I was originally introduced to David through Emily Atwood back in May 2019. After a minor setback, I was reconnected with him by Mr. Bill Milko in June 2022, and from that point forward the process officially began. From June 29, 2022 to December 11, 2022, this six-month journey taught me patience, discipline, and the importance of having the right people in your corner. At first, I found a condo in Northwest DC that I absolutely loved. The price was around $220,000, which was amazing for DC, but unfortunately FHA would not approve it because the HOA reserves did not meet the required percentage threshold. While it was disappointing at the time, everything happens for a reason because I later found another property for $325,000 that turned out to be the right fit for me. I was also approved for the DC HPAP First-Time Homebuyer Program along with DC Open Doors, which were both incredibly helpful programs for low-to-middle income homebuyers. I highly recommend anyone looking to purchase in DC to explore those opportunities. There were definitely bumps along the way. In August, I had to resolve my 2021 tax bill, which became part of the process. Throughout everything, David remained patient, professional, knowledgeable, and personable. He genuinely cared and always kept my best interest at heart. He also stayed on me about my spending habits, especially my DoorDash spending, making sure I stayed financially on track to successfully close. David also made sure everything was taken care of through his amazing team, Josh and Danielle. They consistently checked in with me through calls and emails at least three times a week, making sure I understood every step of the process. That level of communication and support made a huge difference because buying a home can feel overwhelming, especially as a first-time buyer. They truly walked me through the process from beginning to end and helped make things much less stressful than they could have been. What really stood out to me about David was his personality. He is truly a people person and just an overall down-to-earth guy who genuinely believes in helping people achieve homeownership. You can tell this is more than just business for him. He wants to see people succeed and become homeowners, especially those who may not think it's possible for them. That kind of authenticity matters during a major life decision like buying a home. Terinee Bonds, who I originally met through Redfin in 2019 and who is now with Keller Williams, was equally amazing. She consistently checked in, advocated for me, and helped guide me through every obstacle that came up along the way. Like David, she was personable, caring, patient, and truly invested in helping me succeed throughout the process. In the end, I only had to bring about $3,250 to closing, and I also received seller credits, which made a huge difference. I am beyond grateful for David, Josh, Danielle, and Terinee. I highly recommend First Home Mortgage and Terinee Bonds to anyone looking to purchase a home, especially first-time homebuyers navigating the DC market. Their professionalism, honesty, communication, patience, and dedication truly made this dream possible. He will really work for his clients and it's worth it. Mike and his team at MBA were so patient and helpful and guided us seamlessly through the whole process. They were available at all hours to answer questions, help with offers, and explain what we needed to know. We feel comfortable knowing that we got the best mortgage available to us using MBA, and we feel certain that without them we could have easily been bamboozled by other mortgage companies and that we probably would have ended up with a bad deal without them.

So, in addition to the cost savings of cutting out the "middle man," we were looking to work directly with a lender who could offer us various loan options/programs. Though we thought we were going to go FHA, our county is USDA eligible and conventional was also a possibility -- we wanted someone who has all those options available, along with the experience to advise us as to which would be most advantageous for our circumstances. And we wanted that person/company to advise us based on our needs and not be motivated by what loan type would pay them best. MBA Mortgage Services turned out to be that company. As a mortgage LENDER, they offer all of the low-rate government loans, several "no money down" options, and various conventional loan programs, plus they're approved to offer several grant programs. We submitted our loan app, got pre-qualified in November, and started shopping! The housing market is such that home prices are high, and most sellers aren't offering closing cost concessions (which we needed). We were running our offers past MBA Mortgage for their expertise in evaluating those offers against the current market and our ability to get qualified. We asked to be pre-qualified for USDA. We asked about grant programs. We kept asking questions as new circumstances presented. :) And we did that for almost three months. Not once did we feel we were "bothering" the MBA Mortgage team or asking for too much. They met every question with a smile and thoughtful answer backed by facts. In February, we had an accepted offer! The contract called for an April 13 closing. We asked to close March 30, and MBA Mortgage prepared to accommodate us (and was ready to close that date). Mostly, everything went well. But for those things which didn't go so well -- there were a handful -- MBA Mortgage stepped up to help us resolve. Then a big issue came up. It was relative to erroneous information the listing agent provided about the home and made us ineligible according to an FHA guideline that neither the listing agent and our Realtor had knowledge of. Had MBA Mortgage not been experienced and knowledgeable, caught it timely, and had the expertise to resolve it (quickly, considering what the issue was), we would've lost this house. Instead of losing the deal, we still met the provisions of the contract and closed on April 12. :) MBA Mortgage came together with all parties, went above and beyond the typical expectations of a mortgage lender, and did it all with a smile. Don't let the fact that they may not have a physical presence in your state deter you -- we're in Florida, and we're happy we chose MBA. We'll definitely go to them again with future mortgage needs and are recommending them with confidence!

However, I continue to choose Federal Hill Mortage because Tammy Saul and her team are always committed to making sure they are doing 150%. With them on my team, the home buying process is a little more relaxed and I am always confident that I am surrounded by people who are trying to help me achieve my goal. This team is well-educated on home-buying and are always ready with a recommendation and a positive attitude, especially in these confusing financial times. That's why whenever anyone tells me they are thinking about buying a home, the first thing I say is "Have I introduced you to Tammy and her team?" Five stars all the way around.     What can I say, theses guys at Academy Mortgage are just amazing! What I accomplished in six (6)…read moreweeks with Brian and the team over at Academy Mortgage, could not be accomplished in over six (6) months with Lending Tree!!! Before I found these guys, I was thoroughly run through the ringer at Lending Tree. This is the story, trimmed down: I spent literally six months trying to get a refinance through Lending Tree. I wish I'd read the reviews first cause I would have never gone that route (and never will again). Trying to get a loan from Lending Tree was quite possibly the worst experience I've ever had in over 30 years and I remember quite vividly as a child getting my loose teeth pulled out by my mother with a bloody towel. For one, Lending Tree is notorious for employee roll-over. I had three (3) different agents, working in two different time-zones, sometimes with 2-3 weeks going by before I was assigned a new agent. You know it's game-over when you call the agent's extension and received "Welcome to Microsoft Exchange!". Which meant another agent got the axe. Once the new agent was assigned, I had to resubmit parts of lost information, and re-establish a relationship with the agent which was unbearably stressful. Long story short, I was in my last few months before an Interest-Only loan I was locked in on went terminal (a decision I poorly agreed to at one time due to lack of capitol and other reasons, too much to go into at this time)... I talked to my Real-estate guy and he said I should have hit him up to begin with, he knew just the group to work with, they're local, they're nimble, they stay on-top of it; and man was he right. I was provided Brian N.'s cell phone # over at Academy Mortgage... That right there closed the deal for me. Communication with Lending Tree was atrocious, I would place a call or send an email/fax and not receive word back for three (3) *business days*... Imagine communicating with someone and it taking 12-15 business days to get one issue resolved because if you had one 't' that needed crossed or an 'I' that wasn't dotted, you had to resubmit; pulling your hair out in the process. When I called Academy there was a real human voice at the end of the phone every time. I was able to communicate w/the folks at Academy in real-time and they were completely understanding of situation, in-fact, they even went out of the way to follow up to my emails over the weekends. As I stated above, what I accomplished in six weeks with Brian and the team over at Academy Mortgage could not be accomplished in over six months with Lending Tree.     Cazle Mortgage secured two loans for my family and I to purchase the home of our dreams. No…read morecomplaints there. After closing, as many mortgage service providers do, they "sold" one of the loans to another company. I repeatedly reached out to both Cazle and the other company over the next two months in order to make my first mortgage payment on time, as the company that they sold our loan to didn't recognize our names in the system and ultimately, never received our loan. (I have at least 8 emails and many recorded calls documenting my efforts.) Unfortunately, Cazle dropped the ball and we got caught in the crosswinds. Instead of attempting to remedy the situation, or even apologizing in a meaningful way for their mistake, the harassment began by Gary Becker and Barry Diggins, the owner of Cazle Mortgage. I was berated for not having made timely mortgage payments and accused of trying to avoid my financial responsibility. This was particularly disappointing with respect to Gary, who held our hand through the loan application process, and seemed to understand how important our new home was to our family. Ultimately, through no help of Cazle Mortgage, I got the paperwork from the correct lender, and made all payments to date. Perhaps this was a unique situation? I don't know. As owners of multiple real estate properties, and working professionals, we have never experienced the lack of professionalism, nasty harassment and ultimate narcissism displayed by Barry - especially during the holiday season. Cazle Mortgage leaves a lot to be desired. Buyer beware.
