Our summer project in Los Gatos encompassed a complete re-do of both the front and backyards, including new landings, walkways, retaining and sitting walls, patio, pergola and barbecue installation, gate and all new plantings. Frank refined a landscape design that needed tweaking into a design that perfectly suited our vision and carefully crafted a proposal that clearly spelled out all the work included in the price tag. Unlike other firms that pushed for design elements that bolstered the price, Frank always made suggestions that were tasteful yet cost effective. For example, using a natural boxwood barrier rather than installing a cable railing. Thus, the overall price offered great value for the extensive amount of work involved. He was onsite daily to inspect the progress, very responsive to our concerns, and made every effort to keep additional change order costs to a minimum. AMS is unique since Frank's team of workers have been with him for over 20 years and are skilled in every trade area. The same staff completed all the demolition, grading, drainage, electrical, masonry and landscaping work, so there was no dealing with different sub-contractors. Distinct to our project was a curved paver walkway with bluestone capped steps that led to our front door. Because of the curved pathway, the AMS team had to painstakingly cut each paver to fit this unusual pathway and it was only because of their skilled craftmanship that the end result was beautiful. This extra care added a slight delay to the project timeline, but most of the delay was because of additional work that popped up due to unforeseen issues like underground water seepage in the backyard or other unplanned homeowner desires. Generally, AMS still completed the project very close to the time frame that Frank projected. After the project was complete, Frank followed up to ensure everything was to our satisfaction. Frank came in with a bid to do our "small" job at a relatively reasonable (for the South Bay!) cost. He stayed almost perfectly on budget, and completed the agreed-upon work. Things were late, but some of it was out of his control, and these things always take longer than expected. The crew showed up every single day they said they would. They had the garage door opener, and the garage is filled with various goodies. They are honest people. The fact that AMS was almost perfectly on budget (within a few %) is excellent. Frank is a trustworthy guy. That's what you want in a contractor. Frank and his team did an en excellent job on our backyard. Previously, our backyard had flagstone, a few granite boulders, and stepping stones spread out among the remaining dirt area. We decided to have Frank and his team demo the entire backyard and install pavers so there would be more useable area. Frank Fazlollahi is one of the best, A few years ago, he did my backyard. He started with just a dirt pad in a 22 X 65 yard. He didnt need formal plans, infact he preferred to work free hand where possible. Our retaining wall and electrical was already in place, so he didnt have to deal with that. My wife was able to tell him what her vision was and he nailed it. He said the crew would be at my house, first day, a Monday at 8AM. Wrong. It was 7:50AM !!!! The crew was fantastic. They were so meticulous about the pavers, that they cut them to within 1/8 inch, first time, each time. No waste. He had a major job that came up and asked us for permission to work on a Sat-Sunday to complete the work. Of course I agreed. We got the yard sooner. Someone called Frank came to our property within a day of me contacting (so that was good). I told him the general idea of what we wanted (soil compacting and concrete work for a sports court with hardscape) along with hardscape, all totaling around 3000 sft. I greeted him when he came to our property and then proceeded to show him the area. Immediately he says that it is going to be a huge amount of work due to grading and compacting needs and I told him okay and then tried to show him the area. But he stopped again and asked me what my budget is and then says often he goes to big homes on a hill, puts a quote, and then ppl don't proceed, and it is a waste of his time. He told me it would be at least 175K. I told him okay. I understand. Can we now see the property area? Then, he immediately says that he doesn't think it would be a good use of his time. I was shocked. I felt terribly insulted. Despite seeing a house that is clearly in an upscale neighborhood (~2.5 million) and we spent a lot of money in other parts of our property, he jumped to the conclusion that my husband and I can't afford the project. I was so shocked that I asked him then what makes him think we can't afford it (this all happens in the first 3 minutes of his convo by the way). Then, obviously I told him I find it strange that he doesn't even want to see what we want to get done and then he rudely says to me he is not interested. I told him that I wasn't either. I am not sure if it was a racial bias or what. I have never seen a contractor or estimator so full of himself that they insult the intelligence of the homeowner. As a homeowner, once I heard his rough estimate, I knew it was in the ballpark and didn't go OMG, that's too much. I was professional and said okay, let's see the area so I can get a detailed quote. But he dug his heels and left. In the 20+ years I have lived jn America, I have never felt so insulted. . If a job is big, the estimator obviously should say it is a big job, at a minimum it would be this much, and if you are interested, I can still go through some rough idea of what it will take. Spend at least 10 mins. This guy Frank wouldn't even spend 1 min after he saw the grading and compacting needs. As he was leaving, since he had such a condescending attitude, I told him we got a bid for 270K but I wasn't about to disclose that to him in the 2 mins he was with me without even looking at the job, and --yes, despite what he thought looking at me, we could have afforded AMS. He just lost a huge contract opportunity. I'm not sure who is the owner of AMS construction. May be it is this guy Frank or someone else. Good luck to you... I would rather take my business to a company that treats a potential customer with respect. ** Edited to reply to Frank's untruthful comment: I was very interested and never said I was not interested in the explanation.
