My lender sold my mortgage to CC Mortgage so I had no say in this lender being my mortgage provider, just throwing that out there. 1. When my loan was transferred they took WEEKS to setup my account so I can pay my mortgage. Yes, there's a "black out period" where I can't be charged a late fee due to the lender dragging their feet, but as someone who is always on top of their bills, this "we're slow, but hey, don't worry about it" business approach is really lazy and sloppy. We're in 2026, it should never take this long to set up an account for a mortgage transfer. My mortgage was bought and sold a ton of times and never have I experienced this level of ineptitude. I called repeatedly asking for help in getting my loan number or any info. I kept being told "they'll take my number and call me back." They NEVER did. They also took forever in sending any sort of "hey, welcome to CC mortgage, here's your loan info" letter. It came weeks after my mortgage was already due. 2. I got a tax bill from the county who I assume sent a copy to the old lender. I kept calling CC Mortgage to just simply ask if they received the tax bill also because there's huge penalties if the bill isn't paid on time. I escrow my taxes btw. I called daily, same circus of "we will call you back" (but never will). I expressed my concern over not talking to anyone that can help. It's just always their "corporate secretary" who also says "she can't transfer me to the right dept due to the number of calls". Well, they're not even GETTING calls because I tried that and I always get the secretary. I got so frustrated I started calling multiple Austin and surrounding city CC Mortgage branches just to see if they can look at my account. They can't. They just give you more numbers to try and an email (for anyone else that sees this review and has the same problem): Research.incoming@serving.crosscountrymortgage.com (Don't forgot all those dots in between words) I have no idea if that email is actually going to do something but now I'm here writing a rant of a review because I'm so mad I can't get anything resolved.

I had had a HELOC loan with Third Federal in the past and was very happy with the terms. It was prime minus 1 %. I paid that loan off, and when it was necessary to get another loan, I went back to Third Federal. In February of 2024, I signed a loan agreement, again, at prime minus 1%. I was very careful to ask what was required for the loan, including insurance requirements. I was told a standard home owners policy would be sufficient. Being a Florida resident, I inquired if hurricane insurance was required. The answer was NO. I asked more than once to be sure the info was correct. For 2 years I was never late on a payment and usually paid weeks early. In March of 2026, I get a letter from Third Federal stating that my hurricane insurance had expired and I needed to renew the policy. I phoned the number on the letter and explained there had to be a mistake, my account never had a hurricane policy, so it could not have expired. I said maybe they were referring to my home owner's policy, but that that was current. I went to one of the local branches with my insurance papers and they faxed them to corporate. Then I was informed, by three different people from the bank, that effective January of 2026, all HELOC policies written in Florida would require hurricane coverage. But I had a loan agreement that was written 2 years earlier. Were they not going to honor their contract with me? Wasn't I "grandfathered" in? The answer was NO. They did not have to honor the contract and if I didn't get a hurricane policy, they would purchase one for me to have to pay. And also informed me it would probably be much more expensive for me. The price was $4500. That's on top of the already $1500 policy I had. And on top of the thousands of dollars I was paying a year in interest. I told them I could/would not pay close to $8000 a year to have a loan with them. Perhaps they thought I had no choice because no one at the bank gave a sh... Well I did have other options, and I took them. I closed my account with Third Federal and I am writing for anyone that already has a loan, or is considering a loan, DO NT DO BUSINESS WITH THIRD FEDERAL. They do not honor their contracts and they don't give a sh.. about their customers. They have thousands of customers and if they loose one like me, they don't care. Just an FYI for you to consider.
