From there, the transaction was very smooth and we didn't run into any problems. Carolyn kept us informed and handled everything very thoroughly. Selling a home involves a lot of details, so having a realtor who communicated well and documented what was happening was important to us. Carolyn was an awesome realtor, and we had a very good experience working with her on the sale of our home.

They provided a seminar for first time homebuyers, and Alli was great at answering all our questions throughout the process. She was incredibly responsive, had great schedule availability, and made us feel like she was also invested in our homeownership. She grew to understand and remember our property likes and dislikes. Wethman Group also offers a lot of perks for their clients; they hold client appreciation events, and offer complimentary equipment rental for your new home (power-washers, moving van, etc). We highly recommend them for first time homebuyers!

I'm an economist and have been frustrated in the past that realtors (and others who should understand) don't have a basic understanding of markets and finance. Katie is analytical and bases everything she says on facts and evidence. No bullshit or hand-waving! I loved knowing that she knows so much more about finance than I do. Both the sale and purchase were challenging. Katie helped us resolve the difficulties. The sale was complicated by the fact that there was an open lien on our property. A bank had failed to record a home equity line of credit held by a previous owner as closed. A previous title search had missed this and I foolishly did not have title insurance. The title company offered to solve the problem for $10,000. Katie did a lot of spade work and got the bank to record the lien as satisfied, saving me the money and saving the sale. The purchasers were also difficult and Katie gave us great advice about dealing with them and the sale closed on time. Our subsequent home purchase was also complicated bv the fact that the sellers wanted to do a sale by owner, which effectively made Katie the agent for both seller and buyer (although only compensated by me as my buyer's broker). She again provided infallible advice when issues arose and also gently steered the sellers through all of the many problems they thought they'd surfaced. I'd recommend Katie Wethman and the Wethman Group to anyone buying or selling a home.

Shanika is knowledgeable about neighborhoods, real estate trends, and very well connected. Early on, I said I was willing to look and live all over DC, but really wanted to stay in NW, love natural light, wanted a 2bd condo and near "things". (I don't have a car). Shanika listened to me, watched carefully when we went to see condos, started to underhand my likes and dislikes, and never made me feel silly with all my questions and lack of knowledge. We communicated regularly via text/phone and using a particular app, she was able to see they types of places I was interested in. I saw a condo that was going on the market in a few days, we saw it before it went live... and the rest is history. The Coalition Properties Team hand held me( literally) through the entire process. I was also getting EHAP/HPAP monies making it a bit more difficult. They were on it. I was so impressed and thankful. I also love that they work with and support many black owned businesses and contacts. (Shoutout to my lender and inspector!) So, to say it long. I had a wonderful experience working with Shanika. I put an offer on and purchased my first condo. I'm a homeowner y'all!

Shanika has been with me every step of the way from finding a property through the closing. Her ability to "read" the seller was priceless and resulted in negotiating an awesome price for a property in a great area. Our journey with Marysol has been a wonderful life experience. I say life experience because buying…read morea home during the pandemic has been something that was truly unique. We were referred to Marysol by a colleague and met several years ago when looking for a 1-bedroom condo. I was single, twenty something, and hanging out in DC every day. Very different times indeed. 12 However, due to some outside factors we were unable to complete a deal with her. Fast forward years later I'm married and expecting my first child and it became imperative that we find a place to live. That 2-bedroom apartment life was coming to an end, and fast. Not only was it beginning to feel cramped, but due to COVID it seemed like living in an apartment might not be the best decision for the near future. Because we had such a good experience with Marysol previously we figured we'd give her a call and try our luck again. We were happy find that if anything time had only made her sharper. After contacting her, having a thorough consultation about our needs we jumped into the market. With the clock ticking till baby arrival we had to move quickly. We had expected things to change in the market but were not prepared for how drastic things had become. We soon discovered that due to the pandemic houses that were typically "boring" in Montgomery county, MD were now ultra-competitive. City dwellers looking to get out were now buying. Every offer we put in was competing with 10+ others. Not to mention that each home we put an offer in on was going 50k+ over asking. Despite this "NEW NORMAL" Marysol was a steady hand in guiding us through the process. I think at one point she was surprised at the aggressiveness at the market. She quickly rallied and adjusted our strategy. At one point our lender even backed out due to issues with lending during COVID. We were seriously at a low and were beginning to think that we'd just rent another apartment or townhome. Marysol quickly introduced us to a new lender who was seriously amazing! Even when our old lender told us that no one was lending. With less than 2 months to go till baby, Marysol navigated us through the very competitive landscape. She was very creative in structuring our offer to make it competitive in a sea of others. It was tough, and there were many late nights discussing contract language, but it was worth it. Finally, on our third offer we were accepted, and closing went through in less than 30 days. I will say there were sometimes where things were tense and that's expected during buying a house and I think the COVID situation made it worse. No matter what happened though we know she had our best interest in mind. Marysol remained steadfast and dedicated to us through it all. If there were times where she didn't have an answer, she had a team of experts behind her that could jump in. Now after several months of hunting we are in our new house and are excited to begin our new life with our first home. What we liked most about her is her sense of style. She's not just some boring "old school" realtor, but someone who is deeply passionate about her clients and isn't just trying to put you in any house to get paid. She knows what is hot in the market and knows how to help you get that home that fits you but is also a worthwhile investment. Look, buying a home is a difficult process and you want someone with you who is going to understand how things look from your perspective but push you to do things outside of your comfort zone. It takes guts and having someone you can trust by your side while you go through that is crucial. Buying a home is not for the faint of heart. Especially in today's times. It is easily the most significant purchase you will ever make. With someone like Marysol by your side you can't go wrong.

Her instincts on how to craft competitive offers is stellar and resulted in the seller accepting our offer on the first home we looked at. To boot, the home appraised for $10K above our offer, building instant equity. She has a great eye for value and can see a home's potential, even in a homes that may not show well. Likewise, she is good at pointing out pitfalls when she sees them. Another great trait is that she is careful to communicate as frequently as you want her too, while still being responsive. We had a family emergency overseas in the process and she found a good title company that was able to get our stuff squared away without issue. I'm always impressed by how hard Marysol works, even for smaller buyers like us. I could not have been happier with my experience with her. Marysol's the best in the DMV, accept no substitutes!
