Janston was an absolute pleasure to work with on my home inspections (yes you read that right! He…read moredid more than one home inspection for me!) Requested an inspection quote through several home inspectors and although Surety wasn't the cheapest option, he wasn't that much more and was well worth the extra $30/$40. He was able to squeeze me in within 1-2 business days with both my inspections and as you know, time is of the essence when you are trying to do all your due diligence during your option period. He was always on time and extremely thorough and was able to return the full report to me within less than 24 hours on both occasions. On my first home inspection he did for me, Janston pointed out a previously existing window that was walled up from a major bathroom renovation that the sellers did. As a buyer, I did not notice this at all and because of his comment and observation, I did further digging and come to find out the full master bathroom renovation was not permitted! The unpermitted bathroom was not marked on their seller's disclosure either! This can be a major issue with insurance and resell value, so we decided to walk away from this house. Told the sellers and now this has become material knowledge so it is something that needs to be disclosed to all future potential buyers. That home is still on there market to this day! Second home, Janston discovered some hail damage and tiny holes in the roof that exposed the under decking. With that, we were able to negotiate a brand new roof replacement with the seller. Since a roof replacement is such a big ticket item that can affect your insurance premium, we were ecstatic that we were able to come to an agreement with the sellers to move forward with the deal. This was all with the help of Janston's thorough and timely inspection report. Final observation by me....and I might be canceled for this comment, but I don't care....Janston is tall and thin and I would think it would take a certain body type to be able to snake through small areas like an attic or under a home to get to the nitty gritty and do the job well. I recall another home we had purchased about 7 years ago and that inspector was "the opposite" body type from Janston and he had told us he does not do attics due to "liability" issues, which I completely see. So just some food for thought. 10000% would recommend Janston @ Surety. He was professional, answer all my serious and silly questions, on time, thorough and just overall had good vibes from the guy.
