Buyer beware. They claim to have a warranty but my experience hasn't been good. For example, flooring looks like vinyl pland but it's actually cheap vinyl that tears very easily. Customer service rep informed me that they won't warranty any tears caused by homeowner. After closing, I had the joy of moving into my home without their having finished the lawn. I lived for two months with big piles of dirt and mud everywhere. When they finally put it in, they didn't level well, didn't take out the bulk of the rocks and worst of all, they did not replace any topsoil. They just stuck grass seed down over the top of clay. The area by my mailbox is a disaster. They never leveled it, never planted anything in it and the mailbox is barely standing.Everything they do is cheap. read more

Business destroys the neighborhood by tossing nails, drywall, roof shingles, plastic bottles, landscaping by driving concrete trucks, bulldozers and other equipment off road. They seem to have 1 blueprint for homes and they build homes in less than 1 week. Lot sizes and cookie cutter homes often have issues with Air Conditioning and heat problems. This builder builds the same home downgrading the beauty of any neighborhood. Run away from this builder. read more

The people at AEH were great to work with. I had some unexpected life events happen 3 months after signing the purchase agreement and they were patient while those issues resolved. They said the project could be paused for a month or two which was very reassuring. During the start of the build, I was introduced to the project manager who stated there would be weekly updates. But something happened and I never heard anything for the next two months. This was the only negative experience I had during the whole process. A new project manager took over two months later. The new project manager was great, delivering updates every week. The new project manager was extremely thorough during the new home orientation. He highlighted the areas that would be touched up prior to closing and took note of areas that I spotted during the walkthrough. read more

We bought a home in September from Allen Edwin and we were thankful for how straightforward the buying process was and really satisfied with the help from Adam Walker. Two things that I wish we were a little different, were the quality of the finishers in the house, especially the paint on the wall walls and the finishes of trim. And secondly, they seated in our yard in the summer so we bought the house. All the seed had completely died and we just have tons of weeds in our yard but two houses down their yard is beautiful with green grass because it was built in a different part of the year. I'm hoping we can get a re-seed done so that we can have green grass this summer. read more

These homes are very cheaply built. I will say the majority of the issues we've had have been somewhat fixed. We've been having issues with our front door for months now. They've sent people out 4 different times and even replaced the door and still have issues. After setting aside 20 hours of my time now to get this fixed I've gotten quotes from local companies anywhere from $6k-10k and all Allen Edwin is willing to do is give me $1,400 toward a new door if I wanted to do it myself because that's "what they pay". That's what they pay and this is the work their customers receive. Their "trades" are definitely not qualified to be doing what they're doing. If you're looking for a house that's been thrown together as quick as possible, and as cheap as possible these are your people. If you want quality work and stuff done right the first time, go elsewhere. read more

Hello, I have been living in my Allen Edwin home for 27 months now. I have a water leak in one of my windows and Allen Edwin refused to address it stating my one year warranty has expired. I understand there has to be a time limit for warranty but this should be corrected by the builder as there's definitely an issue. For a 300000 dollar house floors squeak drywall tons of nail pops so I dug into one and they put the screws so far in the drywall it's they don't hold well. You are not supposed to brake they paper when screwing drywall. The inside walls are cheaply built with studs being 24 in on center instead of 16. I mean I can go on and on. We had some hiccups along the way, then we were reassigned a less than mediocre project manager. Allen Edwin has told us they are working on it but we closed 12 days ago and nothing had been fixed to date. In good faith, I cannot recommend Allen Edwin to anyone. My wife (currently 29 weeks pregnant) and I decided to look into newly constructed homes so we would not have to worry about any structural concerns or previous damages. To start, we spoke with the salesman who was very pushy. He was not the most friendly. He referred us to their preferred lender. The broker was very insistent that we should take out an FHA loan, even though we were able to put 30% down payment comfortably. We had several meetings and conversations throughout a few months and in a lot of meetings, he would always refer back to this type of loan. During a showing, the salesman brought up this loan and was encouraging us to go with it. We expressed hesitation about it. He was pushy about it and emphasized that it was the most strategic. We saw this as a red flag. It was unusual for someone in sales to be making financial recommendations like that. We decided to go with another lender. We loved a model home we viewed. We wanted to make an offer on a home that was expected to be finished within a few months. The pipe burst during construction and flooded the home. We did not want to wait for that home so we asked for another home with the same model. The pipe burst should have been a red flag. That was brushed under the rug because "any time you have people working, there's bound to be error." But unfortunately we still decided to buy another home from Allen Edwin. The biggest takeaway is: in our opinion, their construction quality is extremely poor. Their contractors are very low quality. We moved in to our new home and found a lot of sloppiness in the construction. We emailed the project manager with all our concerns. Three months into living in our new place, we had some aggressive rain clouds pass over the city. In our master bedroom, a massive crack in our ceiling going from one end of the room, to the other formed and was dripping water. The area where it was dripping was where we intended to put our bassinet for when our baby comes home. We became very paranoid after that. Three months into a newly constructed home and we already have a leaking roof? Initially they did not want to come inspect for another three weeks out. We were not accepting that. We spoke to the project manager and he had roofing contractors come out the following Monday. They said the nails on the roof had not been fully pushed through, and were not angled well and this caused leaks into the vents in the attic. They said they would let the company know. Allen Edwin sent their representative to inspect the roof as well. He was not able to give us a good, justification for why this happened. Everyone so far has been able to sugarcoat their answers. Even though this was three months into having our home, we did not receive our two-month follow-up visit to address concerns. I asked this gentleman (who has only been with Allenedwin for about 3.5 years) when we can have our two-month visit. He looked on his phone and said, "it looks like you guys weren't interested in one or rejected it." So apparently, the Customercare representative has called me three times. I work a lot and I am not accessible by phone. Instead of emailing me, they decided not to provide a two-month follow-up. We got our insurance involved. They also listed faulty roof installation as the cause of the leak. My wife and I got married last November and this was our first home together and this is where we were hoping to bring our first child. We specifically wanted a new construction to avoid the hassles and worries regarding pipe bursts, floods, structural damages, gas leaks, etc. So this poorly installed roof was the line in the sand for us. They are saying they will repair the damages because it's under their 1-year warranty. We do not have any confidence in their repairs. Currently, we are demanding the full roof be replaced. We had purchased the home with the expectation and agreement that everything would be new and correctly installed. This company has brought a tremendous amount of stress, worries, and frustration to my wife and I. read more

They are a giant home building company, but nothing to be proud of. They build their houses fast and cheap, plus a lot of unfulfilled promises, and a lot of "miscommunication" in the company. Custom build process was easy until watching them build, skipped steps, and don't forget my sales guy saying "looks don't matter as long is it structurally up to standard." By the way their standards are LOW! I will not be getting another house through them again. The only plus side was they buy down rates, so we got a decent rate on our mortgage. read more

In short, do not buy a home from Allen Edwin Homes. We bought a home from Allen Edwin Homes in June 2024, and were initially pleased with the process. I even recommended the home next to us to a close friend. However, during their home-buying process, he (my friend) informed me that our credit score, and other personal information, was shared with him by the same salesman we used, Sam Huisman. A serious breach of trust and a clear violation of our privacy- I reached out to the company to address the matter, but have not received a reply. Initially, when our friend reported this, Sam and a colleague attempted to cover it up by pretending to be his boss. He said things like this guy "is the head of sales for all of Indiana", and that he is "available exclusively by appointment" in a way to bolster this guy as a higher up, all over text message. I later found out he is just another salesman. I reached out and eventually got a hold of his actual boss. He was not made aware of this by Sam or Sam's "boss", Adam. I was told to send in an email with details of the interaction- that was 2 months ago and have not yet received a reply. I'm not really sure why Allen Edwin Homes would have known this information in the first place other than communication through their "preferred lender". They use preferred lenders for their interest rate program to get your rate down. We ended up using our own lender because we didn't feel they were being transparent. This relationship with the "preferred lender" is inappropriate. There is absolutely no reason credit information should be shared between lender and realtor, never mind Sam is also not a realtor at all, he's a salesman. Additionally, we have been waiting 6 months to have numerous issues with the house resolved. Each time they come, they inform me I'm going to be called to schedule what they've missed or forgotten- I still have yet to receive a call to schedule these items. My patience is running thin. If this isn't addressed promptly, I will pursue a resolution legally as well as filing ethics complaints through the realtor association. read more

We are in process to close the 1713 @D home with AEH, my experience is mostly ok. Now, I just wanted to give some of my experience. Firstly, they did have weekly update the progress which is good. The product manager-Tyler has been also very nice in term of providing info, assist walk through, and explain stuffs. Secondly, I have to actively follow up with AEH rep to see where we at during process of buying. I was left out of the loop about some important milestones in the progress, they should be able to do better on communication with the buyer. Final, AEH will work with their preferred lender very fast, I understand that is their partner but I don't think it is appropriate to process behind the customer's back. Overall, the house quality and value are within our expectation. It is basic configuration with some upgrades. Till this moment I am happy and ready to close the house. Note: AEH you can do better in communication more with buyer, feed update to your buyer first, not your partner. read more

We built a home in 2024 and all things considered the process was pretty painless. We enjoyed getting to visit the showroom to pick out fixtures and designs. Our salesman Tom was quick to respond with any questions we had during the process. The builders were friendly and willing to answer any requests we had. The only reason I'm docking a star is we've had a few maintenance issues 3 months in. Cabinet doors warping already and the air conditioner needed to be serviced the first time it was turned on. HORRIBLE. Run! We purchased a home and have had nothing but issues since. We have just been here one year. Our door wouldn't open. They had to come fix the handle. Weve had issues with the garage door not closing. The furnace was installed improperly, after 4 visits, they figured it out and had to repair it. Our hot water heater was installed poorly, pnly one person can take a shower and then the hot water runs out. We were told by the plumber that installed that it needs something else installed and it's around $1800! Why wasn't this installed when the home was built, if it is needed? It cost us almost $12k to fix our yard because they just dump dirt with concrete and everything else in the yard and then hydro seed it. Guess what? Hydroseed doesn't work when the dirt is full of construction material and rocks! They hire the cheapest contractors they can find and build the houses as quickly as possible. Cheap labor = cheap product. DO NOT buy a house built buy these people because you will end up redoing every single thing in it!!! read more

We recently built with Allen Edwin Homes and love the modern design and open layout. It's been great having a blank canvas to make our own, and the style of the homes is gorgeous. One thing we were disappointed by was the hydroseeding - it was done in the middle of summer while we weren't local, and unfortunately our lawn hasn't grown in as well as we hoped. Overall our experience with AEH wasn't particularly good or bad. Our builder rep was helpful in answering many of the questions we had as first time home owners and getting us to the point of closing on the house. There were several mixups along the way where addresses and phone numbers were not relayed correct within their home office which caused some frustration but nothing catastrophic. There was a rush to perform the final inspection on the home as we were working around both the PM and builder rep vacation schedules. The biggest frustration was probably the lack of a water softener when the city water running to the house was 20 grains hard. This was never discussed until our PM casually mentioned it in our final walk thru before closing. Overall the home has good overall build quality, just has some cheaper fixtures that will need improved over time. read more

Everyone one was very kind and helpful and wanted to make sure that we got everything we needed. I do feel like a few things are very cheaply made. The paint shows everything and although we have only lived here a little over a week, all the walls look like they need to be repainted. I like the appliances apart from the fridge/freezer, which will hold very little. The space could be better organized. There is not a linen closet and storage is definitely an issue. The bathroom cabinets are fine in size, but only have two drawers and a l open space in the bottom. read more

Because the original roofing contractor did not use the right size nails on the capping and ridge vent, it is costing me $1,100 to fix the roof and at least $350 to repair the Drywall from the leak in my previous review. $1,500+ repairs for issues that could have been easily prevented. read more

Our sales counselor, Ryan Clark, was amazing! The home-buying process was a breeze, and the financing company was very thorough and responsive. The homebuyer orientation was also helpful. Now that we've been in our home for about a month, we've started noticing small issues that, while minor, could become annoying over time--such as cabinet doors not aligning, interior doors not shutting properly, and the challenges of flat paint. We hadn't anticipated needing to repaint so soon, but it seems necessary to make cleaning the walls easier. We also had to get the dishwasher door adjusted due to an alignment issue. However, we love our home, and we understand that some of these things may just be part of the natural settling process that we weren't fully prepared for. On a positive note, the service team has been very responsive. When we made service calls for the dishwasher and showerhead, they were quick to come out and address the issues. First off the home we purchased was not imported. I have no idea how they build homes but our home was in the Grand Rapids Michigan area. My opinion do not purchase an Allen Edwin home. Shot quality. Things are just put together with not much quality just pop together for a quick sale and a quick dollar. Kitchen floor bounces when you walk in the kitchen. Everything shakes on the center island. You can hear everything through the walls. We had 137 bump outs before we moved in And they said why do you have so many and I looked at them and said seriously we didn't do this. You did this. Air intake vents are in the stairwell and are literally put together in incorrectly. They just cut a hole and threw crap in there and used that spray foam that you used to fill little cracks, in it and stuffed it with that nonslip stuff you put under rugs to fill the holes One has a partial side. The other one doesn't even have a side so it's not even an actual vent, it's just a hole in the wall and one side of the hole is the outside wall to the outside. Every room in the house has ceilings that are textured and you can still see all the seams of what they Did. They say these air vents above the door which basically why do you even have a door when you have the vent there, you can hear everything and every room. And when other people came to our house, they laughed because they said those shouldn't be there. We've never seen such a thing. Our garage is not deep enough. The garage door goes down like 2 inches from our bumper on two of our cars the other car can't even get in the garage. Our closet in the hallway can't even fit a hanger because they didn't make it deep enough. Seriously. None of the doors close correctly. They're not put in right not put in square. The doors to the outside I've had so many issues and they still don't close correctly. After a few years we're gonna have to have somebody take the doors out and put all new doors in because it's so bad. Our granite countertops literally have sections where there is a half an inch between the granite and the wall and it's just open just completely open you can see the big gap. And many of our windows in the house you can't even open even halfway. We have two windows in our house that are so unsquare That they couldn't fix them because they would have to rip it all out so they didn't fix it. So we just never use those windows in the dining room. And they were OK with that. Don't do it, go with another builder. That's my opinion. You can see from my pictures. I'm not lying. You could see the crack at the vent above one of our bedroom, doors and that's normal they say that walls are supposed to just crack that's not normal. They called it settling well. We've owned other homes before and we never ever had this not once and our last home was a brand new build by another builder and we did not have one issue not one bump out not one crack not one seam showing all doors were square our garage was perfect. Everything was awesome. Our driveway never cracked our porch never sink. Our walkway never sank so when people say all this stuff is normal after it settles it's a big fat lie. Don't believe him. Everyone we have worked with at Allen Edwin has been great. Unfortunately, there are some issues with our house's build quality. The kitchen counters aren't properly in line with each other. We've had two windows crack and pipes have frozen multiple times dues to improper garage and attic insulation. We bought our first home with the Allen Edwin and couldn't have asked for a better builder. We, as a couple were looking for a reasonably priced place at a convenient location and our townhome checks all the boxes. The best thing about them is their care for the buyers. Being our first home we actually lacked the knowledge of some of the basics and every time we were thankful to be able to reach out to their customer care number for help. They actually sent someone to assist when our washer had stuck just days after moving in! Also, three months after our move in, their representative has visited us to check if everything was alright. We showed them a couple of things which were taken care of very quickly, with no charge. buying process was nice and working with Chris hando on the sales and nick the builder for our walk through was great. I knew the build quality wasn't the absolute best and had already planned to fix some things but reading the reviews I'm hoping we didn't buy an accidental nightmare. I have already noticed that on the real cold days you can feel the cold through the walls and feel a draft of outside air at the corner of the walls. we have a 2 month walk through soon and we'll see if they address it. we've been in since the beginning of December and already have several screw pops. also noticed that the outside air duct going into the furnace return has no barometric damper so it's constantly pulling in cold outdoor air when it's not necessary. I have already added a humidifier as it was needed. sump drain was just ran to the middle of the yard and leaves a giant puddle. great for growing grass but was told it's on me to extend it and given how it was ran I doubt it's below the frost line. both sumps have an overflow that dumps right next to the foundation which I'm not sure is right. I'm sure it will be an eventful year and will be leaving another review as an update this December. read more
