*PLEASE READ* I have been a resident for 3 years and recently have started looking for new…read moreapartments closer to my starting job as I am graduating NIU. As I am looking at other apartments I have noticed as with all reviews, they are only given when things have gone wrong. I want to change that. High Meadows Apartments is under management of a wonderful woman named Marty. She is very kind and loves to have personal chats with her residents. She is very quick to take care of any issues that come up and always does it with a smile. She truly cares about everyone here. If you're looking for a smaller apartment that feels like home close to Dekalb/Sycamore and NIU, this is the place to be! Thank you for a wonderful 3 years. (And no, this review is not paid for)

I moved into a studio apartment at High Meadows Apartments early last February and the transition…read morewas very quick and simple. The income requirements on the lease agreements here are much less demanding than the six other properties I checked out in the NIU area. Ownership has recently changed and much so for the better. As soon as the new owner came in, a new fence was constructed which separates the train tracks from the apartments now giving it a rich new aesthetic in addition to greater security. Many units are at the moment being remodeled with new appliances and flooring (eventually all will be renovated). New Feldco windows are also being equipped for all units. Pros Very personable staff Location - It's on the west side edge of town, perfect for those who enjoy the country scenery, but also a stones throw from the NIU campus and downtown area. The back roads just west of the apartments are amazing for bicycle rides, walks, sunrises/sunsets, etc. I wish I could upload pictures. Rent - affordable rates for clean, quality apartments. My apartment has a brand new large refrigerator and brand new water heater. Laundry appliances are also available in each building for $1.25 wash and another $1.25 to dry. Available now are studios ($450/month) and 1 bedroom ($535/month). Water and heat included. Stove, heaters, and AC run on electric. My bill is usually $20/month WiFi - High Meadows does not at least for the moment supply free WiFi but there are networks aplenty! Pet friendly Quiet and friendly neighbors Balcony spaces available Cons Trains - I actually don't consider this a con but I'm guessing some or many people would. A number of freight trains run behind High Meadows all throughout the day and night. Sometimes every 15 minutes, sometimes not for every couple of hours. I think only some buildings are affected by this. My first night I found the noise to be so ridiculous that I couldn't help but laugh. They last up to a minute and a half and sometimes screech to a halt, but I NEVER lose any sleep over it. I got used to it immediately. Move here. -Ryan

Physical inspection upon moving all appeared good. 1) Air unit issue 2) multiple outlets not working; 1/2 of them actually. 3) window wouldn't close. The AC and electrical were resolved second trip, nothing was done first trip besides call me and close work ticket. Window I wanted closed; although nonsmoking property neighbors smoke outside and smoke was coming in. Management wanted multiple times to explain replacement, accessing issue prior to repair. I wanted window closed it was making apartment smell of smoke and closing it was all I asked about. Clearly broken it needs repair-that's their issue closing window now the problem. I feel living here will be peaceful and serene. I've rented at multiple complexes in 90's and early 2000's never ever did property manger fail to get apartment ready for move in by checking electrical and functional items. Seems here give it to you in need of repair and then argue about repairing is protocol for Hailey. Open windows with staff prior to signing and check all outlets. My neighbor said he also had 2 inoperable outlets since moving in. They need to set their standards higher. If they don't respect their property the property won't be respected and that's how bad living standards begin. Looking forward to better experiences moving forward. Over other large owners, this is quite less traffic . New management allegedly, seems at least one was trained on the old protocol , other than one loud unprofessional manger , staff in office are pleasant and informative.

This place is disgusting. There is garbagw everywhere, broken windows, boarded up windows, and…read morethe smell is vile. Air conditioning units smell like there is a dead rodent coming from it. This place will charge you to clean in. Broken appliances . A cabinet fell off . Truly disgusting. Do not move here . Their carpets are stained . They don't fix or replace anything. Run.
