I've emailed Andrea Beaird/Team Lead for Catonsville Gateway Condo's on several occasion about different hazards/issues/problems/fixes and also asked questions regarding 2023 annual budget. To date no response/answer. This poor work ethic, customer service and poor response time, should be reviewed immediately. While the lack of response has continuously happened to me, other homeowners are experiencing this lackadaisical effect by Ms. Beaird as well. You would think if you have hired AMC property management company, homeowners submitting emails with pictures depicting our safety being in jeopardy, would not fall on deaf ears. We have 1 renter with 2-5 cars without plates being stored on the property. The list of atrocity go on, parking lot lines not visible, handicap parking being occupied without proper decal (calling posted tow service is useless because you don't know whom the authorized reps are on their outdated list), cigarette butts and pet feces all over the lawn, porch lighting on all day (increasing unnecessary electricity usage), inside the carpets stink/dirty, windows dirty, and doorbell service broken along with rusted railing hazard. Homeowners not residing in the community are not held accountable, renters doing whatever they please, spitting off balcony where it goes to another units property, quiet hours not being kept, parking in or impeding other reserved parking spaces are just some of the several items requiring immediate attention. American Community Management has helped create this circus we are living in. Currently our HOA dues our $209.00 (which increased $20.00 for 2022). Dues are increasing 12% because of inflation per AMC, bringing our monthly fee to $234.00. My email questioning the budget numbers about where the money is going went unanswered. American Community Management is not managing our property, they are bleeding us dry via our HOA fees. We do not have ANY amenities (no pool, play ground, gym, business center or a club house). Unfortunately, having to deal with the lack of attention to detail by American Community management puts all of our security/safety at risk.

Trash & debris add a certain decor to the lighted fountain. Don't ya think?!

My lot rent has gone up TWICE in a 2 month time span!!!! This is unacceptable!! This company placed a lighted water fountain in the middle of the neighborhood lake. For what?!?! The fountain looks spectacular with all the trash & debris floating in the lake with it!! WTH?! How does that even make sense?! Your company standards are out in left field.

"Security" doors don't work and have actually trapped people inside. No dependable maintenance, better not have an emergency! No storage in unit and assigned storage units are filthy and exposed to mice and other crawling things. Before Stork took over it was almost worth the $ because they were the cheapest around. You and this company along with the owner over seas is going to be held accountable. I promise you that. The service this company has provided has been the very most disgraceful and unacceptable! Renters have rights. You Kay will be educated on that! It's also extremely Hilarious how they have these pictures of these guys fixing stuff. Like the one changing a lightbulb I don't think that dude ever changed a lightbulb in his life.

I thought I had found a sound and reliable property management company but soon did I realize the complete opposite. This company is not responsize to responding timely to correspondences, is not quick to react to resolve problems as they occur, accounting issues (incorrect payment/invoicing), requires consistent follow-up., etc. With all these issues why hire a property management company why not just hire yourself. Often with new relationships its a learning and get to know with all parties involved. However I found myself trying to hold this company accountable for all services identified in my contract. Quite often when I openly shared my disappointments I got, "I'm sorry". Well I am running a business renting my property. At the end of the day those "sorries" are costly and I am thebsole owner of all the disappointments and mistakes. I kept trying to convey this to the owner and her one assistant but that never translated into getting my property managed effectively as I was promised. In the end I had to severe ties and terminate my contract early. I am now having to deal with an unhappy tenant. It seems issues were not resolved in a timely manner when they were presented to the property management company and the relations between the two may not have been on the best of terms as I am now finding out. So to all those looking for a new property management company I am sharing my testimony for you to benefit and save you much headaches as you continue your pursuit.

They have consistently ignored me, dodged my phone calls, and fabricated lies to get out of their mistakes. The many problems I have had go unresolved with this rental company we're black mold, insects, rodents, plumbing issues, and so on. It is an endless list. They don't care for there tenants and they actively work to cover up their mistakes. They do nothing when important matters arise. It took me threatening to sue them to get any response from them. I will encourage anyone and everyone not to rent under this company for your own sake. It is by far the worst customer service experience I have ever had in my life and I hope it doesn't happen to anyone else.

We were making a move across country and we were hesitant. Before we even packed one box they had our home rented. It was such a great feeling to know that our home would be in good hands with such a personable and professional management company. We did not know how long we would rent our home but we have rented it out for the last several years with VPM and they have taken such good care of our home, the maintenance of our home, and our tenant. I highly recommend VPM for anyone who is looking for a property management company that will take good care of your home as you would. I want to especially note how communicative Hannah at VPM has been with us over the years. Over the years we have lived in different states and have dealt with renting homes from private owners and had to deal with other property management companies. We found them to be cold, uncaring, with no regard for maintaining the home. This has made us say on several occasions how lucky we are to have such a great property management company taking care of our huge investment, our HOME! I'm sure one day we may move back into our home, but until that day comes I know that our home will be well taken care of and any of our tenant concerns or challenges will also be attended to.
