I was initially quoted a highly specific interest rate of 5.123% (a non-standard figure in this industry). Based on this quote, I submitted my sensitive financial documents and authorized a hard credit pull. ​Once they had my data, the rate was significantly increased. When I questioned this, the Sales Manager (James) admitted in writing that the original quote was based on "incorrect input assumptions" and was a "human error." This feels like a classic bait-and-switch: lure the borrower in with an unrealistic rate to harvest their data and credit authorization, then claim "clerical error" to move the price. ​I have officially withdrawn my application and filed formal complaints with the CFPB and the California DFPI regarding these deceptive practices. If you are shopping here, be extremely wary of any quote that seems too good to be true--it likely is. UPDATE TO RESPONSE: Nice try shifting the blame. The data I provided didn't change, but your numbers did. You provided a correct quote, then dangled a fake 5.123% rate to get me to apply, then 'switched' back to the higher rate after harvesting my data. Your Sales Manager already admitted the error was on YOUR end, yet here you are publicly blaming me. This is exactly why I've filed formal complaints with federal and state regulators (CFPB and DFPI). Prospective borrowers: if they quote you a weird number like 5.123%, run. They are just 'capturing the lead' with a rate that doesn't exist.

So far, my experience has been that the staff is friendly, knowledgeable, and helpful. The office is professional. A rather large opertion with more than 20 employees. However, I am mostly using them as an auxiliary legal service. Because I am representating myself and as a saftey net if I have to sell my house quickly. I would like to address some of the negative concerns on here. 1. They are not a scam. 2. They need a signed contract to represent you that is why they have you sign an 18 month first right to sell agreement. 3. I have not used thier attorney's yet. However I would say this. Bankruptcy has a very low rate of success for the borrower. Less than 10% complete a chapter 13 payback program. Becuse it is not setup to help the borrower. But rather to make sure the lenders get paid as much as they can. 4. I have met with Pepe he was very nice guy. In fact he even offered my wife who is a realtor without a broker currently. The opportunity to hang her licenses with them. 5. Rey and Jesses are the two specialists i've been working with. They've been great. Foreclosure is always bad and most don't make it out of it unscathed. So there are always going to be bad reviews on companies and lawyers who work in this industry. I am not saying other reviews are not accurate. But the company is a reality company first the specializes in foreclosures in helping people try to save or sell their home to get the profit out. They are not a bankruptcies or foreclosure attorney, though they offer referrals to them if that is what you need. But the company is not a scam.     Scott has been nothing less than amazing since the day I connected with him (end of 2019). I was…read more 24 years old at the time with no clear direction of where to start or what I wanted. The only thing I really knew was that purchasing a home was a goal I wanted to work towards. He was extremely patient with me (I had 0 background or knowledge of purchasing a home). He sat me down and walked me through the entire process and broke down every step of what I needed to do in order to get within realistic range of purchasing a home (down payment, salary, pros and cons of each area, interest rates, monthly Morgage payments, home insurance, etc). It took me about 2.5 years before I was ready to seriously search for a potential future home. Scott and his team created a catered search for any homes that met my requirements and it was sent almost daily via email. Never rushed me, took times to show me other potential homes in other area around the Bay Area whenever we had toured a place. Broke down to me what he noticed (pros and cons of each place) and how to navigate it into other prospects. Built a relationship with both my parents (he also speaks fluent Vietnamese) and they absolutely adore him. I never had such amazing customer service/experience in my life - it felt like a friendship more than a transaction. He really listened and adjusted to each modification and any ridiculous question or request was always answered within timely manner. Each time an obstacle came my way Scott and his team always came armed with multiple potential backups, scenarios, tips, or game plans to tackle it. As someone who has no prior experience and suffers from crippling anxiety- my many many MANY concerns were always addressed in a timely manner. My thousands of questions were always answered, and no matter how discouraged I got they always found a path to get me on the right track again. No amount of words can express my gratitude and happiness this amazing group has done for me. His advice is in your best interest and you truly feel that you have someone on your side. We've worked with him several times (for a refi, a home sale, and a home purchase). Throughout it all, he was available to answer all our questions and by our side until the end of the transaction.
