She told me do not bring those checks to the bank anymore rudely instead of explaining what was going on I've never had issues with this bank in over 40 years and she called me with the meanest snottiest attitude. I was a HELOC customer and they charge an annual fee. Well looking at the statement it appears the annual fee is charged to the line of credit. Nope, they bill it individually but they include it as a line item on your statement. So when I paid $40 over my minimum it didn't cover the $65 fee. The following month exactly 30 days later my auto payment hit again and paid the remaining $20. This POS company reported me 30+days late to the credit bureau and collections for essentially money that was paid to them that day. I never got a call, a letter, or an email saying I was late. There was no notification on my dashboard when I signed in every month. But the made sure to smear me on the exact 30th day late on $20 despite being paid that day. It took days to get an answer and I had to spend a few hours sorting through statements piecing it together myself because nobody could tell me why and no management would return my call. Despite no late payments in 3+ years with them they couldn't remove the late mark as a courtesy. The basically said it was my fault and they don't owe any phone calls, or email, or notifications you are late. I got one call it was from the collections dept 1 month later. I returned the call immediately and he said he had no idea why he was contacting me and to disregard. That's the only call I ever got. Now I'm preparing to get a loan to start a business and I run a credit check and find I was reported 60 day late to TransUnion and 30+ days to the others. So now I'm disputing it. This company ruined my 10yr record of over 1k payments on time. Perfect credit screwed by this circus of a bank. I paid 2k extra the month before and an extra regular payment but it ment nothing. All I needed was to know I was past due and I would of paid them no problem. I'm now trying to figure out how to take them to small claims or anything to return the favor. I have an appointment with a consumer rights attorney next week. Save yourself the heartache and stress and avoid this place all together.

He was an amazing listener who made sure that our loan options were what would benefit our family the most. He went above and beyond every single step of the process. Patrick's communication skills are top notch. He was very easy to get in contact with, and if he happened to miss a call, would call back very quickly. Plus, he explained everything extremely throughly. I'm a very anxious person and Patrick took that into consideration by assuaging my fears and always keeping me in the loop. Patrick understood our family's unique situation and worked extra hard to get us out from a mountain of situational debt. Our family felt truly cared for and it felt like talking to a friend when we spoke. This refinance has truly changed our lives and Patrick was the only person who was willing to work with us. I can't even describe how much this refinance means to our family and our lives moving forward. We will be forever grateful to Patrick. They were up-front about their fees (not too high), and everything progressed at a reasonably good pace. Our LTV was ~25%, and credit scores very high, so that probably helped. I had had a HELOC loan with Third Federal in the past and was very happy with the terms. It was prime minus 1 %. I paid that loan off, and when it was necessary to get another loan, I went back to Third Federal. In February of 2024, I signed a loan agreement, again, at prime minus 1%. I was very careful to ask what was required for the loan, including insurance requirements. I was told a standard home owners policy would be sufficient. Being a Florida resident, I inquired if hurricane insurance was required. The answer was NO. I asked more than once to be sure the info was correct. For 2 years I was never late on a payment and usually paid weeks early. In March of 2026, I get a letter from Third Federal stating that my hurricane insurance had expired and I needed to renew the policy. I phoned the number on the letter and explained there had to be a mistake, my account never had a hurricane policy, so it could not have expired. I said maybe they were referring to my home owner's policy, but that that was current. I went to one of the local branches with my insurance papers and they faxed them to corporate. Then I was informed, by three different people from the bank, that effective January of 2026, all HELOC policies written in Florida would require hurricane coverage. But I had a loan agreement that was written 2 years earlier. Were they not going to honor their contract with me? Wasn't I "grandfathered" in? The answer was NO. They did not have to honor the contract and if I didn't get a hurricane policy, they would purchase one for me to have to pay. And also informed me it would probably be much more expensive for me. The price was $4500. That's on top of the already $1500 policy I had. And on top of the thousands of dollars I was paying a year in interest. I told them I could/would not pay close to $8000 a year to have a loan with them. Perhaps they thought I had no choice because no one at the bank gave a sh... Well I did have other options, and I took them. I closed my account with Third Federal and I am writing for anyone that already has a loan, or is considering a loan, DO NT DO BUSINESS WITH THIRD FEDERAL. They do not honor their contracts and they don't give a sh.. about their customers. They have thousands of customers and if they loose one like me, they don't care. Just an FYI for you to consider.
