Don't be fooled by their zero point zero cost mortgage offers you see on their website or bankrate.com. The zero cost only applies to their lender fee and not all the other costs such as the appraisal and other non-lender type costs. When I called to refi, the lady (she didn't even give me her first name) on the phone quoted me over $2k in additional out-of-pocket costs for my particular loan. This is something they should be up-front about when they advertise their rates. The lady on the phone was also a little abrupt/cold and just kept referring me to the website for any questions I had. Maybe they're still the cheapest game in town, but I'm going to shop around a little more before I make a decision to go with this company. read more

I applied to them for a purchase mortgage. I was attracted to the low rates and fees they advertised. However, customer service is terrible. My loan rep was overworked and/or stressed the few times I spoke to her on the phone. She came across as surly. I even got scolded for pestering her when I called her to follow up on my application to make sure that everything was on track. She gave me information that ended up creating more problems. When the problems arose after I took action based on her information, I felt that her first concern was to cover her own ass rather than to help me. In short, the loan fell apart and almost derailed my home purchase. Thank God I was able to salvage this purchase by getting a mortgage with another lender. I lost almost 2 weeks of time with them and because of this I almost didn't close the escrow in time. In short I would issue the following warning: 1. Don't trust them to be able to get successfully get you a loan, even if you are pre-approved or pre-qualified by them, because there is a high probability you will run into obstacles and unforseen problems. 2. You will need to put up with poor customer service. They are not very responsive and may even be rude on the phone. I was scolded by their representative for calling them to follow up on things. 3. You may not close on time. 4. I would not put too much faith in their rate lock. 5. This place is for someone who wants low rates and fees and willing to put up with poor service, unreliable commitments, and undependable promises. read more

Earlier I had terrible experience so gave them one star but later on loan processor changed and everything turn out good, Paul reached me out and talked about review and over all experience. So after initial bumpy ride it was all good in the end so giving them 4 star. I am trying to refinance my mortgage with American interbanc as I found them through bankrate.com. I have excellent credit so I got call from Nancy talked about mortgage rate, we went back and forth few times as I needed some specific rate and finally we locked rate. Then she was out of picture and Kathy took over as a loan processor. As I said I am refinancing meant I been through mortgage process few months before and it was smooth sailing and great experience with different bank (little higher interest rate as I wanted to close in 30 days). Sending your documents never ends here, it keeps going and worst part is many times I had to email her to make sure she's receiving documents or not, it was more like one way process or may be she's over worked. I paid 500$ for my appraisal and got it done, I think that's one of their strategy to make you pay money so then you can't leave them. This process was taking longer than usual and then I got call from Nancy saying your 30 day lock rate expired and loan processor blaming on me ..easy thing ..just blame your customer. I believe if someone borrowing such big amount then people needs to be more proactive and should show can do attitude rather than hey it's your fault and now we can't honor your rate and lender credit going down 1000$. I believe most your experience is based on who you work with and how enthusiastic they are to get your work done. Renee at American Interbanc is very helpful and I have been using this company for years and would suggest it to anyone and have. I have referred many of friends and family all whom have had great experiences. I love the fact that they don't Bait and Switch. I have used other lenders and they sell you a good sounding deal next you know you owe more or your not qualified at that rate so we will have to pack on some points. This company does not go that route. I love that they have been in business for many of years and i have called on them time and time again. If anyone is looking to for a great company for your REFI or PURCHASE and your credit is a good match for there business model then stop looking for the deal that sounds to good to be true because it is. Just refinanced with American Interbanc. I was helped by Laura F. I have to say if you are not comfortable with numbers and the whole mortgage process or need your handheld this is not the company for you. On the other hand, if you are willing to be the one to stay on top of things and get the lowest rates, apply online. You need to apply online or through one of the brokers directly. They prefer email communications. There are times when they did not respond within 48 hours, but I would just email them again. I was using my own escrow company, but they forgot about that and I had to notify them when I got the HUD statement. Things to know. You need to pay for the appraisal (make sure that you are not charged that again later on the HUD-1). You will need to pay escrow fees and title search/insurance costs. They do require you to escrow your insurance and property taxes for the lowest rates. They charge a high fee to float down to a lower rate if rates drop after you lock, other places let you do this for free once. I closed in 30 days. Got a great rate. read more

I also was attracted by their rates on bankrate.com. I also in principle liked their statement that they abhore bait and switch. Well, I'm only basing my review on two things: 1) Every broker/lender has called me for business after I apply online. 2) Their initial email from their assistant loan processor. 1) I received no call to date. I'm actually glad, because of their horrible email communication. 2) The assistant loan processor emailed me TWICE with the same email body, but with two different titles. The differences in the titles were only a switch between spelling my name wrong and spelling their own company name wrong. The email body itself was just too busy, verbose, and comes off as very impersonal. Based alone on the email titles, I looked elsewhere for a second lender estimate. Found them through the zillow app. I was apprehensive about the fact that it was not a local company, but I wanted to move , because of the oil crash , and the drop in rates. Initial contact was very professional. I explained my situation briefly, and described my concerns. The last thing i wanted was to commit and then be denied. My first contact was mid jan, and we signed docs today. Hopefully all will go well for the closing. I paid everything out of pocket. And will be reimbursed by the lender credits i will receive. Underwriting was a bit hairy, because of a less than perfect hoa manager, and some issues with my 401k. What would have made for a 5 star experience would have been a little prompter replies to my questions. But in all for the rate I got , I am very glad I chose them. read more

If you are internet/email/computer competent, I strongly recommend this bank. They are very efficient and their process is very easy to follow through. Just read your email, follow the instruction, send your info/documents (in pdf) then.....done. We have obtained more than 10 mortgages in the last 10 years (primary, secondary, rental and refi), this one is so far the easiest to deal with. The fees are also very reasonable and straight forward. However, i can see why folks that need some assistance may not find their service as useful. I had an awful experience refinancing my house. I worked with Steven T and Alex D who did not communicate with each other and told me different things. After several emails to Alex D and Steven they would say something different or just ignored it unless I wrote several emails. It took several attempts to coordinate something that was time sensitive and I had to constantly email to get any information. Then there was the hidden fees that I had to pay 3/4 of the way through the process. I couldn't count on anything they said to actually happen on time. They screwed up the Deed of Trust when I transferred my condo to my ex. The Loan is now in her name, but I'm still listed as one of the Borrowers. Now they refuse to fix the Deed. Terrible place. Bad followup or communication. Confused people. If I could give them less than one star, I would. In March of 2009, I submitted an application with all the supporting documentation with them for a 30 yr fixed conforming refinance. I had to sign a 30 day fee lock agreement with them in which I agreed to be charged $500 if I did not end up closing with them assuming my credit was good. I found out later that most reputable places won't charge you a fee. They say they are not a broker but a banker. Yet, when you sign the application, they tell you they will instantly resell your loan to another bank. So essentially they are going to package your mortgage to a bank just like a broker would. On three separate occasions I was mistakenly sent other people's emails that were not intended for me with some info about their loan or financial information. Not a great steward of your personal and confidential info. As my expiration date was getting closer to expire, I had to basically hunt down my loan processor. Emails or voicemails would not do. I had to get in contact with the manager (not so easy itself) and then my loan processor started replying but only to explain herself in a basic CYA mentality. From my point of view, if I did not keep calling them and finally getting through to a manager, nobody would have contacted me or replied to my emails even though my rate lock agreement was due to expire in one day. There was also a subordination request they said they submitted but my 2nd mortgage company said they never received. It was a busy time for refis so I don't expect someone to be contacting me everyday with an update. But as your 30-day period is about to expire and you keep email them asking what the status is, you should get a reply. The one email I did get during that critical time was for someone else's account and not meant to be sent to me. Lots of fun stuff. In the end, I was able to cancel my application with them and not pay the $500 because I told them they did not act in good faith. I ended up getting lucky because rates went down. I just got off the line with Am. Interbanc Mortgae and it wasn't pleasant. First it started with a simple question from myself whether I was speaking to someone in the US. Because in this day and age when everything is routed to India or South America, it is very important to whom you're speaking. I was asked whether this was a joke and hung up on immediately. If you ask a question, wait for the answer. Stupid me called back and the next conversation was just as unpleasant. It just sounded as I was being talked down to, like a child. If I asked a question, I was told "you heard me correctly" or "What"? in a "who cares" attitude. At this point I thanked the operator/clerk and said goodbye. Personally that is the last time I call this company no matter how good their rates are. read more

I also was attracted to the promises on the website and the low rate. I did find worry some ratings/reviews about AIM and it seems to be same as American Interbac but not very sure. Everything went very well and I was very pleased until the final steps when money start to flowing and closing date is approaching. Then all hell broke loose. First they reduced allowed closing cost paid by seller after it was too late to renegotiate the terms, then jacked up the closing cost s here and there, then they jacked up the required down payment, then they jacked up twice the extra cash reserve beyond all closing costs! Every day closer to the closing deadline, they add more requirements in order to close the loan. At the end, it probably cost me more than $3000 more than if I went with Costo! Never again working with them and will never recommend them to anyone. read more

I would agree that AIM is not for everyone. First some assumptions: 1) we have excellent credit scores, 2) we are somewhat knowledgeable about the loan process, 3) we know how to compare and select different types of loan (e.g., fixed vs. adjustable and 4.0% with 2 points vs. 4.3% with 0 points), 4) we have been tracking AIM rates for several months, and 5) we had pre-approval from another bank for the purpose of searching for a home and working with a realtor. I researched on the internet for reviews of AIM before submitting my application. It was clear from reviews that who you get as a loan officer pretty much determined one's experience with AIM. In my research, two loan officers received positive reviews (Sherri P. and Matt D.). When we were finally ready to apply for a loan, I contacted AIM and asked to work with Matt D. (if you want Matt's last name, please contact me). Before completing and submitting my application, I talked to Matt about some clarification questions about AIM's rate and differences associated with a 15 day vs. 30 day lock for fixed rate. He seemed knowledgeable and organized. Our purchase was a short-sale, so the whole loan process dragged on for two-months, and we didn't lock rates until we were absolutely ready to complete the transaction. From the beginning to the end, Matt was great. He has gotten answers for us from the underwriter at 5pm on a Friday, responded to my emails at 11pm, and on occasion responded to emails over the weekend. He is best reached by email than by phone. He prioritizes his tasks pretty well and will give you the attention needed if it is urgent. Matt helped us get approval from his manager to do the 15-day lock instead of the 30-day lock to save some money. Still, I would say AIM is best for those who are detailed, organized and do-it-yourselvers who wants to save some money on a major purchase. 10/6/10--I also want to add that another reason that I'm glad I went with AIM was that we got our application approved and had a handful of issues to work through with the underwriter, but we didn't lock our rates until the very last minute. My contact with other lenders (e.g., B of A, Well Fargo and my credit union) all required that I lock right away. In hindsight, none of the other banks would have worked, because my short-sale purchase dragged on for 3 months. read more

I worked with American Interbanc Mortgage to try to finance the purchase of a new home. Instead of becoming an advisor in the process of my home purchase, they became an adversary. They never advised me to lock in my rate, or provided advise on how to lock in my rate. Instead, I spent about 3 weeks working with them (while rates were slowly silently going up), returning every needed document promptly and signing or initialing over 30 pages of their forms. I grew concerned that the appraisal process was taking too long, and we would go over our 30 day rate lock. I emailed this concern to our agent, and I was told that my rates were not locked in, since I had never bothered to request a "rate lock agreement form". This was very frustrating. I have done this process before, with other online brokers, and that's usually the first thing that is done. It's so automatic that it never occurred to me that a rate lock agreement form was not part of the mountains of forms I was signing and turning in. Especially since I started the conversation with "I saw your rate of such and such on bankrate.com and I'd like that rate please" and since I was continually asking to make sure our rate was the same. In fact, I had sent several emails checking with our agent double checking our rate, and asking if she needed anything else from me to get us financed. She never informed us that our rate was not locked in, or how to lock our rate, and always responded that she had everything she needed from me. My complaints fell on deaf ears. The companies representatives keep telling me that it's not their job to advise customers when to lock their rates. However, shouldn't it be their job to advise customers, on day 1, HOW to lock their rate? Especially when that's what the first call was about? FYI, this appears to be a family run company. So, if you have a problem with the conduct of one agent who is now just trying to cover her a** and ask to talk to a manager, chances are it's the agent's mother and she is very defensive and aggressively hostile. If you ask to speak with the president, they are the husband of the manager and never available. I understand that legally they did nothing wrong, I was just expecting the process to go as smoothly as it has several other times for me with different companies. I was expecting the agent to do her job and try to make sure I was satisfied with their service and their company. Since they didn't, I asked for at least an apology. I was met with hostility and rudeness. At that time since I was so close to the end I had to make peace just to make this process end. Word to the wise--Look elsewhere for a mortgage. read more

I refinanced my mortgage a year ago with a 4.375% and had Sherie P. as my loan processor. She was the best as she always respond to my email in a timely manner and always has good follow up with all documentations. This company is good if you like to do things via email, fax or scanned your documents and send by emails. If you have good credit ratings and does not have any special circumstances. I had dealt with another online companies before this and trust me, they DO NOT like phone calls! It's not that they won't or can't finance your house, they are just not set up for personal relationship. If you need to talk to a live person or require special attention, I would recommend you walking to the nearest broker and shake his hand. Just watch the broker's other hand reaching around for the origination fee!! Otherwise, I would highly recommend this online company if you can manage to send in your documents and have some patient in emails. I would recommend asking for Sherie and as other has mentioned Matt. Again, I had dealt with Amerisave.com (another online) and they pretty much were unethical in every way. This company is pretty straight forward and direct if you are a good candidate... 2013 - refinanced again with Americaninterbanc with no problems. I rarely write reviews unless I'm mind-blown by my experience or had had a very cra**y time. Usually it's the latter, hence it's saying A LOT if I'm taking my time to write American Interbanc Mortgage a glowing review. I dealt with Matt Dyer at AIB for closing on a short-sale property. He was superb. Extremely professional, very prompt, and super organized -- the last one being very important for mortgage brokers. I've taken quotes from various morgage officers over the years and dealt with 3 in the past for loans/refinances - Matt has by far been the best. Even once I was locked-into working with him, he was very organized, remembering the documents I sent him and only asking for what was absolutely necessary (that too in a super organized manner). He's approachable by all modern means of communications (even some times in his off-time) and realizes the importance of good customer service. He was prompt to return my phone calls and emails and helped me close in record time. In short, Matt gets customer service. He understands how to do business in this new online era. AIB not only had one of the most competitive quotes when I was shopping around, Matt there also made the process so effortless. Since I had a short-sale, which adds another layer of complexity, I ran into certain challenges during the closing process (b/c of certain requirements that we had to meet for the lender) and Matt helped me wade through the process effortless by coming up with prompt workarounds. I highly recommend AIB and more importantly Matt Dyer, who's superb customer service will go long in helping whichever employer he works for. read more

In multiple correspondences with this representative, my impression of this person was a man who is shady and trying to force the consumer to lock into a deal that is not beneficial. Very untrustworthy. Why would I put my finances in your hands? If possible I would rate them less than zero! Your company needs to increase your standards in choosing who to represent you. great rates, but it took us over 3months to do a refinance loan. Rates were going down at the time so when they finally finished processing the documents (about 2 months after they got all the paperwork) we were able to lock in before rates started heading up again. There was a small glitch during escrow and they had to send out a few more documents but at no additional cost to us. They told us PURCHASE loans tend to have priority and they were a bit overloaded at the time. i guess waiting for them to give us the OK to lock in rates was the most frustrating part, and you gotta have lots of patiences working with these guys. read more

Nothing all that special here. A mortgage lender should offer competitive rates and good customer service - nothing more or less. As for American Interbanc's rates, they are competitive, but only if you have excellent credit. Do not even think of applying for a mortgage if your credit is anything less, as the company openly asserts on its website, "We are an A paper lender and do not originate Alt A {less than prime credit} mortgages." As for customer service, it is really lacking. Company representatives are adverse to communicating on the phone and emails go unanswered for days. This is very frustrating. American Interbanc seems like a very small company in terms of personnel; and based on my experience, you must stay on top of the loan processor (I am not sure if there is more than one) or very little will be done in a timely manner on your account. Bottom Line: I did recently obtain a loan from American Interbanc and am pleased with the mortgage rate, although I found the whole loan processing / underwriting experience gut wrenching. read more

I refuse to lock in a loan without knowing what things like PMI are going to cost, and I emailed the officer assigned to me FOUR TIMES in four days asking for a GFE once I submitted my refi app. No responses at all - and I have a 797 FICO so it's not like I was a bad customer. I don't need my hand held - I know what a mortgage backed security is and how they affect rates. I know how the 10 yr UST note is involved as well. I know what an FNMA "adverse market fee" is. Given how superior their rates/points were I did everything but beg to be their customer and they evidently didn't want the business. read more

Here is one thing that I want people to understand about this company. This company is a legitimate and reputable business that has one of the lowest rates. There is no bait-and-switch. That does not mean it's right for everyone but it was right for me and probably for people who understands a bit about the mortgage process. I refinanced with AIM very recently. 99% of my communications were done through emails. While I am not an expert on all things about mortgage loans, I knew enough to communicate intelligently. I had all my documents ready (scanned and ready to be emailed) before filing their application online. They do charge .25% for escrow waiver (while some banks may not.) My overall experience? Good rate and impersonal! I am fine with that combination. There was no hand-holding and no detailed explanation of what the next step is. If I had a question, I emailed and I got a response within reasonable period of time. They closed on time. One time, the processor messed up and the documents got to the escrow company a couple of days later (over the weekend) than initially promised. Otherwise, everything was fine. P.S. Interesting thing about this company is that most of the employees seemed to have the same last name as the CEO. I guess they're related. :D read more

Nancy Hoang and Alexandria Desjardins took care of all my questions and concerns within 1-3 business days when I contacted them which to me is pretty good. Sometimes the same day or next which is a plus, places like these have the best rates and thus the higher volume so you have to be patient if you want to save on a refinance. It's not the first time I've done a refinance so I used a familiar escrow company and hope that made the process even better. You are allowed to shop for your own escrow and title company, I would recommend Jimmy Lam from Lotus Escrow. You can probably yelp his company up based in Arcadia. Wow, this company is terrible! Like everyone else on this post, I was attracted to the low rates. After talking with one of their Loan Officers I came to understand why they could sell loans lower than everyone else: 1) they have no brokers, only loan officers and underwriters, 2) they only lend to "blue chip" credit, and 3) they don't service the loan, they sell it right away. The way Interbanc is structured means that they are not for the faint of heart. This is basically the "Do It Yourself" model but with one of the largest purchases of your life. The "Loan Officers" are way over worked, stressed out, and seemingly barely above a grade school level of knowledge. This all leads to your loan contact being a person who can barely rememeber the facts of your case and is very easily confused. Every email was filled with typos and half sentences that made it nearly impossible to follow. Phone calls were like talking to meth addict. By the end my contact was actually making me do their job for them. Bad, bad, bad. I have had a lot of financial experience so I gave their DIY model a try and nearly lost the chance to buy a house as a result. At the end of the day, if it sounds too good to be true, it's too good to be true. Pay the .25% more and actually get the loan. As an added bonus, you will live longer for having avoided this pit of aggravation and time-waste that is American Interbanc! These people are crazy, unpleasant, and just plain ignorant. read more

Just completed my 2nd refi in 5 years with American Interbanc. If you've done a mortgage or refi before, you should have no problems with them. There was no bait-and-switch, just low fees and an extremely competitive rate. They tell you the documents that you need and if you supply them in a timely manner everything will be fine. If you don't keep track of your paperwork, don't blame American Interbanc when you can't find your W-2 from 2 years ago. Every email was answered within minutes, sometimes even in the evening. I would not hesitate to use them again. I think some of the bad reviews are from the types of people who need the cheesy smiles and handholding with the likes of Chase, only to be left with a crappy uncompetitive mortgage later. read more

I've always used American Interbanc for my mortgage need since 2000 when I bought my first house. I've done business with them 6-7 times since. Here are their pros and cons: Pros: 1. Competitive, low rates 2. Straight forward fee 3. Updated on-line rate sheet Cons (Yes, there are some. Hence, the 4 stars). You have to 1. Know what you're doing, how the loan process work 2. Be comfortable with doing business/communicate via email and internet. 3. Have all your paperwork line-up 4. Request the right loan officer (this is crucial!!!) 5. Have excellent credit score If you have the cons down pat, you'll get low rate with competitive fee. Hence, they are not for everyone. They can offer low fee and rates because they do business via the internet without too much hand holding with customers who have their acts together. You've got to request the right loan officer or else the process might turn out to be a nightmare. It happened to me once, I always request a specific person after that. I work with Laura F. this past round since the person I normally work with is no longer with the company and Laura was great! Very responsive and detailed oriented to keep your loan on track and on schedule. She is now my go-to and recommended person for mortgage/refi. Be aware that they do sell your loan to other banks. I like them because I tend to track rates on a daily basis for at least a couple of weeks prior to locking and their on-line rate sheet helps simplify this process since you don't have to call anyone to get all the various rate options at any given time. read more

The answers to some processing questions were explained in somewhat of industry jargon as opposed to customer-focused layman terms but for their competitive pricing, in-all, the lack of hand holding was acceptable. AIM has treated me well and offers extremely competitive rates. They accomplish this by a "low overhead" business model. Don't expect to have your hand held, and most interactions happen over email. If this works for you, like it does for me, then they are a good choice. The reason I only rate them 3 stars is that my application took forever to close. We got delayed due to a few screw ups by the appraiser, which they were not that eager to fix, and in the end it took a bunch of phone calls and about 90 days to close. I've been dreading the home buying process for a while, but this team put all my worries to rest immediately. I found American Interbanc on bankrate.com, and was initially apprehensive about them based on mixed reviews. Our processor, Judy S., did a great job and was very friendly. She was obviously over busy and did make a couple of minor omissions (a little her fault, a little our fault). While in the process, my wife and I traveled to Mexico for a week and also had the Thanksgiving holidays to account for. All that to say, we missed our lock deadline, but Judy extended it for us as it was beyond our control. Our loan closed, was sold to a major bank (Chase), and we are very happy with our 3.25% rate with zero points. Yes, we truly got zero points. Did we pay for other stuff - yes - but we knew we those costs (appraisal, title, etc) ahead of time as Judy clearly outlined them. So I wholeheartedly recommend American Interbanc. Refinancing is a lot of work, and you have to stay on top of getting all your documentation in, but they did their job and we got our great rate. As someone else mentioned in the post earlier, you have to be careful who you deal with at AI. My own refi experience has been as OK after a horrible start. The first person who contacted me following my online application was terrible. She sat on my application for over a week and when I asked for an update, she woke up and demanded a document. The next day, another doc. These documents were sitting at home so each time she demanded docs, it added a day delay. She could've easily sent me a list of docs needed upfront. Then I got a different processor. So far she's on top of things. Let's see how things go. Its now been two weeks since my original refi application. So if this had been a purchase money loan, I would've jeopardized my escrow for sure. Overall: (1) They have good rates. (2) Don't use them for purchase only for refi. (3) Last and most importantly, I would seriously advise *YOU* to be the driver and remain on top of things. As soon as you sense that your processor is lousy, drop them and ask for someone else. read more

I recently completed my third loan with American Interbanc Mortgage. The first was a purchase that went through without any major issues and I got a great rate for the time. The second and third were both refi's. My most recent refi I had Eric Hanko assigned to me. After I locked my loan at 3.25 rates went up to 3.5 when I signed and then up again to 3.75 before the loan funded. I was somewhat apprehensive about them coming through on the rate lock but even with this huge difference they came through and honored it. They really proved themselves to me there. If you go with AIM you can expect a few things but first consider this... a .25% rate difference is worth about 1.5% points. So on a 300K loan that is about $4500! Are you willing to pay that for someone to hold your hand? 1) They will answer your call but don't expect them to be your best friend. They are obviously busy and will direct you to the rate sheet if you have any questions about price. But on the flip side it's a good thing; the rate sheet has everything spelled out and there is no ambiguity. It may be a bit tricky figuring it out but if you send them and email with direct questions about the sheet they will usually respond that day. 2) Email is the communication channel of choice. That way everything is documented and they don't get bogged down with chatty customers. Turnaround is generally quick but may differ from loan officer to loan officer. 3) It is your responsibility to be on top of things. If they ask you for documentation get it to them ASAP. If you forget something they will let you know but don't expect them to keep reminding you. If you are slow, you may not close in time. Not really their fault. Overall, know what to expect, be on top of things, and you will have a good experience and the best rate out there. My only gripe is the latest loan took over a week to fund after signing... although it was not a big deal since it was a refi. read more

American Interbanc gets a Gold Star. My lending team, from loan officer to loan processor to funding, was amazing. It was all via email, but each one of these folks made me feel like they had my back the entire time. Plus, they pulled it all off in a staggeringly short amount of time: 23 days. Kah-razy. I got a very good rate through these folks and they made it easy and enjoyable, too. Mind blown. read more

I give them 1 star because I cannot give them zero star. Just stay as far as you can from them. I have not seen anything like my experience with them before. I saw their low rate and got fooled by their sales person who said there will be no out of pocket cost other than appraisal fee and applied for refi. After they got me hooked with the paying for appraisal they started asking for unbelievable documents and charges, such as, release of a lien that two owner before me had on the property; a court order from 5 years before I purchase the property; report from the title company which I had refi 5 years ago. BTW I refied the same property 5 years ago with BOA with no problem. The last drop was their request to pay $480 for insurance upfront because their lender could not trust me to pay $90 in the escrow. I offered them to pay $90 cash/check/cc but they did not accept. On top of all that these people do not take complaint well either and started yelling at me when I objected their ridiculous requests. I finally gave up on them. They are NOT TRUSTWORTHY. read more

First, I've been through several property purchases and refinances through the years. I'm well versed in the process, procedures and terminology. I can (and did) read rate sheets from these folks as well as various wholesale sheets. From a rate + fees standpoint, nobody could beat them. The flat rate fee rather than the more customary 1 point really makes a difference on a big loan. Other brokers, the big banks and my credit union simply couldn't come close on the rate+fees. As others have mentioned, they prefer to do just about everything electronically, which works great for me. They're email communication was great. If I asked a question during business hours, I typically had a response within 15-30 minutes. 72 hours prior to closing, everything looked great and I was prepared to give them a full 5 stars. Then they started asking for more documentation, in some cases for things which I had already given them or had apprised them of well in advance of closing. Even with docs signed 48hrs prior to close, they kept coming back with more requests. Some of the stuff was rather absurd, particularly since I was putting down hundreds of thousands of dollars and would have ~50% equity in the property. They didn't fund on-time, which obviously delayed closing. After a quite stressful weekend (on both sides of the purchase transaction), they funded on Monday morning. Then they asked for even more docs!? I'm sure part of this was so they could sell the note, but come on, a lot of stress could have been avoided if they'd just kept on top of what documents they already had in their files. So, 5 stars on the rate, 5 on service prior to doc signing, 1 on service after signing docs. Overall 3 stars. Definitely make sure you're comfortable with the mortgage process before using these folks and if at all possible, get the docs signed as early as possible (at least 72hrs prior to closing). read more

I just refinanced with AIM after they were recommended by a friend. You cannot beat their rates anywhere, and their fees are low too. Some reviewers don't like the fact that you do most of your communication via email. I like it better that way. I work in a cubicle, and I don't want to discuss my personal finances where others can hear me, and you never have to wait on hold to send an email. However, the two times I did need to call my loan preparer, she was always very professional and courteous. Were they prefect? No, but the two mistakes were minor, and quickly remedied. Some reviewers have pointed out that you need to know what you're doing when you get a loan from AIM. I didn't think about it that way. I thought of it more as freedom to research my options in my own time with no pressure, and make my own choices. read more

Once I submitted my application I received an email requesting all of the documentation to verify income, bank accounts, etc., as per usual. Emailed them all of the documents 2/11/10. Was contacted by them on 2/12 for permission to proceed for a pre-qual letter. Yes, lets do it! On 2/17 I contacted them about my pre-qual as I was going home shopping the coming weekend and was told I would have it by the end of the week. End of week came, no letter. Tried to contact my 'person' and got an out of office reply, gone for a long weekend. Monday 2/22 she contacted me, apologized, and said she would find out what is going on. That was 9 days ago and I have not yet heard from them. I have since gone with Hart West, GREAT service, and regret sending all of my personal financial info to American Interbanc. I wonder if they're ever going to contact me. Save yourself and go somewhere else. read more
