The cucumber sandwiches were on brown bread??? The chicken salad sandwiches were bland and boring and were served on regular thick white bread. The desserts also lacked sparkle. The best were the tiny chocolate mousse tart, and the tiny rectangular fruit tart. The macrons were delicious and probably the best thing about the tea. However, the rectangular fruit tart did not have an expected glaze of apricot jam as is traditional. There were two cakes. One was chocolate, which was very fudgy and moist however, it really could have used a pinch of salt to bring its profile up to delicious. The other cake was a slice of either apple or banana??? Flavor so faint I couldn't tell. Neither of those desserts had frosting so can they really be called cake? There was a sugar cookie but I gave it to My friend so I can't speak to how it was. There was this little chocolate thing that was difficult to ascertain what it was supposed to be. I think it was supposed to represent hot chocolate with peppermint and marshmallows, but despite the peppermint and the tiny marshmallows, it was lackluster. The entire experience could have improved with printed menus with descriptions of what we had. There were two teas offered, the Jefferson and the Richmond blend. I had the Richmond blend. It was so splendid that I ordered some from their supplier. Overall, I was terribly disappointed. The beautiful venue had a slight effect on improving the overall experience.

It's such a cute little gem with amazing food (shoutout to the broccolini and the twice cooked chicken, so yummy!!). I stayed overnight as a little birthday gift to myself and I really enjoyed it. I love the decor and the vibe, it's a great place to get some work done as well! I'll definitely be back.

The toilet ran after flushing unless I went back and gave the handle a little jiggle. There were no electrical outlets in the bathroom -- none! I had to plug in my electric toothbrush on one of the nightstands. There was a double electrical outlet at the desk, but the refrigerator plug covered part of the second outlet, so I had to unplug the refrigerator to plug in my laptop. (Fortunately, I had no need for the fridge.) The room was chilly when I got there, but I couldn't figure out how to set the HVAC for heat. The only plus was that the bed was very comfortable. But that was not enough to make up for all the other shortcomings. I do not recommend this hotel. It is very expensive and not anywhere near worth it.

I used to live in the Fan/Museum District, and I love this place because it is in such a good location, right next to the Virginia Museum of Fine Arts (which I highly recommend as well!), as well as walking distance to shops and restaurants in Carytown, the Fan, etc. We stayed in the carriage house the first time and the house itself the second time. Both were very cozy, with lots of amenities, such as bathrobes, bottled water, and coffee pot/tea in the room. The breakfast in the morning is phenomenal. It is made to order, with eggs, bacon, various rolls, oatmeal, coffee, etc. and served in the house's dining room. The staff is absolutely lovely and so welcoming. Another added bonus is that they provide tickets for admission to the special exhibit at the VMFA, as well as passes to get a free drink in their cafeteria. Love, love, LOVE this place. Highly recommend!

I called the front desk and no answer. We sprayed air freshener to try to cover it up. The manager said he would take care of the bad breakfast from 2 days ago. I'll see tomorrow if that is the case. We were given coffee tokens to be used in the lobby at the in house restaurant and I do appreciate that. The staff have all been very kind. No complaints about them. In fact they have gone out of their way to please us and I appreciate that as well. This smoking smell is a lot though. If/when I return to Richmond, I wouldn't select the Graduate at a top place to stay again. All in all, it has been an okay stay but that smoking smell has been too much.

It's within walking distance of Richmond's greatest museums as well as the popular Carytown neighborhood where we spent much of our visit. When we arrived, Sean and Polly weren't at home, but we were provided with an access code to get in to the guest rooms. We were absolutely floored when we walked in. The One only has two guest rooms, which makes it the perfect place for privacy. Our room, The Dream Suite, is located at the top of the stairs and is beautifully decorated in shades of deep red. My only very minor gripe is that the bathrooms are no located "en suite." Instead, they are directly outside the rooms. So while each bedroom does have its own bathroom, you do need to leave your room to get to it. Not a huge deal since there are only two guest rooms...but you can't traipse to the bathroom naked at 2am, either! The parlor is located across the hall from the guest rooms and is not only a comfortable lounge spot, but is also stocked full of snacks and beverages. This is also where continental breakfast is served in the morning. The spread is pretty standard- muffins, bagels, cereal, etc. It didn't particularly suit my fancy (way too carb-heavy), but it's the type of breakfast my boyfriend loves. Sean and Polly were fantastic hosts; very attentive and friendly. Honestly, they were the best B&B owners I have ever interacted with. You can tell that they truly love what they do. We can't wait to go back to Richmond to spend another night at The One. Thanks to Polly and Sean for a great stay!

We had an excellent experience for such an affordable hotel. We had a mini fridge, microwave, and safe in our room. We also loved the free breakfast, which included omelets, sausage, potatoes, bagels, toast, fruit, yogurt, etc. etc. Most importantly, the hotel manager Paatric Gutu was super helpful and attentive - recommend!

Checked in around 6 and were greeted by John who made the process smooth and effortless. He recommended several events going on when we told him we were in town for the concert that we might like and was very friendly and personable. Room was a suite with separate sitting room, mini fridge, microwave and bathroom. Bed was very comfy. Breakfast was free (and one of the selling points we looked for when booking) from 6:30am-9:30am and consisted of usual fare: Omelets, pancakes, sausage, cereal, bagels/muffins, yogurt, fruit and juices/coffee. Only real downside is its not the most up to date room wise and felt kind of cold with large industrial doors. Not a huge issue for us, but others might knock it. Parking is also a bit of a tight squeeze, located under the hotel on the ground and level 1. We drive a sedan and had some issues getting out of the car with other cars/SUVs parked close. Doable but it could use respacing.
