I always do a read receipt on my emails. Sometimes it would be 2 to 3 weeks before they would open an email, I had sent them. And even then you had a fifty fifty chance they would even acknowledge the correspondence. In person, they were very polite and cordial. However, trying to conduct any kind of business with them or correspondence with them was a real nightmare. They had to be there one weekend. A month? And that was the only time you had any chance of really speaking with them. And you had to personally catch them, because if they were out and about they still would not bother to answer texts or calls.

Trash is all around, all the dumpsters are overloaded, no care for the landscape, oil spills and dogs' waste are everywhere, walls are covered with black molds, sidewalks are broken, and cables are stretched and tangled on every wall in the exterior. When I complained they mostly ignored me or sent some cheap excuses. Josh the manager added one more trash day but that was the farthest he went. I paid the HOA dues every month and it was technically like throwing money out of the window. Some days after it was snowing the neighbor in the second floor had his water pipe burst and my condo got flooded. The manager Josh did not even answer my phone. I had to struggle with the flooded condo on my own. The condo of the next door neighbor got flooded as well, and weeks went by before Josh could find the owner to take care of the flooded property that had been closed and vacant for years. This whole complex could have been managed better by a ten year old!... When I sold my condo they were very slow in their correspondence with the lender of my buyer and the whole transaction almost cancelled because of them. We also found out that they had lack of funds in reserve for the condo complex. That- again- almost sabotaged my deal. Thanks to some smart realtors I finally closed the deal and sold the condo. There is more than one reason for me to sue this horrible company. Allied HOA management is a company that represents all that is bad in America.

After we moved out, our security deposit was withheld for painting charges. Throughout the dispute, we received multiple emails and statements containing conflicting information regarding the rooms involved and the amounts being charged. Additionally, we were provided with estimates rather than final invoices or paid receipts to support the deductions. Our experience was disappointing from both a customer service and communication standpoint. The representatives were unable to provide clear, accurate information and relied on vague explanations that contradicted the actual lease-- a document I was not given until after submitting the required deposit. Expecting a prospective tenant to pay a non‑refundable deposit before at least reviewing the formal lease (even sign) is unprofessional and demonstrates a lack of transparency. Neither the Zillow listing nor the company's own listing disclosed that the deposit (including pet deposits) was non‑refundable prior to seeing the lease. The listing also failed to clearly state that the tenant would be responsible for all tree‑related issues on the property--an extremely unusual requirement for a rental. This omission was concerning, especially given the condition of the trees, including one already touching the house, an expectation that it would be taken care of by owner prior to move in. I was advised to submit a deposit to move forward, yet I still could not get direct answers to basic questions, I wasn't permitted to speak with the owner directly, only Farah Real Estate. There was a good amount of back and forth questions because they had to keep checking with the owner and supposedly relaying the communications since they didn't have a lot of information I needed on the rent house. I had to request the lease myself after paying, even though it is the only document that outlines the actual terms. While I understood the $50 application fee was non‑refundable, it was not made clear that the $1,575 deposit and $250 pet deposit were treated the same. Only when I finally received the lease two weeks later did I read the deposit was indeed refundable under certain conditions--conditions that would apply after signing/fulfilling the lease, which I never did sign or even commit to or sign my agreement/understanding thereof. During the two‑week delay, I had to ask verbally about the extensive "tenant lawn care" obligations, which included landscaping, tree trimming, and even tree removal. When I asked what would happen if a tree fell due to lightning, I was told I would be responsible for removal--an expense that can easily reach thousands of dollars. The property sits on half an acre, and I was later informed there was no equipment available for tenants to borrow, despite the presence of a shed I could not access during the tour. To note, it was relayed to me that the owner really liked my application best and wanted a good long term tenant, and could offer me 2 years instead of 1. I was honestly really looking forward to it minus that caveat for trees, so I counter offered that with a 2 year if they could lower the rate a little and remove the obligation/liability for the trees, I was in. No deal, not even just taking the trees which honestly should have been a no brainer- everyone I spoke with on this (yes, this has a lot of visibility outside this post) commented that it's highly unusual for that to fall on a tenant. That is the owner's responsibility. After reviewing the lease and realizing the obligations were far beyond what had been communicated, I chose not to proceed. When I called to inform them politely, Megan became abrupt and implied I was "burning" the owner, referencing a previous tenant whom she had commented to me supposedly also "burning" the owner. Since I never even got to speak with the owner, I speculate it's just her creating dramas. She expressed frustration that I was not signing the lease and insisted the owner had been looking forward to having me maintain the yard. While I would have gladly kept the property tidy and was indeed really excited about the opportunity to live there, the level of tree work expected was unreasonable and would require a specialist. I'm really sad this didn't work out, but I'm also now feeling "burned" by Farah over this ordeal. By the way, they also required internet be turned on in addition to water and electric before moving in and proof of that before they gave me the lease to read as well. Overall, the lack of transparency, delayed communication, and unprofessional conduct made this an experience I cannot recommend. These were the single most unprofessional, rude people I have ever dealt with in any type of real estate or apartment, or in almost any business atmosphere I have EVER been to in my life. These people took me to court as a single mother with 4 little children. They were very little at the time. My children are now: one is almost grown and they're Just about all teenagers. BUT I can't believe what this company put me through. They tried to charge me for one of my children getting a toy stuck in the toilet. They had a policy that if it turns out to be my fault, then I would have to pay, so that was known. I called them to fix the toilet because I tried to fix them myself and I just could not do it. So, I called the maintenance man to come fix the toilet. He fixed the toilet. They tried to charge me $450 for getting a toy out the toilet. So, I told him that was not feasible for me at the time and if they could put it into installments. So, I got to the office to sign my installment plan because at the time I was up against it. I'm in a better situation now, so let's continue with the story. When I got to the office, Natalie!!!! I will never forget her name for the rest of my life as we had frequent encounters previously and were talking about every time I tt this female... over the phone where she talked to me very rudely. (So, at the time I was thin and fortunately I thought I was cute so, it had to have been my skin color, which I am black.) So, she insisted that was not it. So, we were in the office. She asked me to apologize to her before I signed my installment agreement. I told her I will not apologize for how I feel. So, she said, well, I'm not going to let you sign this installment agreement. So, I said, "OK, well, I'm still not going to apologize. So, what are we going to do? How do we move on from here?" She said, "Well, I guess you're just going to have to get out." So, I said, "So you're kicking me and my kids out?" WE LIVED THERE 6 YEARS I said "that's not legal, you can't make me apologize to you to sign something or evict me. That's not legal." So, I left the office BUT before we left, one of my youngest children needed to use the bathroom and I told my children "No y'all come on, these bathrooms are white only." And one of the guys from the back, ((remember I told you they were family owned?)) Comes out rushing up to the front and said that is not true. Our bathrooms are not segregated, I said, "Well, why don't you talk to Natalie about that?" And I left. I took me and my kids out. I was so upset. My heart was racing so bad. WE LIVED THERE 6 YEARS Well, just so you know, always make sure you know the laws in your state. If a company or person that's the owner of the property insists that you move, you do have to move. IN TEXAS My rent was NOT late, and you CAN be evicted at any time just like TEXAS is at will with employment, it is also (loosely) with Leasing/renting your lil rights are limited HUNNEY!!!
