Lived here for almost 2 years now. I have a 2 br, 2 bath apt that faces the river, Mill Mountain…read moreStar, and the greenway. The apartments are great, and fairly quiet. The only sounds we ever hear are from closing doors in the hallway and an occasional muffled thump from what I imagine to be pro-style wrestling that is going on at the neighbor's place. The included appliances are all Frigidaire brand, and seem to be holding up fairly well. The fridge/freezer combo is a little small for my liking, but I cook a lot and find that run out of room fairly quickly. Parking is ok with the exceptions of the days that Fleet Feet is here. If you don't beat them here, you probably will have a hard time just getting to a space without running over 30 runners, as they just stand in the middle of the road as clueless as they can....so annoying. The complex also sports a pretty decent gym area that is equipped with new and nice machines. I don't know what they all do, but they look painful, and I see lots of folks coming out of the gym area covered in sweat, so I suppose they do their job. Biggest complaint is the fact that almost all of the apt have only 1 window. It makes it hard to air out the apartment after burning something on the stove...not that I do that. I have lived in houses most of my life, and have no regrets moving in here, and have no intention of moving out any time soon.

The staff are all so kind and so responsive to any and all of their tenants needs. The apartments and amenities are in great condition. Not to mention, the location is also prime! Access to great food, stores, and the beautiful greenway. I'm truly grateful to have lived in River House during my time in Roanoke. 10/10 recommend!!

This is a great little apartment complex with very friendly people and a nice little hiking trail…read more It's front office and maintenance staff respond rapidly and are always friendly. They offer town homes and two bedroom apartments, we're in an apartment. The best features are: gas stove, no cost for heat, washer/dryer connections (you can rent them from the office but its cheaper to buy), and storage facility on the balcony. We have a dog, and they don't charge a monthly fee for having a pet! Many other complexes add a $20 fee in addition to their pet deposit. Really, the only thing keeping this place from 5 stars is that its an older construction and you can hear your neighbors all the time. I live on the third floor, and whenever I walk or my dog walks I can feel the floor vibrate which leads to the neighbor below me complaining about it all the time. If you get a decent neighbor then it'd become a five star place, as you expect some noise in an apartment complex.

Residents are loud and disrespectful and the community is mostly foreign people. The management staff are rude, belittling and unprofessional. Seeing other people's comments about the noise level and the steps throughout the night, why live in an apartment complex if you are worried about your neighbors. Shouldn't choose a basement apartment then! The location is fantastic the residents that live here are amazing. Property management does absolutely everything they can to make your stay the most comfortable stay possible and will go over and beyond the Call of Duty in order to make you feel at home. Listening to rejects post negatively about the complex should make anyone more proud to live here! Love the Cotton Mill!
