Well maintained, Close to the beach, restaurants and stores but far from enough away from the excitement and noise of the vacation spot known as Myrtle Beach. The Staff here are all great and treat me like family and not just a resident. If you're looking to live in Myrtle Beach just 3 miles from the actual beach and 5 minutes to the airport then this is the place.

Buildings out of view of potential residents haven't had landscaping around them for years. Once you move in, the staff treats you like they're doing you a favor by allowing you to live there. The management close down the amenities to residents and use them for their own parties. They have outdoor movies with the sound up so loud it shakes your walls -- during the work/school week so it doesn't interfere with the staffs' days off. And don't bother complaining. They ignore any concerns the residents have regarding their lack of management skills. It also is not truly gated. The gates are left open or are broken more than they work, but even if they are working, the property is wide open. There was even a police car chase on the grass and sidewalk around the pool. There are car break-ins and thefts all the time. But if you enjoy the smell of pot, it's absolutely the place for you. Their maintenance man Joe is outstanding, though. He is the gold standard. The rest of the staff should learn from him.

There are no visible security measures in place no cameras, no patrols, nothing to make residents feel protected. For what we pay in rent, safety should be a priority, but clearly it is not. MANY residents have spoken up after my experience and told me the same thing happened to them I have the screenshots below. If you're considering moving here, be aware that your vehicle and personal safety are at risk. There was also a recent arson issue that was swept under the rug. Management needs to step up with real security solutions before this place can be considered a safe home. They didn't even reach back out to me about my vehicle OR send out a mass email like other apartment complexes that warn their residents about things like this. Update to below managements response : Thank you for your reply, but I want to clarify my experience. There were no visible security measures in place at the time of my incident no cameras in my section of the community, no patrols, and no communication from management after ANY car was stolen or broken into not just mine. Saying "events are rare" doesn't help when it happened directly to me, and many other residents ( which I will attach receipts) nor does it address the fact that other serious issues (like the recent arson) were also minimized and not communicated with those who LIVE in the Community. What I would have expected is transparency, accountability, and communication. A community that prioritizes safety should notify all residents of thefts, provide updates, and take proactive steps rather than downplaying concerns. Residents deserve more than a generic response we deserve action.

While I understand the appeal of allowing pets, Flintlake Apartments' decision to permit two dogs per unit, each weighing up to 100 pounds, has created a significant safety and noise issue for residents. The sheer size of these dogs is a major concern. A 100-pound dog is larger than most children, and their presence poses a potential danger, especially for families with young kids. I have witnessed numerous instances where these large dogs are left unchecked, creating an unsafe environment. The noise levels are another major issue. The sound of these large dogs running and playing upstairs is comparable to the noise generated by unruly children. The constant thumping and barking make it impossible to enjoy any peace and quiet in my apartment. It is incredibly disrespectful to those of us living downstairs, as it disrupts our daily lives and rest. Moreover, Flintlake Apartments fails to enforce local South Carolina and Horry County laws regarding leash regulations. I have multiple videos showing dogs running around the property unleashed, which is not only against the law but also highly inconsiderate to other residents. On several occasions, these dogs have ventured onto my patio, invading my personal space, and causing distress and harm. (I have video evidence of intrusion of space and personal harm). To the management: Do not show cowardice and laziness by hiding behind the usual response., " You can contact the Customer Cares Line at (877) 385-1878 or email CustomerService@druckerandfalk.com." Instead, be proactive and address my concerns directly. As onsite management, you are expected to do your job and ensure these issues are resolved promptly. Do not pass your problems on to someone else. The management's lack of enforcement and oversight on these issues is unacceptable. It is evident that Flintlake Apartments prioritizes accommodating pet owners over the comfort and safety of all residents. This lack of balance and disregard for the rules makes living here a constant struggle. In conclusion, if you are looking for a peaceful, respectful living environment, I would advise avoiding Flintlake Apartments. The persistent noise, safety concerns, and management's failure to uphold basic regulations make this place far from ideal. While apartment complexes may not automatically be liable for every incident involving an unleashed dog, failure to enforce leash laws can certainly expose them to legal risks, especially if it leads to injury, property damage, or a significant nuisance to residents. Residents have several avenues to address such issues, including documentation, formal complaints, and legal action if necessary.

It has two decent sized pools for the community to enjoy & we recently got a beautiful new gym for residents to enjoy. The office staff has been super helpful when I have needed them & maintenance responds quickly to my request when I have had issues that I am not equipped to fix myself. So, if you are in the market for a new place stop by and see the ladies in the front office we have some good move in specials right now.

Some of the tenants in my building was there for a long time, but the new tenants were just horrible. I had a drug dealer living across from me that they would knock on my door all hours of the night and the old management did nothing about it. Cops were there everyday for DV's or drugs. e had installed cameras bc of the mess. When the complex was sold and the new management took over, we were very hesitate but took a chance to stay and move into another apt and it was the best thing we did. From day one, Hallie, Christina, and Antria has been nothing but helpful and caring. The transition to the new apartment was easy and we are loving it. The upgrades to the complex is awesome. I had an issue and it was rectified in a timely matter. Maintenance team rocks! I was glad to see past maintenance that was great come back. Way to Go staff and management of The Collins.

    I was really looking forward to residing at this apartment complex until the leasing application…read moreprocess hiked up the rent more than $200. I am not sure if management pretends there is nothing they can do or if they are truly helpless. There was a glitch in the third party company that operates the leasing application process and even though I stayed on top of the 24 hour time frame and communicated with management in the following days, repeatedly expressing concerns over the price I applied for being locked in. Because it was my entire goal in terms of moving out of where I am. After paying $75 for the application and $60 for pet screening of two pets I was finally presented a lease to sign that went from $1219 to $1445. The management said it is my fault because what caused the glitch was a mistake I made when I filled out in the application. Early on in the process(within the 24 hours) I said I would go back and fix it and they said that was not an option. And because of that, my price increased by more than $200? This is seeming much more like a part of their business model. When I saw the new price I called the leasing office and they rejected my phone calls. Once my mom, the guarantor, called they picked up. I really am not a brat having my mom call on my behalf- she did it without telling me but they obviously answered because it was not my phone number. So, that is incredibly telling that they knew they were wrong in an incredibly unprofessional manor.

    Here are the pro's and cons of this place! (Strap in, this is a long one)…read more Pros: 1. The waterway is a gorgeous view, they recently updated the dock and added seating. 2. Most of the staff (Ms. Kim and Ms. Renee) were always very kind (at least in my case). That's about it for the pros. Now lets get into the cons. Cons: 1. The smells... A constant smell of tenants smoking "grass" at all hours of the day, the apartments themselves (especially the unrenovated ones) have a permanent odor that does not leave no matter how much wall washing or carpet scrubbing you do. It's like a faint smell of mold or mildew (most likely trapped inside the walls). 2. This probably should've been #1 but the BUGS. Oh my goodness I have NEVER lived anywhere where the bugs ran rampant in such a way. Huge and I mean HUGE cockroaches and water bugs, and an endless amount of the little rollie pollie (pill bugs) kind, along with pretty decent sized spiders. Maintenance staff supposedly "sprays" bug repellent throughout the property and also within the home if you request. But one staff member showed me what they use and the stuff is laughable. The waterway is gorgeous but beware of the minefield of anthills (fire ants) that litter that area. And pretty much everywhere you step if there is a grassy area. 3. Overall upkeep of the property. The trash compactor area is ALWAYS filled to the brim with not only garbage bags but also, washing machines, dressers, old mattresses, couches, you name it, it's there! A very large fee for any trash bags left outside your door. Quote from management "even for 5 minutes!". The pool area is filled with rusty and outdated lounge chairs, and a small table that could collapse at any second. The children's play park is also riddled with huge ant hills and severely deteriorating. The tennis court is not even worth mentioning. The dog park available is cramped, overgrown and filled with dog poop. The doggy waste bins strew across the property are always overfilling with feces and the smell is so strong you can catch a whiff of it 50 feet away. Overall, this place was so disappointing. What seemed like a fresh new start with gorgeous views, turned into a nightmare where most weekends my family and I choose to visit other family members to escape the issues of this apartment complex. With what they charge in rent and how strict they are with following "rules and protocols", they should turn that around to making the complex a safe, cleanly, inviting place for individuals, families, and pets. DO NOT MOVE HERE!!!

    I just moved here to a few days ago to Vinings at Carolina Bay from another state It was a very…read morestressful process selling my old home that I had been in for over 35 years and trying to find a new apartment relocating so far from home Sandy at Vinings was there every step of the way to help me through this new process and answer all my questions effectively and promptly during the application process When I arrived I was unexpectedly and surprisingly greeted and welcomed with open arms from everyone in the office! It was a wonderful warming experience finally meeting and seeing the faces of the amazing people I have been connected with only on calls and emails Especially Glen the maintenance manager! He personally gave us some welcoming gifts and took me in a guided tour of this beautiful facility and to my new amazing apartment I absolutely love my balcony! He made sure it was everything I expected wanted and immediately got me everything I needed to make my first day so wonderful and to ensure my stay here would be nothing but the best! I've been here a few days now and I am truly happy with my decision! I have a little fur baby and she is loving her new life here too! She's loving meeting new friends at the dog park The residents here I've met so far are all so nice and neighborly! The facilities are well maintained clean and beautiful! If you're looking for a new apartment let the Vinings at Carolina Bay be your first place on your list to visit.... You may just find your new home immediately too!! Management are rude , Unprofessional... There is a reason why this place is cheaper than others"you get what you paid for"... The smell of weed is unbearable and it is everywhere. when you call the lazy and and complacent office staff, all they tell you is called the police. They don't do a thing about it. Please do your research before you apply here ,walk the premises ,go up the stairs and see the spit spots the filth, and the trash for yourself. You will hate yourself here you are warned.
