We connected with her from all the way in Maryland, and despite being across the country, she facilitated the entire process. She constantly fed us information when we were remote so that we could research and keep up to date. When we were finally in Bend, she coordinated the entire process. Setting up walkthroughs, helping us with an offer, the mortgage process, closing, connecting us with her contacts to help us with various things. Courtnay was incredible and indispensable in every way. Highly highly recommended!

Put 20 bags of mulch down in the back to replace what was barely there when we moved in. Caulked all the windows since it was old and dry rotted. Still got charged $1,000 on move out. Overall they were responsive to all of the problems we had with old appliances and plumbing problems while living there. We scheduled early to use their only authorized cleaner before moving out, they text they day before the cleaning to say they couldn't do it, then hummingbird charged an extra $300 cleaning fee since we didn't have it done before move out. Even though it was their preferred company that messed that up and we sent them proof of booking in advance and that they cancelled for unknown reasons. Don't know if this was a game to charge us more or not.

I would never use this organization to buy sell or rent list or do business with them in anyway shape or fashion. They are uncommunicative they lack Ethics and don't do business in good faith. I rented a property on December 8 signing a lease that was fully executed and legally ratified and gave the owner a security deposit. Over the past two months we coordinated my move with the owner making sure the utilities were in my name and making arrangements to pick up the key on the move in date which is February 1. My family made arrangements to fly in to help me with the move and I paid a mover as well. There were a great deal of arrangements that were necessary and I forwarded my mail. This last Friday less than a week before my move I received a casual email from the landlord that she would not be allowing me to move in. She gave no excuses or reasons. I found out that she had actually sold the house and never took it off the market during the period of time that she showed me the house, executed the lease, took the security deposit, and coordinate my move. Thinking that she had an obligation to at least tell her buyer, the title company, the broker, and all associated contacts, I contacted the Harcourt Garner group to try to gain some assistance. They would do nothing! They referred me to their attorney who stonewalled me at every juncture. They are unethical and a bad neighborhood and community partners. The bottom line is doing business with them is a risk and I would never take it

There are/were 5 other builders in the development including 4 custom builders Westlake, Suteki, and Anlon, who built some of the street of dreams homes 5 houses away from us. We reviewed full custom option but found the floor plan that fit our needs perfectly with Pahlisch. The lot purchase and floor plan selected was pretty straight forward, and they even designed a special design elevation that was not offered, to fit our style, We were fully aware of exactly what was included in the base price (i did my due diligence) and paid additional for quite a few upgrade options to fit our exact needs. There were a few "design salon" issues during selection and construction but all were dealt with quickly and professionally. Moved in Feb 2020 and had the normal 15-20 small issues which occurs on new construction. Pahlisch and contractors reacted quickly and took care of everything to our satisfaction. They are not the cheapest builder and are not 100% custom builders but we love our floor plan, we have no issues with overall quality, and with the upgrades and changes we chose, we feel it separates us from others. HOA issues are something totally different and not indicative of the home or build. Overall we love the home and would recommend this development to others. If we have any negatives that keeps it from being a 5 star , it would address HVAC system installation and the quality of that contactors work, where we had three significant wiring error issues, which were resolved quickly once they were brought to Pahlisch' s attention. Still not 100% sure how it made it past both our home inspector and the City Building Electrical Inspection not functioning or wired properly. Also i would have difficulty recommending the landscaping company they chose and we paid additional for them to provide upgraded landscaping that fit our needs. This is our fourth home and we are fully aware of pricing and issues with water features, trees, plants, clay soil and water runoff and drainage. Landscaping and hardscaping was significantly overpriced in our opinion and needed constant mentoring and inspection for quality. Yard landscaping and drainage from heavy raining was a bit of a battle but they did attempt to resolve our issues except for the clay ground issue. We had 4 trees and +/- 30 plants die in first 8 months due to flooding and poor soil. Eventually changed landscaping companies, cancelled the maintenance contract after on year and had to redo our backyard entirely from scratch again with a better landscaping company. Again, overall my wife and I both love our home, and are now very pleased with it. Expect some issues with new homes, it has happened to us each build and nothing is turn-key, do your due diligence in advance and stay on top of things. Overall Pahlisch reacted quickly and resolved our issues to our satisfaction.

We were "awarded" the opportunity to rent it and signed the lease effective 10/15/2025; not arriving until the day before Thanksgiving because of logistical and employment situations. The property was dusty and needed to be cleaned the day before move in. The oven and microwave were 30 years old and pretty much non- usable. We were visited by Superior once moved in to check the condition of the property. The ladies were nice enough but not what I would call concerned about a couple of problems with the property. The owner actually came to the house to install the oven and microwave because of the delay with them coordinating contractors. Thanks Nick! It was a nice enough property and the rent we paid was commensurate with the type and condition of the property. When we arrived, I had to replace toilet seats and hand clean all the glass lighting and replaced everything with appropriate LED bulbs. We also had to pay $750 to clean up the lawn that was left unattended for 45 days before we arrived. When we left, with the property cleaner than we had received it, Superior charged me $540 for supposedly cleaning it. I call BS on that. I was on my hands and knees in the bathrooms; again hand cleaned every lighting fixture; moved W/D to clean behind; wiped out all refrigerator and freezer shelves. and cleaned out the garage/windows and flooring. We also had the property outside professionally manicured and cleaned 1 week before we left ($450) . Stay away from any property managed by this company. They were not responsive (unless it was convenient to them) and they will take your hard earned money. If you have to use them leave the carpet dirty and the residence uncleaned because they will charge you anyway. As an aside, Mountain High is a very nice neighborhood that has very good and nice neighbors. A great place, but not if Superior is in the picture. *We gave them a chance to itemize the cost of the cleaning so we could understand what we got charged $540 dollars for, and they ignored our request*. That tells me all I need to know about their business dealings.
