I had a really positive experience using someone else to buy my first multi-family home a year and a half ago. However, I was referred to Andy after someone sang his praises through their experience. I was enticed enough to make the switch. It turned out to be a fantastic decision. Andy is "the guy" if you want to buy real estate in Strafford County. I presume his reach is farther, at least 1-2 counties, but he clearly has his finger on the pulse in this area. In my second real estate deal, he was able to present me a property just as it was coming back on the market after a prior pending deal had fallen through. Through his connections, he already knew the seller's bottom line and was able to provide me with the information I needed to feel confident I put the perfect offer in place. I can't say I felt that way in my first experience purchasing a property with someone else. Due to it being a seller's market for some time now, it's crucial to gain an edge where you can find it. As such, through Andy's guidance, I waived the inspection contingency in my offer, but made it contingent on a walkthrough. Although this was new territory for me, Andy made this process as easy as possible by being there for the walkthrough and assuring me when there were no major signs of concern. Andy is able to present you with certain strategies to help you gain an edge in this competitive market. In addition, Andy knew ahead of time what the prospective property would appraise for. When the appraisal actually came back, it came in $15k under the offer price. Andy immediately identified the appraisal was missing several key things, and he submitted a rebuttal to the appraiser on my behalf, including a detailed report and spreadsheet. And, he did this all in the same day of receiving the initial appraisal. Sure enough, the appraiser came back and amended his appraisal value to be $20k more than the initial appraised value, which was more than my offer was on the property. Once I cleared this hurdle, it was smooth sailing to the closing. Throughout the entire process, Andy was incredibly responsive and accommodating. Most importantly, he instilled great confidence in the decisions that I made, some of which were new to me, and could be perceived as risky from an outside perspective. I'm now all moved into my new property which the other 2 units will be paying the mortgage of. I couldn't be more happier and excited that I made the connection I did with Andy, and I will 100% be using him when I enter the marketplace again. read more
