I've stayed here several times over the years but on my last stay I paid for 8 nights and checked out at the front desk. I was told they would refund the last night ( I was out before check out time) I was not issued a refund and the property refused to honor what they had said. The rooms and staff are excellent but i would document anything the front desk says they will do. Kind of disappointed since I had stayed 7 nights talked to the front desk left before check out time and got taken advantage of after I left the state. Will consider other options on my next visit. read more

Fantastic motel to stay if you are passing through. I love the layout where the rooms have a door to the outside (facing your car on the 1st floor, and you get a private balcony on the 2nd), and a door to an indoor hallway, so you can stay nice and warm walking to the lobby, ice machine, vending area, or lobby. Had a fair selection of items for breakfast including coffee and orange juice, oatmeal, donuts, and some cereals- I didn't even know there was a Chocolate Churro Capt Crunch cereal! Didn't have decaf coffee for those that need that, but the room was clean, the hot tub fantastic, and room was quiet and clean. Oh, another thing I like- the offer a simple drip coffee machine in your room that you can use your own coffee. Rooms also have microwave, fridge, good internet, good cable TV service, and are pet friendly. I will stay here again if passing through Burns OR and need a place to stay. read more

This was a great hotel. The reception desk was great during a check in later in the evening, without a reservation. I had my dog with me, and they were accommodating. It isn't the most luxurious property, but it is clean and we'll maintained. The internet speed was good, though I did have it drop out on me a few times. They had no problem to ng me an extra 30 minutes for a late check out due to a work zoom meeting commitment. There are not many options in Burns, and I would return here. read more

It's not the nicest place to stay in the world, but it gets the job done for a night or 2. We had 2 rooms, as we have a large family. The rooms were fairly clean, the beds fairly comfortable. There isn't really much to complain about... It may not be the most "modern" or luxurious place, but I don't think you're expecting that if you're looking for a place to stay in Burns--That's not intended to be a knock on Burns. It's a semi-charming little town that almost feels like it's still part of the old "frontier," despite all the cars and technology around. Their breakfast is currently limited, due to Covid. They essentially laid some pre-packaged danishes on a counter. I'm not sure how much more expansive their breakfast can be during normal times anyway, as there is limited counter space in the lobby. Their pool was open when we were there, though access was limited, and we weren't interested in using it anyway. Staff was fairly friendly, though I did get a sense that they were a little wary of guests... I don't know if they deal with a lot of people trying to sneak things into their rooms (like undeclared pets or extra guests) or if they were just paranoid, but I did feel like I was being watched every time I went out to my car to get something. A little uncomfortable, but if you're not doing anything against their rules, they won't bother you. Overall a decent place to stay with decent value. read more

This hotel did the job the beds and pillows were comfortable and that's really what I needed. The continental breakfast was really basic (cereal, juice, coffee, bread to toast)so your better off going to Safeway down the street which has a Starbucks. It does have a mini fridge and a flat screen tv with cable. The housekeeping needs some improvements we had a 1/2 eaten cookie left on top the tv stand and we think it was blood on the bathroom floor. read more

The night manager was very difficult to work with. The AC was either freezing or you were sleeping in a pool of sweat on a lumpy mattress with a plastic cover with two tiny miserable pillows that should have been thrown away years ago. When the AC wasn't going you could hear every car driving by. To top it off we picked this hotel since it had a business center so we could print something up. The front desk said they don't have a business center. Then pointed out a computer along the wall that didn't have printing capabilities. For $152 you can definitely find a better place. read more

They advertise pool and jacuzzi, but upon check-in there's a handwritten sign to inform you they were closed for Covid. They charge a $100 pet fee, refundable upon checkout and inspection that there are no pet damages. Fair. However, even though the room looked nice enough, when I pulled back the covers to the bed, the sheets were stained and dirty with makeup and hair- as if they weren't changed between guests. Made me question any cleanliness and safety guidelines were being followed at all. I didn't end up staying since they didn't offer to change the sheets when I complained. Maybe housekeeping wasn't available on Sunday evenings. They did fully refund me. read more

After driving almost 6 hours from Corvallis, we knew in advance driving to Boise with a uhaul and my own car was going to be a stretch so I found this place through Expedia.com The manager at the front desk is really nice and helpful. The room was quiet and clean. We apparently got an "Evergreen Room" because the water in the bathroom was purified and there was an air purifier in the room as well. The uhaul sat outside on the gravel next to the parking lot and was safe the entire time. Air conditioning went into effect immediately. Good, cheap and clean place to stay. read more

I stayed at this motel November 2018. This inn's spa was filthy! Water was brown and gross. You could hardly see the bottom! I doubt it was safe. The clerk lamely argued that it had a lot of use, but that it was clean. I noted that it looked like someone had defecated in it. He shrugged and said "That's what the chlorine was for." The next day he did attempt an apology on its condition, but could offer no correction to the bill. Unbelievable. I chose this motel specifically for the spa after a long day on the road. I was robbed of an amenity for which I paid. (It gets better...) I disputed a portion of the credit card charge with Discover, and contacted Oregon Health Authority, Pool Spa and Lodging Programs Coordinator. He forwarded the complaint to the County Health Department. Oregon's inspection validated that the spa was out of compliance, and admitted that they had problems meeting standards because of the heavy use of it. Discover bounced my dispute to the Inn, which countered by producing the receipt showing that I stayed the night. I countered with proof of my argument, validated by the State of Oregon. The Inn addressed none of this, claiming their spa is "perfect" and that it must not have been an issue since I didn't bring it up in the morning. Neither true, particularly since the manager apologized in the morning, and the Oregon inspector found fault and documented an admission from the business. Ultimately, Discover admitted that they couldn't rule favorably on a theft of service dispute, but did offer some compensation. America's Best Value Inn was rewarded for their fraud. America's Best Value Inn's (lack of) customer service and the handling of a customer complaint leaves the impression that they do not care about repeat business, and will fabricate any excuse to make a buck. Their defense was delusional and unsubstantiated. I can not recommend this business. Horrible experience. Inspect the room and all services before checking in. Buyer beware! ​ read more

It's a long drive between towns in this area so we were pleasantly surprised to find a very reasonably priced place to stay. The desk manager was very nice and knew her stuff. Unfortunately, there were a bunch of screaming kids in the pool area. I have kids and after a long day in the car, they need to have some fun. Still, getting splashed & hit with beach balls got old fast! This is on the parents not the hotel. The bed was OK and the room smelled strongly of free breeze. Parking was very good. Stopped here on our way to Bend, OR. Second choice as Days Inn had 'no vacancy'. Paid $145 + tax which seemed pricey considering lack of ambience. The fawn in the parking lot was a bonus. Glad to be away from noisy indoor pool, warning signs must have been in error cause kids were jumping & running in pool area. Room was clean, but the window covering sheer pane was torn & room was @ground level so closed drapes. There was no tea bags w/room coffee pot so better like coffee. Next morning found the continental breakfast disappointing as coffee was served in Styrofoam cups w/o lids so drink & run. The cranberry juice tasted like water. Even though we arrived well after 11pm (Didn't realize the last 125 miles on hwy 20 had zero services, so we ran out of gas ), were met by the nicest front counter person, ever. Our family of four took a chance and stayed here on our way to the Oregon coast. We were very pleasantly surprised! So much so, that we stayed here a week later on our way back home. The rooms are clean and the beds comfortable. The top floor rooms have their own private balcony, which I enjoyed very much, and the bottom floor rooms have doorway access from outside and from the inside hallway. Very convenient for access to everything. The staff were very friendly and welcoming, even when we arrived after regular office closing time of 10 pm. We will gladly choose to stay here again and recommend that you do too! read more

I give this place a 4.5 star because in a small town like burns, you would expect the inn/motels to be ehh a little behind and dirty but this place was very clean and they served light breakfast and good coffee which was a bonus. They also have a nice spa and pool to keep kids busy if you have kids. (We didn't have the time to swim tho since we were on a go) but overall my experience it wAs good. I would have given more stars if not for the phone call I received before I checked out.(The room was decent, towels were dingy) I had no problems checking in even though it was very late. I had been driving since Salt Lake and was extremely exhausted. I had a pet with me and I was assured that this was a pet friendly hotel. Everywhere else was booked so this was my last hope. Getting there I informed the woman that I had a pet and that it was a cat. Didn't seem to have a problem. Went to my room and went to sleep. No issues. That is until half an hour before check out while I was getting ready to leave. I received a call and after she verified that I was the visitor she then said, "You need to get out." I was very taken aback by the abrupt change. I asked why and it was because cats were not allowed. The pet policy that says pets are welcome is only for dogs. I was told I needed to leave immediately and that there could be no trace of cat after I left. It was handled very rudely if you ask me and was very upsetting. There had been no issue when I first arrived but suddenly I was a problem. I left the room just as clean as I had found it and I don't think I'll be visiting another of this chain. So if you happen to be moving cross country with your pet and its a cat be forewarned that pet friendly typically means only dog friendly. read more

We left Vancouver, Washington on New Years Day (2016) and Burns, Oregon was our 1st nights stop on our drive back to Phoenix, AZ. We had a reservation at America's Best thru an online hotel booking site, and our check in went very smoothly. The woman who checked us in was very, very nice and helpful. We asked if there was somewhere within cab distance to go grab a beer & snack ( we did not want to drive in all the snow with our rental car) and she told us of a place close by and directed us to cab business card on notice board. The room we were given was very nice, clean & comfortable... only downside was the bathroom does not have a vent for heat so it was cold, they need to put in a heat lamp overhead bulb or add a vent... but besides that room was nice, bed was comfortable, hotel was quiet & peaceful and there's a friendly place to grab a beer a close cab ride away... highly recommend this hotel :) read more

After a long and tiring 14 hour trip moving to our new state, we stopped here, because 2 years earlier we stayed here with our small dog, and were welcomed by the girl at 10pm. This was August 2015. Now in July 2017, we stopped from our previously good experience, and inquired about a room. I was told there was a queen and a king room, which did I want? I declared my pet, as was stated on the sign, and then got ready to pay, then suddenly the east indian lady said I don't have any rooms. This was at 2:30pm, the rooms were empty and some were being cleaned, we just wanted a hot shower and some shut-eye before completing our trip. I asked why, she just shook her head and said no rooms. I don't know if the management is new or what, but a cash paying customer, who just wanted a shower and some sleep, we could have been out early enough they could have even rented the room again the same night! There was no excuse, except maybe some reverse racism, I don't know the reason. I love the town of Burns, has always been so friendly everywhere, but if this establishment keeps treating their customers like garbage, they won't have much of a business. They also told me there were no other hotels in town, either, so we drove another 2-3 hrs. til Boise, where the Idaho people are VERY warm and friendly. We really feel for the people in Burns, because this hotel is giving them a bad name from people who weren't even born there, and passers-through could be spending money on food, gas,rooms,etc. Unfortunately I will never stop there again, nor my families. read more
