I began a 21-day Daniel fast on December 30th, 2022, dedicating time to prayer for my son, daughter, and my three miracles: dental surgery, automobile repairs, and home renovations. I completed the fast on January 19th, 2023. During this time, I created a video showing my house before the hurricane and the home I envisioned renovating it into. Little did I know at the time that home was the Cherokee from America's Home Place. On September 27th, 2024, Hurricane Helene struck. The first tree fell onto a neighbor's property, ripping out our electric box and leaving us without power. Later, the largest tree in our yard fell onto our house, causing extensive damage. Interestingly, a smaller tree along our fence line, which we initially saw as a nuisance, ended up helping by preventing the front room from being completely crushed. The damage was severe, affecting the foundation, and we were told the house would need to be torn down and rebuilt. As we searched for a builder within our limited insurance budget, America's Home Place was the only company willing to work with us. It was then that I realized the home I had envisioned renovating was actually from AHP--the Cherokee model. They have been incredibly supportive, thorough, and compassionate throughout the process. America's Home Place has truly been a blessing in our lives. What the enemy intended for evil, God turned around for our good. Make sure you know what you are getting into. We designed a home at the Crestview, Florida office for land we were going to purchase. During design our realtor told the Rep two times in front of us to contact the HOA for information. I know they can't predict all expenses but our build price went from $433K to $487K in a month. The VA requires sod and they wanted to charge us for it... who builds a home with no grass/sod???? Make sure you find out about this if you want them to build. The final straw which left the bitter taste in our mouth was Bill did NOT contact the HOA and last Fri said we needed to pay another $20K for brick per HOA rules.. our home cost went from $433K to $507K in a month, plus we needed to buy the land still. Our agent called Bill and told him they should eat the cost of the brick because she talked to him THREE times and told him to contact the HOA but he failed to until last week (right before we were to buy the land). There was plenty of time, we had to have multiple surveys, Pre Septic, then environmental (Which I paid for). After weekend of being frustrated (and our agent suggesting they pay for the brick) Bill emailed saying they would cover that cost (still leaving the cost $50K over our initial bid) The bitter taste we had after the last price increase made us decide to not only cancel the build, we cancelled the land purchase. We received our earnest money back thankfully, but when I suggested that America's Home Place refund our $2500 (yes we knew it was non-refundable), I was told no, BUT if we wanted to use the company which I lost faith in to build another home, they would apply the $2500.. This is because AFTER our agent told them to eat the cost of brick they offered to pay it. I really feel that we should get our money back or at least part of it. I don't believe I've ever left a yelp review before, but feel it is needed when you spend the time and money for a custom home, and the fact that it is your actual home that you will be living in. Let me start by saying that our house is gorgeous. We love about 90-95% of the finished product. Guests would more than likely not notice the flaws. However, as the homeowner that is paying for it, we definitely have issues with some of the finished work. The designing stage was smooth and easy, and anything we could think of, they were able to do for us. We even had to customize our living room ceiling to fit our Christmas tree, and they were able to do that with no problem. If you're interested in going with AHP for your house, I would recommend not paying the additional fee to have them coordinate the land management portion of your build. We decided that it would overall be worth it to not have to battle with the contractors and in reality, we just had those battles with AHP instead of the actual contractors, so it was just a waste of money for the same, if not worse, outcome. The first day we met the first project manager on site, we were informed that we would need a septic pump for our system. We explained that we didn't want to go that route, but would be willing to move the build site (we had enough land to do so) to allow the septic field to sit where it needed to for it to be gravity fed. We were told that it wouldn't be a big deal and they'd be able to make it work. After clearing an additional section on the property, I was then told that they would need to do even more clearing and still need to install a pump. Only once I said that I refused to pay for that, due to my documented objections early on, they finally call DHEC back out to test another area. This new location was presented as a solution a month prior, but was never checked into although I was told that they did and that it wouldn't work. This new location was only tested and approved once I personally called the DHEC inspector and asked to be explained directly. He told me that he hadn't been back to our property since the initial inspection months before the build. We're still cleaning our basement from when the grader backfilled the dirt once construction had begun, they ran the waterproofing pipe to the basement door, and sloped the terrain so that it also ran towards the basement floor. After a really hard rain over half of the basement was covered in mud. They sent someone out to get most of the mud out and we were told that it would be cleaned further before we moved in. As we were about to move in I was told that their guy would be pressure washing the garage, parking pad, side walk, and basement. When I asked why the basement was still muddy I was told, there's no drain so they can't wash it out. I have spent days with a shovel scooping clumps of mud out and a mop cleaning the entire basement floor. The final grading also created a swell forcing all flowing water towards the lower part of our house where the basement door is located. We have since had to hire a new grader to come out and fix the area to avoid any future nightmares. A month and a half before we moved in I noticed one of our living room windows had cracked. I notified the building manager and he said he'd order a replacement. Once the replacement came in, it wasn't correct. We put the incorrect replacement in to pass final inspection and to be able to move into the house. We have now been in the house a week short of 2 months and the wrong window is still in place. I have followed up 3 times since we have moved in and my answers have gone from he hasn't heard anything from the supplier to, they had it in the warehouse and now it's missing, so they'll need to order a new replacement that will now take a few more weeks. Prior to moving in we noticed one of the front facing steps on our front porch had a large crack through it. We pointed it out and it was replaced. It appears that the replacement was done however with untreated wood. Since we have moved in we have noticed: The stairwell center post sticks nearly a quarter of an inch off of the base. The front facing boards on our front porch have knots and splinters. One of the support posts on our back porch is crooked to the eye. There's no need to even get a level to check it. It really makes me question how safe that will be over time. Multiple gaps in the framing on the back porch. We have still yet to have our initial check list completed. The last time we were asked if the punch list guy could come and work on a few items was Christmas Eve. Yes, you read that correctly, Christmas Eve. It is now Jan 25th and there hasn't been a single mention of him returning since that day. I'm actually not pursuing that just to see how long it will take. If anyone doubts any statement that I have made here, I have everything in email and took pictures along the way. read more

6 months later! Can I tell y'all how happy we are, we went with America's Home Place. The one in Greer SC. You can't pay for this type of service. Really companies normally don't check on people like these guys do. We had a couple things that needed tweaking. All new houses do. One call, by the end of the week it was fixed. We still have our 1 year inspection, coming in or around November. Yet here they have already gone the extra mile. Go get your house there. Tell them to give me a call and I will personally answer your questions about how wonderful this company and the staff in Greer are. We got a lot of house for our $$. read more

Initially AHP seemed like a great place to build but as soon as they got our deposit it turned into a nightmare. They promised one thing and then when it came down to it their promises weren't worth a darn. Make sure you have everything in writing with the cost on their PDF form. Even emails back and forth with the sales person (Beth Martin) were not sufficient to get them to stick to their promises. Now we are trying to get our money back from them because they promised we could have it back if it did not work out and they will not respond to my emails or return my telephone calls. They expected us to pay 160,000 dollars for a 124,000 dollar home with nothing that we requested in upgrades that they promised were doable. And they also contacted our lender and increased our loan amount without either of them contacted and requesting our permission. So be careful also if you do build with them and use their preferred lenders because they will increase your mortgage without so much as contacting you and you will end up paying more than you initially expected!
