Where do I even begin? Since moving in back in late September 2023, this place has been a constant source of stress and frustration. From the apartment itself to the management, and especially the people living around us -- it's been one issue after another. The unit? A disaster wrapped in cheap paint. Cabinets glued shut, doors barely working, closets and balconies that feel like they'll snap off at any moment. The entire apartment is covered in layers of paint so thick they've sealed things shut. Even now, months later, the chemical smell still lingers in the air. Water service is inconsistent at best. It shuts off randomly -- right when you need it. The hot water is unreliable, and the water pressure is so weak it's practically nonexistent. That ties directly into our dishwasher, which hasn't worked since day one. We've had it replaced three times, and each time it somehow got worse -- cheaper, less effective, and still leaves soap and food residue on everything. Everything in this apartment feels like it was built to break. The toilet, the sinks, the doors -- it's all cheap, fragile, and barely functional. Now let's talk about the infestation. Ants and bees were everywhere during the warmer months. We lived with bees for what felt like forever until maintenance finally got around to removing their nest. Ants kept showing up even after sealing every crack I could find. Winter was the only reason they stopped -- for now. But here's where it really goes downhill -- the noise, the neighbors, and the non-stop disruption. This isn't just our problem. It's a complex-wide issue that no one seems to want to fix. People slam their doors at all hours. Dogs bark endlessly. Arguments break out almost daily. There is zero soundproofing and even less respect for the people trying to live here peacefully. We've reported the constant noise over and over again, and management has done nothing. Just vague reassurances and no follow-through. The noise is so bad that it's affecting our health. My mother, who already struggles with sleep, has gone nights without a single hour of rest. And we're not alone -- we've spoken to other residents dealing with the same chaos. This is not a one-off neighbor issue. It's systemic. On top of that, every Tuesday like clockwork, the leaf blowers start blasting at 8 AM sharp -- for a full 30 minutes. And somehow, the grounds still look dirty afterward. Just noise for the sake of noise. The homeless situation only makes things worse. People break in regularly, the gates are constantly broken, and trash is left everywhere. It feels unsafe, unsanitary, and completely ignored by management. Even the laundry machines are a joke -- clothes come out barely washed, with a musty smell that clings no matter how many times you run the load. It's completely unacceptable for what we're paying. And if you think this is just one bad review, take a look at the others. You'll find a long list of residents just as fed up with the noise, the poor conditions, and the lack of accountability. Great places to live if you like your mailbox and car broken into, or the Hemeth crack heads taking a late night dip in the same pool your kids swim in, And the security is top-notch at not doing sh$t, and the smell of pot coming from your neighbors apartment while you have guest over is the icing on cake. and it's all just 1500 - 2500 a month. read more

I have nothing but positive things to say about my experience here. Huge compliments to Mrs. Kathi and Mrs. Nikki. We've lived here close to a year now. Before we even moved in officially they have always been so respectful, professional and understanding. This was our first home together and it was a scary huge jump from home. I know for sure I asked a bunch of questions, Never the less, the manager Kathi and Assistant Manager Nikki were very professional in guiding us. As in any home, maintenance was needed and they were fast at providing us service to our home. They as well were just such kind gentlemen serving us professional care, including not entering our home without us as requested due to our protective animals. There's nothing like living in a home we're you feel mutually well respected and cared for knowing that your needs will be met. I recommend living here you will feel very comfortable here. I moved into these apartments on 06/01/2021 and the lease agent Nancy was terrible she was never prepared took forever to get back to me and made my application process very difficult she always blamed everything on her manager Kathi but the truth is Kathi was the light at the end of the tunnel she stepped in and has been wonderful with getting back to me promptly and getting things done in a timely matter I appreciate her definitely don't wanna deal with Nancy ever again if I can help it she is just a negative experience all the way around but Kathi solid as a rock thanks for stepping up Kathy your hard work isn't in vain read more

Just recently moved into this complex .It is a great place to live. My wife and three children are very happy living at amberwood villas. Leigh Ann the property manager is very kind and attentive to your needs. She is always willing to help you In anyway she can with any issues you may have with your apartment or the complex. Ron the head maintenance man is great. You put a work order in and he's there in a jiffy to fix any issues with your apartment.Everyone is so nice and helpful. The property is very quite and peaceful. The children love the pool and play area available to them as well. We are so happy to have found this place. Update review: so I've lived here over a year and things were great until they switched Company's. The laundry room is not open when they say they open I've waited up to an hour waiting for them to open it up. As well as it's been two weeks since we had those nasty winds and trees were literally ripped from the root and fell over blocking sidewalks and such. Well the trees are still there. Someone me trash ripped open a couple of days after Thanksgiving leaving a trail of rotten food and a carcass of a turkey and that sat out there for over a week I'm pretty sure the heavy winds blew it away. I remember there used to be a security guard walk-in and driving around making sure the place was secure well haven't seen him recently. Last night my sisters car got broken into inside a gated community! They stole her gate clicker and Christmas presents out of her car they even had time to decide what they wanted to take because even the thugs went thru her trunk. Where was the security guard? They also had time to unplug and take out her LE D lights inside her car which takes time to do. I'm so disappointed and can not wait till my lease is up I don't feel safe anymore. Also another thing I understand it's the people who live here who don't pick up after their pets but I remember all the other apartments I lived in the maintenance guys always picked up if it got too much at least do that so I'm not always looking down watching where I step. There's a reason why I chose a gated community and security drive around in Hemet. Also the gym machines have been broken for nearly a year can someone do something about this please? Kathi the apartment manager treated me like a person from the moment I met her. I never felt like just a renter. She tried to assist in everyday that she could to ensure that the rental experience was as easy as possible. About 6 months after getting the place, I had a small maintenance issue. Steve the maintenance guy came to my apartment was very knowledgable about his craft, friendly, understanding of my pandemic fears with proper PPE gear, and a professional mannerism. The gates don't work and they keep it open almost 2months and they still hasn't fixed it. We have 3 cars all our car get vandalism.And today the water is not working and also the hot water. DO NOT WASTE YOUR TIME OR MONEY. I give this place a big ZERO. Let me start by saying Janette, the property manager, is a SCAM ARTIST. When I moved in I was given a SIGNED quote saying how much I will be spending to move in by a specific date. When I received the quote, she told me if I were to move in over 2 weeks earlier than I needed to (I still had the rest of the month in a lease DOWN THE STREET so you can see why I wasn't in a hurry) she would be giving me a "discount" of $300. So I should have paid $322 as of the first of the month after my $1000 deposit. Total to move in I paid $2375. Well, first of the month came around and I received a bill for $641.22. So my boyfriend and I went to the office to get to the bottom of it. Janette was calm and collected when she told me, "no, this amount is correct". I demanded to see the copy of the quote she and I had both signed and she said "well the price is already adjusted so there's no point". She showed me the piece of paper with the price OBVIOUSLY whited out with the "NEW" price of $641.22 and continued to argue with us saying "people make mistakes" and refused to honor the quote she gave me. After contacting the management company's supervisor, they finally decided to honor it. And she called with the fakest "Have a wonderful day" attitude. As if she didn't understand that she has just FORGED MY SIGNATURE ON A LEGAL DOCUMENT. NEXT: I asked to see the unit I was moving into for over a week and was told "I.T wasn't ready". They didn't let me see I.T until the day before I was moving in. When I came in with maintenance, I found a GIANT red stain on the carpet directly in front of the 3rd bedroom door. literally the size of a dinner plate. The walls and cupboards looked like they didn't clean AT ALL and decided to paint over everything. The walls literally were painted white over tape, staples, hair, crumbs, and the drawers I found zip ties painted over as well as hair ties, plastic caps, I mean the list goes on. Majority of the cupboards didn't close correctly and one of the rooms wreaked of weed. I told them all of my concerns and watched Janette write I.T down on her trusty paper. WELL, I moved out after 3 months. The place was terrible. The toilets were broken repeatedly and had to call maintenance to fix repeatedly. Door knob literally fell off the door. Gates never worked. Maintenance didn't seem to care about keeping up landscaping. There were rocks on dog poop and trash everywhere every day. I paid $1375 to cancel my lease early because I couldn't take I.T anymore. I'm currently moved out and I have been expecting my security back in full because I cleaned the apartment fully and left zero mess. OFCOURSE I received a BILL. According to miss JANETTE, the damages and retouching of paint and shampooing were worth $515. Keep in mind, I worked full time, and spent a lot of time off the property at my boyfriend's house. I had zero time to cause ANY damages. And there was also another $485 missing from this. I paid $1000 in security deposit but now owed $15. I am not surprised and even said I knew this was going to happen. They are literally stealing my money. I've lived in another apartment and I owed $25 for a whole couch that was left behind that I told them I did not have help to get out.n TWENTY FIVE DOLLARS for all of that effort. But somehow I have to pay $515 in an apartment I spend 3 months in and did zero damage to? This place is disgusting and I intend on fully going forward with making sure this doesn't happen again even if I.T means getting a lawyer for them forging my signature on contract documents. I lived there from November 2017 to November 2019. The problem I had was with the manager Kathi. She was cool at first. She seems friendly until it's time to fix an issues. She put a Hit and Quit it noticed on my door when I gave her my rent way in advance since I was traveling. When confronted, she acted like it's not a big deal. She had my rent sitting in her desk for almost 8 days. Then had the audacity to make an excuse about she was busy and tired. She never apologized but made excuses. I don't think she cares because she seems to get away with a lot of things behind close doors or cover up what's she has been doing. Thank goodness the secretary was there to see witness Kathi's response to the situation. I'm glad the secretary left that place as well. She was too sweet to fall in this pathetic of a woman Kathi. She also tried to charged me for fees after I left and acted like I never gave in my last bill for water etc. Please document all your interaction with Kathi or have a witness with you at all times when speaking with her. She lies to the 10th power. I wish I had known that earlier on but caught on with my rent situation and carpet situation. Before Kathi became manger, any problems I had was taken cared of. I had dead bees in my cabinet in the kitchen. Only to find out there was a hive above sliding door on the patio. It was taken cared of in a timely manner! Other than that, the apartment was quiet in the winter months but once summer hits you will hear children playing outside or in the pool. Also be mindful homeless people roam around especially using the pool late night. They do jump over the gate. I have seen it for myself and I have reported it as well. read more

In the past week I've call down to the office twice both times nobody answered so I decided to take myself up to the office and of course somebody was sitting in the office. I could understand if you get busy but when I walked in both employees were sitting at their desks. I'm looking for a new place to live and was looking in the Hemet, Ca. area. Went by the property 3 separate times, first time at 3 pm, second time at 11:45 am and another time at 2:15 pm. Not once was anyone ever in the office to show me an apartment. My time is precious. Why does the sign on the office door say open from 8-5? Me an my husband have lived in Amberwood apartments for almost a year now. When we first got here we thought the apartments were great, we loved the look of the apartments, affordable rent, and friendly staff. But as soon as you move in you get the real jiff of everything. The people who live here dig through the trash. They stay up all night, throw parties and smoke weed all throughout the week. There is people constantly knocking on doors and running up and down the stairs. My husband parked in front of the complex, outside of the gate and got part of his truck stolen. And a week later got his car broken into. I do not recommend moving to these apartments! If you have a pet, expect to pay $35 more a month and a $400 deposit. which is weird because they don't offer anything for your pet. There's no poop bags, no dog park, and no where for your dogs to go to the bathroom. Also they always over water everything! At night, expect to walk to through muddy puddles to get to your front door. The laundry facility recently got renovated, but the washers and dryers never consistently work. Nothing is more annoying to take out your clothes that you just put laundry detergent all over and have to walk to a different side of the building because it won't take your money. read more

contacted for information on a apartment and email was rude. when asked about pet rent was told pets are people too and should be charged rent. last time i checked my pet cant get a job and unless there are amenities in the complex that adhere to my pet such as dog poop clean up bags and a dog park, that money is going no where. makes no sense when paying a high pet deposit and having renters insurance. the apt is taken care of financially at that point. the manager had no information for me and quit contacting me. that seems like poor customer care and all the tenants would be is a paycheck. read more

So I have lived at the Amberwood Villas for four years now and i just renewed for year four. Like every other complex they have their pluses and minuses but overall I wouldn't have stayed if the pluses didn't outweigh the minuses over all. The property manager is amazing and does what she can to work with residents, they recently transitioned to a new system that allows residences to pay rent and submit maintenance requests on line (which is very convenient for me since I work late nights and can't always make it down to the office during the hours they're open and now I don't have to worry about having a check or money order), the rest of the staff is super friendly and courteous, neighbors are generally quiet (I have had one set that was particularly rowdy but the office staff were able to deal them in a timely fashion and there hasn't been any further incidents), grounds are well kept, and the area in general is fairly decent considering that this is Hemet and the locals know what I mean. read more

Moved in last year thought okay it looks safe and nice...nope there were breaks in the cars my husband work van was stolen. U think worth the pricing they have nice landscaping nope there going brown. Will then don't charge us for maintenance fee or water if the place looks dirty. They charge u water which means they split the water bill through the complex less tenants higher your water bill is that month. Plus they charge you to wash your clothes even though your paying the water to me that's stupid. People do keep to themselves thats a plus. In my 1 year experience living there i don't recommend it. Not for the price u can rent a home for the same and with less on the bills. My water bill was to high and paying trash is to much they charge you what it would be every 3 months if you lived in a house. Your monthly rent is never the same and that's sad. As i said i personally don't recommend it for there pricing when i found a home for less with my bills being less and more room. read more

This place doesn't even deserve one star. It was by far the worst place I've ever leased from. The first night we moved In, there were dead cockroaches everywhere. They have a terrible bug problem. We even asked the neighbors if they had the same problem and they told us to be careful for the bed bugs... The place was filthy, with terrible patch jobs on what looked like to be giant holes in the wall from someone punching it. We had mold in the hall bathroom from a past flood, that they never took care of. It is false advertisement. My apartment looked nothing like the model home like they said it would. We had a very old dishwasher and stove that never worked right and they neglected to fix. To get them to fix something small we would have to bug them over and over everyday. My mother broke her leg falling down the unsafe, unmarked stairs by one of the laundry rooms and fell again at night due to the lack of lights around the complex. They showed no concern. They say they enforce the rules by the pool (no drinking, smoking or eating) but it was always filthy with beer bottles, cans, trash and cigarettes everywhere. Definitely not safe for my child. The maintenance staff was friendly, but lazy in my opinion. They're often seen standing around or hanging out inside one of their apartments. Having an apartment by the playground like I did was great at first but there were always kids banging on my windows and door being very rude and disrespectful. I did nothing but mind my own business. They also have all these bushes covered with thorns mere feet away from the playground which in my opinion is not safe. One kid even left an inappropriate sex toy on my welcome mat the second night we moved in, and the office did nothing about it. They even admitted to us the day we moved out that the house was cleaner then when we first moved in, saying they expected it to be worse. I DO NOT recommend this place at all. It was a terrible experience and will never ever go near that place again. read more

I had a hard time finding an apartment that was spacious enough for my family (and within our budget). Luckily I found this place on a local ad and contacted them right away to schedule a tour. The grounds are kept clean and it is kid friendly (which is a huge plus for me since I have 2 little boys). There are 2 pools and 2 laundry rooms and a playground. Inside the apartment was very clean! New carpet and fresh painted walls. And of course the staff was very friendly and helpful. Both Linda and Leigh Anne are very courteous. I've been here for 6 months now and I don't have any complaints. It is even very close to all the major shops in hemet (Target, Walmart, Winco's, and a bunch of restaurants. I have been living here at Amberwood Villas for a few years now. Since living here we have had our car stolen from our assigned car port and have had someone try to break in while we were home in the middle of the day from our patio. we called the cops and man was found right away. when management was notified no one seemed to care of course. Every morning when I walk out to my car for work there are homeless digging in the trashcans when this is supposed to be a gated complex. We get random people who look like they are on drugs knocking on our door in the middle of night. We have had to get extra locks added to our front door and slider door for safety. Front of apartments are well maintained with flower beds and grass but once you get to the back of the complex its nothing but dirt. When it rains it turns to mud that gets on the walkway that you track in your home. The only good thing about this place is the maintenance team. theyre great and very trustworthy. Unfortunately not worth the stay. As soon as our lease is up we are RUNNING as far from this place as possible!! Do not rent here! You will regret it! read more
