Love these guys. Our Association was on the ropes, a real mess and we interviewed a number of PM companies to see who could help us best. We had the interviews and sensed that Robin was non nonesense and would help us where we needed it most. She did and hung with us for a year until our new PM joined our team and slowly took over. Nick is a great guy and is super responsive. I am happy to recommend Amcor, they have served us well and the majority of our homeowners are pleased as well. Like all associations, we have the "grumblers" about this or that but when the vast majority are happy with their results and management, that is rare any longer. 100% recommend for Amcor based oun our experiences. read more

AMCOR sends violations to homeowners without verifying the validity of the violation. The incompetent people they hire send out violations with no basis. They progress to fines on the inaccurate violations. When pressed for proof, they have none. Then they become belligerent. The owner is untruthful and tries to bully homeowners when it becomes apparent that she is fabricating falsehoods. Having dealt with many property management companies I was quite impressed with the professionalism and response time given by Amcor. I was greeted nicely by Ms. Litchfield, she was attentive with my requests and even followed up to make sure all was understood. Having had previous negative experiences with the HOA, Anna made my inquires hassle free and gave my request validity,. I would recommend giving them a try. The rates are also reasonable. Horrible. Robin will not follow CCR's or Community Rules. If you ask her about it, she will call you out over a Zoom meeting and let other homeowners know that you are the unprofessional one, while telling people how she's done this kind of work for 35 yrs. What kind of work is that? Not follow rules. Do what will benefit AMCOR? Target unsuspecting homeowners? Our board should have open meetings, except with AMCOR, there are none and no minutes so we can all be informed. I have complained for months about our community looking trashy and their online complaint process is worthless. Homeowners can complain but cannot provide photos of any infractions. We have homes with blatant infractions and AMCOR will not respond, take notice or even send warnings. There is no point having any rules, guidelines or legal documents, because with AMCOR, they will not be followed. If you get on their bad side, they will target you, relentlessly, until they decide to target someone else. They will tow a homeowner's car several times in one week, and someone else can do the same, without as much as a slap on the wrist. Nothing is consistent. Nothing is transparent. Stay away from this company just a bunch of incompetent people. Plus, I'm not sure about the education level of one of the owners. The LinkedIn resume doesn't list much of an education level at all. A lack of education is evident with anyone who deals with her, in her level of expertise and in her communication skills. Plus, she can be very nasty on the phone and in her emails. I can't get over how nasty she is and she's allowed to have this arrogance. I showed many of her emails around the community to residents and they can't believe her incompetence and lack of credibility. But, I guess she is a puppet for the board so they keep Amcorprop around. The community is also considered a second rate community in the larger community. So the community hired a second rate property management company. There are many more negative reviews about this company than positive reviews . That's a big red flag right away. Amcor Property Professionals is terrible, terrible, terrible, they gradually have destroyed the beauty of the condominium complex where I live. They have let most bushes and plants die (not replacement at all) and cut all the beautiful mature trees we had, the irrigation system is broken in most of the property since many years ago. Last year they cut down 19 beautiful mature trees in one day, the process of cutting threes systematically started a few years ago, 7 trees one year, 8 another year and so on. Now, the interior of my condo is much hotter, more noisy, no more beautiful birds outside my balcony because there is no shade. The manager never answers the phone, he never comes to the property, it is impossible to communicate with this managing company. Amcor Property IS the HOA, because of that we never have HOA meetings, they collect the HOA fee from owners and they decide what to do with the money, they try to make as much profits as possible, by charge a fair amount of money and use as little s they can in taking care of the property. The managing office is closed 24/7, nobody is ever there. At their administrative office in Scottsdale, the woman that answers the phone is very, very rude. My condo has been depreciated in value because of the way the complex looks (kind of abandoned and trashy). A few people have their balconies look like a garage sale and they do nothing about it. There are empty flower pots and flower beds all over. Two rusted grills without a cover by the pool. Run away from this company, I might sell my condo which I have renovated from inside, a hard decision but I am so tired of not been able to do anything and been frustrated. They have good lawyers so getting rid of them would be a nightmare. One star is a gift. This company manages our HOA in north Scottsdale, and they're horrible. They are money-hungry suits that really don't care much about the community - except when the bushes get a bit too overgrown and they see the opportunity to collect a fine. The community areas look like, well, garbage and they haven't done much about it. Vacant properties abound, and they are left to sit in disrepair while they do nothing about them. Very disappointed with Amcor property management (PM) services during 3 years living in our community. Our PM is not receptive or support new ideas made by homeowners to improve safety, architectural guidelines, cost management, image, or change to the most strict HOA policies, rules, fine schedule, architectural Guidelines compared to neighboring communities. Amcor has been our property manager for years, and the PM has allowed our HOA Board to operate without the most basic tools to operate an HOA; no written sub-association Architectural Guidelines or Reserve Study. Our Homeowner portal is out of date and not properly maintained. The minutes of the HOA Board meeting are frequently inaccurate and attempt to coverup HOA Board mistakes. Last year, our PM/HOA Board levied $2150 in Fines, yet spent $7400 in legal fees. I have been on HOA Boards working with several PM's and have never seen a more dysfunctional PM/HOA Board. HOA Board meetings are infrequent, noticed with a minimum days per law, scheduled at inconvenient times, and therefore are attended by few homeowners. Horrible company. Was discriminated against after they found out I had a service animal. They lied to use saying the home was to be sold and then posted it back on the market a couple weeks later. Abysmal. Just abysmal. Unfortunately, they manage the community where our rental property is located. I've been in Arizona nearly 20 years and lived in several neighborhoods with HOAs and property management companies. After my experience with Amcor, I'm now one of those people who despite any type of governance over my home and/or property. Our community manager has been rude, unhelpful and seemingly unwilling to work with us to resolve issues related to our account. A little bit of friendliness and a "hey, let's resolve this together" attitude would have gone a very long way. read more

As part of the HOA Board who hired AMCOR, I find them to be a consistently very professional company and employees. They are knowledgeable about HOA regulations/laws, and give good guidance to Board Members. They provide Board training as part of the management fees. There is a great website for Board Members and all homeowners which is all included too. There are no 'nickel and dime' fees; the Platinum Contract includes everything a Board needs. Our specifically assigned Property Manager, Cara, is responsive by phone and emails and follows up when issues need consistent attention - a pleasure to work with. Her management within AMCOR, Robin, is also very supportive and also attends our Board Meetings alongside our Property Mgr. A great company overall! read more

Absolutely horrific experience dealing with this company over the years. They refuse to clean up our common area after numerous emails about graffiti, trash strewn throughout the area, dirty needles in the gravel, and continual avoidance of taking the proper measures of keeping our living environment safe. They say that they take care of the outside area of the complex but ignore attempts to ensure the home owners property is safe from continual vandalism. We have had copper lines cut from HVAC units and have asked for more secure measures to be taken. Instead we pay an astronomical amount to live in filth and have these "landscapers" damage our property while our HOA representative constantly reiterates her go-to line of, "It is not the HOA's responsibility." I should not have to pay for a mistake made by your vendor. You are our representative. That means you fight for the community instead of cowering in a corner, especially when clear proof in the form of pictures shows your vendor is in the wrong. We are left wondering exactly what this joke of a company is responsible for. I will gladly update this post in a positive light once you choose to do your job and do what is right instead of taking the easy way out and repeating copy/pasted lines as you glide through your work day. read more

We've had unnecessary and unwarranted letters about someone parking overnight in front of our house - something we have no control over since they were not our guests - and then no letter and a violation notice sent during a house sale. I am a Board member and Treasurer of our HOA in North Scottsdale. About six months ago, we switched management companies and after interviewing several companies, we chose to go with AMCOR. Part of our research and due dilligence included obtaining references from several of their current communities. Every one of these references were full of praise and appreciation for AMCOR and they highly recommended them with no reservation. I have been consistently impressed and happy with their performance. We have dealt with Robin, Jim, Denise, Vicky and our community manager Cara, who have all been extremely competent, responsive, professional and a real pleasure to work with. I am so happy we chose them! Some of the reasons we decided to switch our management company was because our prior company (APM) was nickel-and-diming us, wouldn't return phone calls to residents, used unlicensed and uninsured contractors, provided insufficient accounting records, employed rude and incompetent staff and paid for items not authorized by the Board. We are now paying a lower fee and receiving more services. But more importantly, we are treated professionally and with respect. I have read the bad reviews on here and I am baffled. I think that there are people who blame the management company for everything that goes wrong in an HOA. These people need to realize that it is the BOARD that really controls things. The BOARD hires the management company and the BOARD gives them direction on how to manage the community. If the management company is bad, the BOARD has the power to fire them. Furthermore, some people do not understand that the HOA is bound to the CC&Rs and things that people think should be enforced cannot be. Amcor Property is by far the worst property management that I have ever heard of and personally experienced. I know this may seem like a generalized saying, but to state that they truly lack any integrity, character or respect is just the beginning of this company's problems. Lack of ownership, communication and follow through is just touching the surface of their issues. Do not use this company, and I would recommend leaving them if you are a client of theirs. Over the last 3 years at La Loma Cove, located at 7024 E 6th St, Scottsdale, Az 85251, Amcor has: 1. Schedule a driveway re-surfacing, and then taped off the drives in front of people's driveways and the common access point without communicating it properly (mail and signs posted near the mailbox would have been a decent start). It was not communicated to most of the residents, who either showed up to a taped off driveway and taped off center courtyard that is vital to getting inside. People could not enter or leave in their vehicles without smearing apoxy all over for quite some time. 2. Lack of timely repairs to the community spa, and then not communicating when they were expected to be completed. This went on for over two weeks. 3. Locking up the pool gates without communicating this to the residents, and without anyone voting on this measure being approved. The pool was locked without anyone having access to a key, on Memorial Day weekend in the middle of the day. The one resident who seemed to know something about this, said that Amcor said they would be sending keys, yet no one has received any as of today, 6/9/2017. 4. General repairs on exterior dry wall took longer than 3 weeks to complete, where people said they would "Show up and get it done". I had to remind the property manager after 3 weeks about this. This was shortly after bees got into the exterior stucco in another spot, months prior to this, with a much smaller hole left exposed. All of this is documented via email, over multiple years. I have finally reached a point where it would seem that reviewing this company and listing the facts of these problems is the only way to influence some sort of change. read more

AMCOR surprised the heck out of me, with their attention to detail and responsiveness unlike anything I've seen before. I have been attempting to contact my property manager for almost a week now to no avail. My car was supposed to be towed within 24 to 48 hour for expired tags, which is understandable. However, I fixed the issue and tried to communicate that to them. Its been a week to the day, and they just towed my up to date car for no reason. This is absolutely unacceptable! This is the second time our community has gone back to this team of people. I have had nothing but issues. I went through 3 rain storms without a fix from them before going pro active with it myself. It literally was two tiles on my roof that needed to be moved but its their job to bring someone out to do it not mine.I STILL have not heard anything about this! They don't even know that I fixed it!!... It took them over 2 months for correspondence on what ended up being a denial for a patio cover that was needed to block the sun from my four windows. Sorry but it does not take over 2 months to have a look at things to make a decision on this. They claim to have sent me a letter about it that has taken over a week to get here and I STILL have not gotten anything. They are in the same state as me. Seriously they could have walked it to me in less amount of time. If it was not for my proactive attempts at contacting them I would still be waiting on things. While I waited almost 3 months for the approval/denial of my patio cover I recieved 3 letters about some none related things at my home that needed adjusted. But STILL no information about the request! It is very clear after e-mailing this company and their back-lashing behavior they are more worried about taking money from you than they are about the properties they manage. They often will not return any phone calls. It takes several calls by different people to solve a problem within the complex. If a payment is late (mine was "lost" in the mail), they send a letter after the 15th saying your late and subject to late fees, knowing this before the late fee deadline would be a more businesslike approach. The topper is the bad attitude from managers- like they are inconvenienced by customers' requests. I am writing to you to disclose the practices that are being done by your management company (AMCOR) for your Property Owners Association. Please be aware that if you sell your home or property in Coyote Crest while it is in the management of AMCOR, you will be charged a disclosure fee. This is fine. But, here is my problem, I had a contract on my home and it fell out due to a contingency, (no fault of mine). I now have a contract on my home which I hope closes escrow. I received from the management company a statement of fees. They are charging me $250.00 for disclosure fees. Disclosure fees in this association are $125.00 per transaction to be paid at Close of Escrow. I am being charged a disclosure fee for the contract that fell out and did not close escrow. Plus, the Title company cancelled the transaction (ordering documents) prior to it being completed. Just a tidbit - AMCOR had the wrong address on the order for documents and the wrong closing date. AMCOR claims they did the work even though it was cancelled prior to it being sent to Title or me; therefore, they feel they deserve a fee, but truly did not do the work. I would think this is the cost of doing business and they are a huge company. These fees are approved under Arizona Revised Statutes, but it states MAY charge you. They do not have to charge you these fees. Managing Home Owners Association apparently is very lucrative. Here is another charge that would not be disclosed to you until you get to closing. The Disclosure Statement AMCOR send to title is only good for 15 days. They will charge you an update fee. Most escrows have a settlement date 45 days after accepted contract. Therefore, you WILL be charged an update fee and it could be more than one. This company is only out for themselves and do not care about the communities they manage. If they can't even get an address correct supplied to them by a title company how can they manage? read more
