I have not lived at Vista Gardens for the past four years, yet management is refusing to remove my…read morename from the lease. In April 2025, the property manager, Janel, confirmed in writing that if I completed and returned the lease addendum provided by the office, I would be removed from the lease. I followed those instructions exactly and submitted the signed document as requested. Despite this, Michelle from the office and other staff members are now refusing to honor the very addendum that their office supplied and instructed me to complete. This has been extremely frustrating and feels like a clear disregard for their own written agreements. Based on my experience, I feel these are very questionable leasing practices. Management has not honored their word or the legally signed addendum they provided. In addition, during the time I lived there, the property frequently had issues including ongoing bug infestations and water being shut off on a regular basis. Unfortunately, because management refuses to honor the written agreement confirming my removal from the lease, I will now be forced to pursue the matter through Small Claims Court simply to be removed from a lease for an apartment I moved out of four years ago. No tenant should have to go to these lengths just to have a property management company follow through on their own written commitments.

My family and…read moreI have enjoyed our time living here so much that we will most certainly be renewing our lease for another year. Mia is a wonderful property manager; she is kind, organized, and pleasant to work with. Our maintenance guys Rudy and Roger are both amazing! The sense of community here is so special. From Fourth of July barbecues with the neighbors to pool parties where we all play volleyball. It has been amazing to say the least, obviously, like any other living situation there are going to be bad neighbors or things that aren't our favorite, but I can say with certainty that the goods outweigh the bad. I see a lot of reviews about the roaches and I can say that we did have the same issue. That being said, they treated our entire building and we haven't had a single issue since! We also faced an issue with our air conditioning going out in the heat of the summer, but like always, they were out here within days to have it up and working for us. It's an older building, there will be issues. But managements efforts to fix them are exceptional!

The gates are perpetually broken so you will get multiple solicitors a week from the local church and people selling phone plans. Half of our outlets didnt work either despite having reported it multiple times. The office staff can barely care to open the office on time despite that staff lives IN the complex.

Where do I even begin? Since moving in back in late September 2023, this place has been a constant…read moresource of stress and frustration. From the apartment itself to the management, and especially the people living around us -- it's been one issue after another. The unit? A disaster wrapped in cheap paint. Cabinets glued shut, doors barely working, closets and balconies that feel like they'll snap off at any moment. The entire apartment is covered in layers of paint so thick they've sealed things shut. Even now, months later, the chemical smell still lingers in the air. Water service is inconsistent at best. It shuts off randomly -- right when you need it. The hot water is unreliable, and the water pressure is so weak it's practically nonexistent. That ties directly into our dishwasher, which hasn't worked since day one. We've had it replaced three times, and each time it somehow got worse -- cheaper, less effective, and still leaves soap and food residue on everything. Everything in this apartment feels like it was built to break. The toilet, the sinks, the doors -- it's all cheap, fragile, and barely functional. Now let's talk about the infestation. Ants and bees were everywhere during the warmer months. We lived with bees for what felt like forever until maintenance finally got around to removing their nest. Ants kept showing up even after sealing every crack I could find. Winter was the only reason they stopped -- for now. But here's where it really goes downhill -- the noise, the neighbors, and the non-stop disruption. This isn't just our problem. It's a complex-wide issue that no one seems to want to fix. People slam their doors at all hours. Dogs bark endlessly. Arguments break out almost daily. There is zero soundproofing and even less respect for the people trying to live here peacefully. We've reported the constant noise over and over again, and management has done nothing. Just vague reassurances and no follow-through. The noise is so bad that it's affecting our health. My mother, who already struggles with sleep, has gone nights without a single hour of rest. And we're not alone -- we've spoken to other residents dealing with the same chaos. This is not a one-off neighbor issue. It's systemic. On top of that, every Tuesday like clockwork, the leaf blowers start blasting at 8 AM sharp -- for a full 30 minutes. And somehow, the grounds still look dirty afterward. Just noise for the sake of noise. The homeless situation only makes things worse. People break in regularly, the gates are constantly broken, and trash is left everywhere. It feels unsafe, unsanitary, and completely ignored by management. Even the laundry machines are a joke -- clothes come out barely washed, with a musty smell that clings no matter how many times you run the load. It's completely unacceptable for what we're paying. And if you think this is just one bad review, take a look at the others. You'll find a long list of residents just as fed up with the noise, the poor conditions, and the lack of accountability. This complex isn't just broken -- it's hostile to anyone trying to live a normal, peaceful life. Avoid it at all costs.

Movie nights, food trucks, community events that seemed to happen every week -- there was always something fun going on that brought neighbors together. At the same time, this was hands down one of the quietest and safest places we've ever called home. That balance is rare, and Sonoma nailed it. The apartment itself was really nice, and the amenities are great if you use them. Also loved that they would invite food trucks. Shout out to Briana, Gina, and Chris.
