After having lived in So CA for 40 years, I had the shock of my life to see my backyard flood over 10 inches and saw things in my yard floating away during the recent rainstorm just a week ago. The nightmare really began when my children discovered black mold against baseboards of their bedroom. After emptying each bedroom and moving furniture, we discovered black mold in each bedroom and a total of 5 different areas of our home. In a desperate search to find answers, I called the number on AMI's website well after normal business hours and actually got to speak to Bill. He was not only friendly, knowledgeable, but seemed to be an absolute pro (he talked me through my panic). Surprisingly, he set up an appointment for me the very next morning, and I got off the phone with a sigh of relief to know that help was on the way. The next morning, I received a call from Evan stating he was going to be a little late. The appointment was set for 10am, but Bill mentioned they would shoot for earlier (at my request-possibly 9am). It is extremely rare to see a business being not only accommodating, but also courteous. When Evan arrived, we discussed the problem, he explained the process he would be going through, and answered all the questions my wife and I were peppering him with. Beware of this company. This company doesn't sign their inspection report nor do they really provide you with constructive information regarding how to deal with a mold issue. The mold sampling measured inside the house is not put into perspective with the mold counts outside. I wish I would have found this before hiring AMI...this is taken from the Center for Disease Website: "Standards for judging what is an acceptable, tolerable, or normal quantity of mold have not been established. If you do decide to pay for environmental sampling for molds, before the work starts, you should ask the consultants who will do the work to establish criteria for interpreting the test results. They should tell you in advance what they will do or what recommendations they will make based on the sampling results. The results of samples taken in your unique situation cannot be interpreted without physical inspection of the contaminated area or without considering the building's characteristics and the factors that led to the present condition". AMI report lead me to hire a restoration company that took advantage of my situation which wasn't really a bad situation and turned it into a nightmare. Had I followed the CDC's suggestion, I might not have endured these costly bills. read more

They won't give a clean bill of health unless you truly have a clean bill of health. The big chain mold remediators who cleaned my business twice and told me my shop was good were proven wrong by Bill. I continued to react, as I have a mold allergy and sensitivity, and Bill has scientifically proven why. A kid was sent out as the Mold Inspector. He just walked around with some device and said there is no moisture in home. It was raining outside. I accompanied the Inspector during his walk through, and he pointed out the area of the house where there is no moisture. I was, therefore, planning on asking the Seller to pay for the necessary mold remediation, and was waiting for the inspection report so that I could refer to it as evidence that remediation is needed. I just wanted to know if the house has mold and how dangerous it is. The evidence is inconclusive and proves nothing. The Mold Inspection report listed Alternaria 54%, Aspegillus/Penicillium 84%, Basidospores 92%, Cladosporium 97%, Smuts, Periconia and Myxomycetes 67% only a biologist could know. I am not a biologist. To mitigate the symptoms I am experiencing which I believe are from black mold (migraines, coughing, difficulty breathing, constant runny nose), simply giving the results of a couple of air samplings is insufficient information for anyone to draw any conclusion. I am given a lab report without any further explanation. The air sampling is inaccurate and unreliable. The lab gave their own limited interpretation based on no obvious evidence of water damage or visible mold growth by the inspector. The inspector had some kind of hand held device that is supposed to determine moisture in a room which can't be reliable. It gave a false assurance that there's not a problem, when there really is a problem. The home was built in 1977, and the previous occupants were very dirty people. There is carpet in the bedrooms with water stains. This was a vacant house during the inspection. The carpeting would be fully accessible, and the inspector is liable for failing to report a visible defect. There were water stains on the carpet. I discovered that it was contaminated by mold. The inspector failed to detect mold. The mold inspection report was incomplete, false and based upon a less than satisfactory inspection. Do not use this company. It is a scam. read more

Having mold is scary, confusing, & expensive, but you have to get rid of it ASAP. My real-estate rep called to see if we could get a update for the buyer of our house.
