That officer guided the borrower into completing paperwork incorrectly with the county, which resulted in a property tax re-assessment. This created a mess of a situation, including an escrow shortage, and now delinquent supplemental taxes. During our transaction, Shanette caught this, and re-reviewed the paperwork from the previous escrow, and noticed it was incorrectly completed. We now know about it, and have a potential path forward to correcting this mistake, and saving our mutual client thousands (literally, thousands) of dollars. On another transaction we closed together just a couple of weeks ago, she noticed the client had recorded their own quitclaim deed in the middle of our transaction moving the title out of his personal name into an LLC, but failing to include their middle name on their quitclaim; potentially creating clouded title. Shanette quickly prepared a corrective deed, and had it ready within an hours notice so the borrower could sign the correction along with their loan docs, fixing an issue before it became an issue. The best part: Shanette responds with: "i'm just doing my job" This is experience and dedication shining through, catching things that otherwise would typically go unnoticed. It was a momey grab for our community until we finally replaced them. I would never replace them. When we did we started finding hidden bills that were somehow glitches into the system and paid without anyone seeing it. They are a shady company with no morals. Their community managers have bad characteristics and upper management is just as bad and unprofessional.
