Not too impressed with the unit. Air conditioning didn't work when we moved in, there are multiple breakers that were double tapped which for those who don't know is a big fire hazard risk. Right now there is a possible fire in the building. I was woken up from a in between class nap and I heard the fire alarm going off in the hallways, I called mason properties to see what was going on and they said that they knew and to go outside and wait for the fire department. I called the fire department to see what the eta was because they still weren't here in five minutes... they said that they didn't get a call for our building when I told the dispatcher that I thought it was the fire department pulling up. I realize it is difficult, as Mason Properties owns a majority of college apartments in DeKalb area..... but if at all possible, I would refrain from having to rent from them. I had 2 daughters living in separate apartments at 1120 Varsity Blvd. The building is unkept. Every time I went to visit....the hallways/stairways were disgusting & smelly. There was always garbage, cigarettes, 1/2 eaten food & I guess junk people no longer wanted in the stairwells. Not to mention, it always smelled like weed. Often times the outside doors that are suppose to lock, did not lock. This is unsettling a parent since there has been crimes at the building.... including gunshots and domestic violence calls. Maintenance has no urgency to get things done. One daughter had cold shower water for sometime before it ever got handled. She also had what appeared to be black mold on her ceiling (with holes). They did come to "fix" it, which consisted of taping and mudding over it. The the tape starting coming off again and they never bothered to come fix it again after my daughter called to have it repaired for the 2nd time. One of my daughters recently moved out. She did a very good job cleaning her apartment, she sent pictures to me to ensure it looked clean enough. She received only $187 back of her $610 security deposit. Upon review of Mason properties 4 page move out inspection...every single item (aside of the smoke alarm) said "dirty", some also had a comment that said "dust". There was not one item that said damaged or broke. They had "replaced" on the blinds.... however there was nothing broke on them in the photo she sent me, nor was it marked broke on the inspection sheet, just dirty/dusty. When I am referring to all the items on inspection list.... I am referring to closet hanger rod, A/C cover, floor heaters, water heater, water spots in sink, sink/toilet pipes, toilet paper holder, outlet covers, door knobs. My understanding is that a security deposit is to be withheld for damages beyond normal wear & tear.....not for dust on ridiculous things that no college kid would think to "dust off". I feel that Mason properties takes advantage of college kids, even the ones who actually take care of their rental properties and don't have parties causing actual damage. Lastly, I did call Mason Properites regarding it. They advised if I had questions, I would need to e-mail Mrs. Mason. I did so.....twice! She did not event have the decency to respond. Do not rent. As dozens of reviews say, they will nickel and dime your whole deposit away. If you must rent, video the apartment before you move in, after you move out, and write literally anything and everything on your move in paperwork because they will charge you for it. Cleaning estimates include 5 mins to clean EACH "dusty" switch and outlet. But they will give you a 20% cleaning credit for wear and tear. They claim that this credit has covered other tenants whole cleaning costs. I'm still trying to understand how a 20% credit can cover a persons whole cost. Rent at your own risk. read more

Do not rent from Mason Properties! Their properties are filthy people loitering in the hallway, breaking into mailboxes and doing drugs and selling drugs.. Mason Properties closed the laundry rooms because of this THEN after complaining to Mason Properties and calling 911 on numerous occasions and complaining about illegal activity happening in the hallways Mason Properties gave me an eviction notice., See Mason properties does this because (City of Dekalb will hold Mason Properties liable for crimes and violence in or on their properties) if there are so many crimes committed on their property their property will be closed down. They figure they will get their money anyway because inside the eviction notice from Mason Properties it will say that you owe them for the remaining time on the lease (Scam) don't believe Mason Properties go to court even if you owe them rent the judge will rule in your favor and you will not have to pay out the remaining time on the lease. (SCAM) Be sure to do the walkthrough with Mason Properties when you move out! They will tell you can't because they always try to keep your deposit! Mason Properties then takes black and white pictures stating that these areas of the apartment are dirty when they are not (Scam) Mason Properties will try to charge you to clean the carpet when you move out but Illinois State law states it's the owners responsibility when a tenant moves out. I pretty enjoyed the first year when I lived here. But when I renewed my lease, they started treating me very mean. Seems like they don't value me to live here. I have told the female manager and also called the main office for couple times about the light in parking lot is broken, but none of them cares!!! There is a scratch on my car when I parked my car in the parking lot. Due to the darkness, I did not know what had happened. Nobody cleans after snowing also. I really would like to ask the owner, Mr Mason. Since you have taken so much money from us, how can you still so mean to treat your tenants? Last month my workplace closed because Covid 19. I can not pay rent and asked Mason Properties about a payment plan, though I have no idea when I'll be getting paid next because my work is not open. The collections manager mentioned that it's a contract and that the late fee still applies per terms of the contract, and that they're not waving late fees even under the circumstances. She explained that if I still couldn't pay when the courts opened that they were then empowered to evict me. I can not believe in this difficult situation while people are dying and we aren't allowed to go to work that we are not together to help each other at all. Everything about this company is sketchy - from accepting wads of cash to allowing college students to sign with no parental overview or co-signing. Their list of fees to replace their own lousy appliances if broken and charged to the tenant(s) is insane. Perhaps once a time, the initial owners were decent, family-type landlords but they are seemingly retired. The Good: They're very professional and they move very quickly getting into a place. They do a good job with updating inventory. They don't charge application fee. The Bad: Since they are located in a college town they get away with a lot of things normal landlords wouldn't do. Their lease is 360 days and not a full year( which a lot of the other PM do in the area). I've been in property management and you're not suppose to charge for normal wear and tear. They put in lease they charge you to clean carpet. I suggest you take pictures moving in because I suspect they will make up repairs to keep security deposit. The Ugly: They bait and switch. They show you one apartment and when you go to sign lease its not the same unit. We caught it and stop and asked them to go see the unit on lease. More like 2.5 stars. After a bad experience renting from Star Apartments the previous year, I became a real documentation freak. Any complaint I had came with photos from every angle and a signed and dated letter. I had a lot better results this way, I don't know if it was because the staff at Mason was better than my previous landlord or because of my documentation. Compared to Star, I thought the Mason staff was more helpful, was easier to get in contact with, and responded much quicker for repairs. I felt like they actually listened to my complaints as well. Because people were parking so sloppily, I was having trouble finding a spot in my own parking lot. I told the landlord, and they sent out letters to all the tenants and started towing people who were parked on more than one spot at once. So I was happy about that. I was disappointed at the walk out. Our place was in good shape and very clean, but they still kept most of our deposit. And they wouldn't let any tenants be present at the walk-out inspection, so you couldn't even argue any of their claims. I would have tried to contest this, but by then I had graduated from college and was tired of fighting landlords. read more

I can feel and hear my neighbors walking...kids jumping everything I can FEEL... EVERYDAY PEOPLE DRIVE INTO THE PARKING LOT MUSIC BLASTING FOR NO REASON ...WITH THEIR BOGUS SPEAKERS... THE air conditioners DOES NOT cool the apartment... the air conditioners are very very very old..which means a high light bill. . The parking spots are not even... I had someone park right next to me and I couldn't get into my car... That's how close and uneven the parking lines are, ., i have complained to mason properties over and over they will DO NOTHING.... I promise you... Be very cautious when moving out. When my daughter moved out I spent a dozen hours over 2 days cleaning before handing it over. They will nickel and dime you no matter how clean you leave it The studio was on the first floor in the 1120 Varsity Building.The studio unit is old and showing signs of heavy wear and decades of use. Here are some examples of how these people do things. Example 1- Old dull cast iron tub has been repainted in the past. Not a shiny white tub by any means. Old sloppy caulk from several years and layers of repairs on the tub walls and corners has yellowed and stained the old original tub in the corners. I literally scrubbed the old tub with a cleaner "Soft Scrub with bleach" and then used a Mr Clean magic eraser on the tough to clean spots. I was surprised that the final inspection on the tub said the condition of the tub was "Dirty" and comments on the tub described the tub as "Stained". Example 2- The ceiling fan in the kitchen had years of filth on it. I am 55 years old and have a house with 6 ceiling fans including one in my kitchen. I know fans because I'm the guy who installed them and cleans them. The ceiling fan in the studio before I cleaned it showed signs of light cleaning in the past on the edges of the blades and on the first inch of the top of the blades. The rest of the top of the blades were covered in years of dirt and dust. The fan arms, light fixtures, and motor housing were a mess from years of cooking and dust build up. Would not come clean with paper towels and windex. I had to disassemble the ceiling fan and use a heavy degreaser and hot water to clean it. I spent hours cleaning that old crappy wobbly fan. You can understand why I was a little pissed off when they described the Ceiling light fixture as dirty. By the way, it is the only ceiling light fixture in the unit. Mason properties personnel blatantly lied about this fixture being dirty. Example 3. The switches and outlet covers are also several years old. The sloppy painters have left paint all over them. I used a degreaser product in a spray bottle called simple green. I scrubbed and wiped down years of grime on them only to have them come back on the final inspection in dirty condition with "greasy spots" in the comments. Example 4- Stove and range hood. I literally pulled out the stove and soaked the stove hood vent with a degreaser and scrubbed years of filth and grease spots. I spent over an hour just trying to get this item cleaned up and back to new looking only to have this item come back as "greasy in the comments section. The stove was completely scrubbed down inside and out including under the burner tray top and the oven. The initial "last walk thru" with the Mason property manager even commented that the stove and range looked brand new when he pulled it out saying it looks like it was never used. How can the security fund refund paperwork say the condition is dirty and comments of grease. Example 6.-This is a good one. The wall unit AC unit is similar to the units found in hotels. The comments on their wall unit came back as "Filter is dirty and cord is sticky". First of all, I was not aware that the renter was responsible for changing a filter in a commercial style AC wall unit. Secondly, the cord for the wall AC unit was clearly sticky from the past. You don't have to be a detective to figure it out. I attempted to clean what they call a "Very Sticky AC Cord." The cord had some kind of industrial carpet adhesive stuck to it with actual pieces of carpet stuck to it. The studio apartment does not even have carpet in it. Therefore the sticky cord was another example of Mason Properties falsely and fraudulently charging me for something that was clearly there before and outside the terms of Tenant cleaning responsibilities. Example 7 "Entry door stains" Is another good one. You have got to be kidding me. this old beat up nasty door is beat up and ready for the scrap pile. Mason property indicating stains on the door is far reaching at best to lie ad build up the cleaning bill Example 8. The toilet is and old round toilet with a loose and broken toilet seat. The seat is the cheap old painted wooden type seat. that type of seat should be replaced every few years because the protective paint finish wears off with age from cleaning and use. I scrubbed that old seat with a beach base cleaner and a stiff brush. There is absolutely no way possible that Mason Properties can blame me for the condition of this old toilet seat. It is a disgrace that they would stoop that low to stack up cleaning fees on item in the apartment that are boder line unserviceable. Mason properties will blame you for years of them not taking care of their units. Renters beware. Take hundreds of close up photos of every mark, stain, or blemish before you move in. I moved into University Heights Apartments in 2005, I was so excited to have a place near campus to call my own. The model studio I was shown looked wonderful! A pool was advertised in the paper listing, which turned out to be filled with sand and inoperable. The unit I was provided was smelly, dirty and I was soon to find out - infested with fleas! I guess they don't like to clean before letting new tenants move in. I should have made a phone call to the County Health Dept. but I was a naive student. The washer and dryers were frequently full of dirty, smelly, unclaimed clothes. There are no external locks on the building, which means that anyone, including residents of the section 8 ghetto across the street, can come chill out by your front door. The security was non-existent and the parking lot was infrequently patrolled, gang members regularly gathered to fight each other. One time I told everyone in the parking lot to quiet down and was chased back to my front door, locking them out just in time. My car radio was stolen out of my vehicle and the hallways were regularly filled with random people loitering. After a manhunt for someone left gaping holes in the ceiling that was never fixed, I decided I couldn't take it anymore. I asked the management about sub-letting my apartment, advertised and found a tenant for them. I left the apartment immaculately clean, and without fleas for the new tenant. Only until after I turned my key in and left town did the management turn on me and point to the clause in the contract, regardless of the earlier conversations. The management of Mason Properties are beyond rude, they go so far as to deny basic human decency and proper conditions to their tenants and lie on a regular basis. They do not return security deposits and won't hesitate to try and destroy your credit. I am alive today because I out ran scumbags in my own living quarters. read more

You know what their proposed solution is? If you dont like it, they'll let you out of the lease and give you the first month rent payment back. Also don't fall for the "they pay for heat" I have 4 electric space heaters and they show up on my electric bill. I spent 2 days cleaning the apartment and gave it back to them better than they gave it to me and they still took over $500 of my security deposit. They charged me for chipped paint that was chipped when I moved in, extra carpet cleaning (that I mentioned on my move in paperwork) light bulbs (I had a work order in for them), a dirty toilet paper holder etc. Just random miscellaneous charges to take your money. I've lived in Mason's for a little over 2 years now. They do not come to do simple routine wear and tear maintenance. They take absolutely forever for repairs and will try to blame you for the smallest of things so you can be charged. Everything is very bare minimally put together and old fashioned. Guests to tenants have to pay to park but there is ALWAYS plenty of open spots. Their late fee policies are absolutely atrocious considering that this is a college town. Ex: if you're 30 days late on your rent for whatever reason, (we're in a pandemic currently), you've racked up almost $300 extra unto your already late rent. They're charging $7 a day with no limit to the amount. You would think they would be worth the money they're charging but I'm here to tell you they are not. read more

One star simply because the workers are polite and nice. Where to begin, maybe let's start with the fact that in my lease, or at least the copy that was given to us, nowhere in there was our rent. Nowhere. No ledger either. Nothing. So that was nice. Like a lot of college towns, Dekalb is ripe with a couple landlords who will totally extort and cheat naive, poor, college kids out of money. Mason is definitely one of those companies. We moved out in July and have yet to receive our security deposit. If they somehow think there was $1800 worth of damage then I have no issues taking it up with student legal. Everything broke. Two of the three toilets, the dishwasher - I should say the first dishwasher, which they took five months to replace, the second dishwasher would leak, the blinds would fall off in the living room, they used cheap paint on the "accent" wall (we were told they were going to repaint in our unit and there'd be an accent wall. Turns out they just repainted most of the unit.) that would chip ridiculously easily. Our front door wouldn't shut. Our fridge? Had exposed wires in the freezer which caused it to basically flood and moldy cardboard behind it. The roof in the master bedroom broke and was leaking. The first time people were sent to "fix" it they did jack squat. They finally fixed it when a couple months later as the snow melted it started leaking again. The 24 hour emergency line was not answered once when we called, with an emergency. I had had my car towed bc they gave me the wrong sticker (thankfully they paid for it but I still had to go and fetch my car). Only two cars can park in the driveway at the townhomes where I was, even if you weren't blocking the sidewalk, otherwise you'd get towed. Anything that needed to be fixed rarely got done ASAP. When it did usually it came with them needing to come back again another day. The walls are ridiculously thin and you have to pay rent in person so just be aware of that. Like I said, the people were nice but I'm glad I'm with a different landlord this year. Be extremely cautious if you're planning to rent with them, they're doing shady stuff. Update: So they've had our deposit for who knows how long and never bothered to call or email us! Which was great. And they also cheated us out of $1400 of our $1800 security deposit. They charged us to clean the carpet (as per the contract) and then charged us to rip out the carpet and replace it all together. They charge to paint the whole unit. They also charged 10 minutes per ceiling light due to dust and bugs in them. Any reasonable tenant would not get up on a stool, take down the ceiling light fixtures, and clean them. There were a bunch legitimate charges to our apartment, but overall they upchared like crazy and we are all liable to foot the bill via security deposit. Would give it ZERO if I could. I am not the sort of person to write a review, but my experience at Mason Properties was very upsetting. Though the staff are friendly, it is quickly negated by their sheer unresponsiveness to their tenants. Despite the reasonable price for the Colonial Townhouses, I wouldn't recommend a homeless person to live there. They were built in the 80's and look like they haven't been updated since. The appliances are horrible (washer/dryer absolutely destroyed my clothes and refrigerator came without a bottom shelf). If you are coming in to the parking lot late at night, expect to compete for a spot with people going to the bar at Molly's. Minimal to zero plowing is done in the winter time. My car actually got stuck trying to leave my apartment because nothing had been done to clean up. If you are considering living here, do yourself a favor and don't. As for management, if you find yourself reading this, shame on you and for the love of god invest in your properties because right now it just looks like you don't care. read more

I lived at 1110 Varsity Blvd in a two bedroom townhouse. An entire bedroom was full of mold. It was dangerous living conditions that the apartment complex knew about over Spring Break when they did inspections. In addition, I put down over $700 in a security deposit. Mason Properties used $180 to clean the apartment. I received a check for less than $300. read more

So we all know mason properties isn't very good. That's a given. However, it still sucks too only get 400 of your 900 dollar deposit back from them for the stupidest things. Mason properties makes repairs and upgrades to their units from your security deposit money. I would understand if I wrecked the place, but I literally left it cleaner then when I got it. Any and all issues they had with the unit were either already there, or standard wear and tear. If you get the choice, live with Star Apartments, better people and they don't use your deposits as renovation money. read more
