Their "design" services consisted of using the Pinterest photos that we provided and some basic CAD drawings. They didn't show up to an initial meeting, (admitted putting it on their calendar incorrectly, this should have been a red flag), didn't read or respond to multiple emails with important information, didn't incorporate several specific written requests into project plans, and continuously wasted time, but they certainly charged for every minute they may have been even thinking about our project. Of course what we paid would have been a small portion of our overall project budget, but to have received virtually no timelines or final plans, or even basic communication, and to have wasted months of time that could have been used actually planning and completing the project, we decided to cut our losses. Before posting a review, we reached out to the owner, Jeff, (I am always very hesitant to post something that could negatively impact someone's livelihood), but from his defensive response it seems like this is just how they do business, and I feel our experience should be available to anyone considering using their services. So hard to pick a star rating as there is both good and bad dealing with this contractor. We had a…read morecarport added to our 2 car garage and then a room above that entire area (so essentially above a 3 car area). It took 2 and 1/2 years to complete! Yes COVID was in the works and there was time off due to illness of both the contractor and his supervisor. However, there was also a 7 1/2 month period where NO WORK was done AT ALL. Excuse after excuse. The work was done well and we really like our new room. We have a beautiful knotty pine ceiling. The room is essentially three areas; a "family area" - sofa, chairs, coffee table, fireplace. A pool table in the middle and a sewing area in the 3rd area. The family area was supposed to be 14 feet from fireplace towards pool table area. It ended up being 11 feet! There was no conversation with us, the owners, that an error had been made by the architect and that the County had corrected and that changes would have to be made. Had there been discussion we might have been able to do some modifications which would have still allowed for the "family area" to be the 14 feet originally planned. The furniture I ordered for that area does not fit well now due to the reduction in size. Before the room was even completed we had a lien filed against our property as the Contractor hadn't paid one of his subs. We had to pay approximately $9,000 to get that lien eliminated. Luckily we still owed the Contractor money and were able to take it off the final payment. However, it took filing with the Contractors Construction Board (CCB) to get the Contractor to finish the work. Yesterday, after the job was finally completed in June, we received a Certified Letter that another sub-contractor had not been paid. I called the sub and they said they had been trying to get the Contractor to pay for over a year. Thankfully my call to the Contractor after receiving that letter resulted in the sub finally being paid today. To summarize, the work they do is very nice and our room is lovely! They were easy to have around and cleaned up after their work prior to leaving for the day. Had we not had all the delays or the liens/lack of payment to subs issues, I would recommend them. But 2 1/2 years is way too long to complete 1 large room above a garage. We received no apology or any financial reduction to compensate for the "family area" being 3 feet shorter than it was supposed to be. I would say that if someone reading this does go ahead with this particular Contractor you make certain that you hold back 50% of the project total until all work is completed. We were novices to this and our contract allowed for only a 10% final payment. There should also be a stipulation as to what the time period will be in which the work will be completed and if they don't comply with that provision there is a financial penalty.

The builder had barely painted and sealed the surface leaving it open to the PNW weather. I was afraid we'd have to put new siding on at great expense because it looked so bad. Sam Mitowski and his crew did a fabulous job prepping the surface and put a second coat of primer on to make sure there was good adherence for the the paint. My neighbors are all impressed and I'm handing Sam's card to anyone who asks. We have more interior work to do and then I'm having the crew back to paint the house's interior. I'd like to note that we've refreshed and sold three homes we've lived in. Sam impressed by his preference to use Benjamin Moore paint. I've seen cheaper paints fade and/or shift color in less than 5 years. There's a reason interior designers/professionals prefer this brand- it's durable and easy to clean. (I do not now nor I have never worked for BM paint. I'm not related to anyone who works or owns stock there. I simply find it the best paint for the purpose. Their primers not only make surfaces take paint better, they save money on more $ paint.)

Throughout the design process, Mosaik's team listened to our ideas, our pain points, and desires and steered us to a design that fit within our existing footprint AND increased functionality and circulation ten-fold. Our whole -house renovation included: finishing the basement with two bedrooms, a lounge, a bathroom and new utility room; a complete remodel of the main floor including creating a connection between the new laundry (brought up from the basement) and our dream kitchen. We updated all our mechanicals for the future with a new heat pump, heat-pump water heater, upgraded electrical panel and a car charger, added a radon mitigation system and treated ourselves to a central vacuum system. There were a lot of moving parts on this project and Mosaik's coordination and understanding of remodeling brought the project in on time and without any cost surprises. Mosaik has cultivated strong relationships with all the trades and material suppliers which is why they are able to complete projects on time and with the highest level of craftmanship. All the subcontractors showed up on time and performed their work with the utmost integrity and skill.
