smell the paint I don't believe this is acceptable health wise I was thinking of contacting OSHA to find out. ASAP Management, Evanston, Illinios, Corner of Oak and Lake Street The building is filled with, inside of some apartments and the common areas, noise from some type of machinery installed both inside and outside of the building. The management team did nothing to take care of that during my stay. The windows are filthy and I was told that each person is responsible for cleaning windows inside and outside. The exterior of the building is filled with litter - the bushes were overgrown all summer. The inside of the building is cleaned probably every couple of months. The back porches are filled with grit, grease and grime. Two college students spoke about bugs in their unit that was not taken care of - they were ignored. One person was missing a handle on refrigerator for about 6 weeks. This place is an awful place to live - in my opinion. read more

I lived in 1336 Kenmore Apartments. The place looked good at first, spacious, with a lot of natural light. But after living in it for one month you feel like you live in the shithole. I had all kinds of problems. Roaches, no sound isolation, you can hear everything what happens in the neighbouring apartments. Garbage disposal didn't work. Kitchen cabinets looked old and ugly, some of them didn't even close. Trash all over around the building. The carport underneath the building is inaccessible. It's too small. I tried to use twice and damaged my rear bumper both times. There's also been water leaking.. The maintenance workers entered my apartment several times during the week without any notification. I know these problems might happen everywhere in LA, but the management's attitude's been horrible. They are disrespectful and not responsive. I've been told the problems were fixed but they weren't. read more

This review is for the apartments: 1879 in Huntsville, Texas. This apartment, as well as Encore (in Hunstville), is owned by Cardinal Group and Managed by Waypoint. My daughter's apartment was flooded during the ice storm and has been uninhabitable since February 16th. Once the roads were clear and safe to travel on, we went to her apartment on Feb. 20th to find everything in the apartment was drenched from busted pipes and the sprinkler system. The only thing that was not sopping wet was a few items in her bathroom. We spent the day (cold temps and now electricity or running water) ringing on what we could, packing up her belongings and brining them home to salvage. While there, the owner (Bob) arrived. He walked in and began taking pictures with two other men. They did not identify themselves or ask permission to enter (The door was open). I introduced myself and asked who they were. When I found out Bob was the owner, I asked him what the plan was for tenants. His response was "Plan? There is no plan. We have to wait for the insurance adjusters to come out and assess the damage and that will not be until Monday at the earliest." As I began to ask questions about if tenants would be placed in other apartments on the property, would leases be terminated, etc., he commented that he let's the management group do their job and then walked out. I went to the office to speak to the apartment manager, Shelby, but she did not have any answers either. Long story short, it is now 4-1-21 and we have received 2 generic emails posted to her account. One stated repairs would begin on 2-24 and the second email came on March 30th stating repairs had not yet begun but once repairs began things would move along fast. During the week of the storm, I was able to reach Shelby by phone and was told there were no empty units in the complex. On 2-20-21, after getting irate, along with several other parents there helping their children, Shelby was able to find my daughter and her 2 roommates an apartment in the complex. Amazing! Unfortunately, the first room they put my daughter in had roommates that would not accept a dog (Our lease was signed including a pet deposit and pet rent). They found a second apartment but said they had to make keys and clean the apartment first. They called her the next day and told her the new apartment was ready. (Mind you....they went from being 100% full to now having at least 4 empty apartments), she drove three hours to move in to the apartment but the keys did not work. The new roommates let her in. She called me upset. The room had evidently been empty for quite some time, had never been cleaned and only had a bed. When she asked about getting a dresser and a desk, the staff told her they had no idea when that could happen. The only light in the bedroom was out. She asked for maintenance to come and fix it so she could see to move in. Maintenance showed up, jiggled the light bulb and told her "there, it is working". As soon as he walked out, it went out again. Her boyfriend was with her to help her move in. Being a firefighter, he immediately noticed the fire alarm was broken and there was no sprinkler system. They went and rented a carpet cleaner and bought cleaning supplies and cleaned the apartment themselves. Her boyfriend fixed the light fixture. We ended up speaking to an attorney, and at his advice, she went back a couple of days later and removed what few items she had brought into the new apartment. We turned in the keys to both apartments, telling Shelby again that the keys to the new apartment did not work. I have made several attempts to speak to the owners and the management company via phone and email with no return calls or emails. I have gone twice to speak to Shelby in person to only be told she did not have any answers. We sent a certified letter requesting lease termination due to her apartment being uninhabitable, at the advice of the attorney, and still no response. Tenants did receive two messages during the week of the storm. One message was to notify tenants they could sleep on the office floor if they needed a warm place to sleep and the other was offering free pizza to anyone that needed a warm meal. Management and owners have all proven to be unprofessional in how they have handled this situation. While I understand how overwhelming this must be, the least they could do is communicate with tenants. I respond to every email I receive at work (and I receive upwards of 30 emails a day) within 24 hours, no matter the issue. At the very least, they should have offered the tenants, whose buildings were completely destroyed, the option to terminate their lease without penalty. We have 4 months left in our lease. They had no concern for their tenants. Many are students, trying to go to school full-time and work. They were kind enough to send emails in March and April reminding tenants they would be charged late fees for not paying rent on time. They can communicate that! read more

I have lived at the Grand Oaks at Town Park since 2014 and there have been several management companies, but High 5 is the worst. They charge for things that were included in my rent. l now pay over $65 extra for things l didn't pay for the first 5 years of living here. The office staff is the worst also. If you have a problem they tell you to call the curtesy officer, but he never responds. Your issues are never taken care of. The building breeze ways are filthy. There are noise issues, banging, bumping, and running late at night and early in morning. There are times when lve been awakened after midnight and can not go back to sleep because of the noise read more

Brown Recluse Spiders, lots of brown recluse spiders at the Preserve at Brentwood in Nashville TN. Tenants pay a fee for pest control but brown recluse are very resistant to chemical agents. Hard to get rid of. They had to move tenants out of some of the 3rd floor apts. I was bit and had to visit my doctor for the bite. This complex is old - 20+ years old. They update the cosmetics but the guts are still old - plumbing, wiring and hiding places for spiders. Flooding problems too. Pricing is too high for an old, spider infested complex. read more

The Carter 6811 NE Grand Ave. Portland, OR-DON'T MOVE HERE!!!! I just moved in this building April and there has been nothing but disregard for policies, rules, regulations and ones neighbors!!! Tenants above you don't seem to care that their floor is your ceiling! It seems as if they are trying to come break into your apartment by way of their floor! Neighbors next door to you play loud music and have verbal arguments throughout the night! My first few days in the apartment, the washer/dryer unit didn't work nor did the dishwasher. That was in April, the repairs and/or replacements weren't taken care of until late June or July. My second week in the unit, the neighbors above me flooded my apartment. Maintenance drilled holes in my bathroom and kitchen ceilings. I lived with that situation until the end of September and they have yet to complete the repairs! Although it is a non-smoking building, the place reeks of marijuana and cigarette smoke! It's a free for all here and management seems to be unable to regulate anything! If you want peace of mind when you get off from a hard day at work, then I would advise that you to never rent a unit here! Worse decision ever!!! read more

All there are leaves every single place you look inside and outside of the building. I have been without heat for hours. I've been living at Colonial at twin Lakes in Sanford, Florida since April 2019, and I must say that I'm quite happy here. Granted in everything in life there's always room for improvement but the staff is very professional, maintenance requests are done expeditiously. I work at home and it's very quiet. The property is kept up and management looks for every opportunity to throw events on property for the tenants. Just yesterday I heard and saw the ice cream truck come thru. It's very kid friendly here with lots of teenagers and little ones. Oh, and 2 nights ago a Community Service Police officer stopped by to introduce himself and see if I had any issues or concerns about my safety here. Which I haven't had the slightest issue. He gave me a folder with lot's of information. All in all my stay here has been very nice! read more

Olympus Harbour Island has the following issues: dirty hallways, exterior of bldg, needs powerwashing on the external entries, dirty pool area, elevators, poor mgmt, lies about rental increases, TRG Mgmt increased my rental after 4 yrs to over 10% to 25% at one time, had to renew with little time to find another property, smell marijuana, 4 to 5 people live above me in a 1 bdrm because they are friends of the Property Mgr and they let them renew, this is a code violation per rental agreement, but I have to suffer the noise, the laminate floorinf is all buckled, mold in the entire bldg, noisy trash chutes and smell trash odors in the hallways, only vacuum the halls barely once a month, have to ask them to do it, torn upholstery, door handle on main lobby door to elevators is shoddy, poor lighting, nasty parking lots, marks on hallways, dirty hallway carpets that are stained, package room messy. The only good thing is the location and the views. Oh yes they do corporate rentals and vacation rentals and airbnb here as well. They had covid outbreaks here and did not tell the residents. Saw roaches and gnats and horse flies coming out of sinks! Nice looking bldg by design, but do not rent here! Waste of money! Poor experience. Big question, does Tampa, Fl have any apt rental properties that are well maintained???? I do not think so!!!! So sad!!!!! read more
