As a newly engaged couple David and I were looking for a place to call our own. We started looking for apartments, then homes on the market. We weren't having any luck. So we decided to build. We did our research on lenders and builder. ALLEN EDWIN HOMES came up in conversations with some friends. So we called and spoke with Ryan McCoy. Ryan was a breath of fresh air we had horrible experiences with customers service. Ryan was honest and very flexible with his time. Taking us to different sights. ALLEN EDWIN had multi local development in the metro grand rapids area. When Ryan brought us to Breton Preserves we felt like we were home. The 60th and Kalamazoo area was perfect. It's close the expressways, entertainment, grocery store, schools and etc. Searching for a house in the spring was wondering because we really got a true feel of our neighborhood. We are going to enjoy living in an area where people of different cultures, races and religions are willing to live. So we couldn't sign the papers fast enough to get started on this amazing adventure. The ALLEN EDWIN homes team worked with us on finding the perfect style home, lot space and home interior and exterior design. When the building process began we were assigned to Nick. Nick was an accessible project manager for your home build. He answered all of our questions and if he didn't know the answer he would give us the answers within 24 to 48 hours. We were the first out of builds to have an EV port charger installed. It came with an extra cost but wiring the garage to with stand the voltage was an investment in our future. Nick set up appointments so we could follow the progress of our home. Nick explained the building break s that were taken so we stay on schedule. At the conclusion of the home build. We had a finally walk through. Honestly I was not please at the lack of cleaning that was completed. We found paint splats and broken sink fixtures. We decided to bring in our private instpection (Chandlerinspection.com) our inspectors drones film on video and took photos of the roof and found errors. So we turned the report, photos and video over to Nick. Nick called the ALLEN EDWIN team up and fixed everything so that we could close on time. So here we are on Closing Day and the house looks amazing! I have full confidence in Nick and his team. They built us a beautiful home. Huge shot out the Ryan Mccoy and the sales team for all the assistance. We can't wait for spring and summer so we can invite friends and family to our new home. I would not recommend this company to anyone. My bad experience with this company just transpired a week ago. EAH was purchasing our vacant lot in a FOR SALE BY OWNER deal. Mike Kalis from Allen Edwin Homes' Land Department called my transaction coordinator one measly hour before we were set to go to the closing table. This slime ball wanted to know why his 3% commission wasn't showing on the closing statement. My coordinator told him because a) it was a For Sale By Owner deal and because b) commission doesn't come into play on those deals unless it's c) negotiated up front and because d) he never asked or negotiated that up front. In that moment, one hour before closing the deal, he confirmed he had made a mistake by not negotiating that up front. But then this slime ball decided to hold me and my transaction coordinator hostage by threatening us 1-hour before closing and stating that he was going to pull the wire transfer to the title company if he didn't get his 3% commission. And he DID just that. He pulled back the wire transfer until we gave him exactly what he was asking for. This guy's behavior and his subsequent transaction was completely fraudulent and deceptive and unacceptable. All for $600. He literally swindled me and my husband out of $600 at the very last minute because HE KNEW EXACTLY WHAT HE WAS DOING. And he did it at the very last minute. And he absolutely did it that way because once again, he KNEW he would get away with it last minute because what seller doesn't want to close their transaction???? He admitted he made a mistake by not negotiating his commission up front and yet he STILL decided to take advantage of the situation, and to take advantage of me and my husband and continued to swindle us out of $600. The nerve of this guy is appalling. What a crappy way of doing business. This company is so extremely shady. This guy is a crook and is shady. I would advise anyone who deals with this company to NOT deal with this company. From the moment we started our communications with this guy, he wrote up a purchase agreement for double what we were asking for it (his mistake . . he's lucky he caught it), he was hard to get ahold of over the phone, the people in their office were hard to get ahold of, and the people in their office would make excuses to the Title Company as to why they weren't responding to emails and would say "Oh, it must have went into my spam folder". The title company, myself, and my transaction coordinator all believe this guy and this company are a crappy and shady business. Avoid them at all costs. Period. Allen Edwin homes is a pathetic bunch of crooks. They are in this for building the cheapest house possible and running away when you take possession. Even the 10 year structural warranty is by a third party which should be alarming to a buyer. Allen Edwin works with incompetent trades who are underpaid and do everything possible to save costs. At least half of the trades who worked on my house did not even speak English! They are bossed around by a joke of a Project Manager who doesn't know jack about craftsmanship and focuses on hiding mistakes from the buyer. Getting issues resolved is probably as close to getting having your wallet stolen as possible. Allen Edwin does not give a rats behind about fixing issues and that one year defect warranty you thought was so good when you signed up, turns out to be useless. They will put you off until the one year is over and it's clear that is a tactic. Their inspectors, trade partners, repair folks and warranty department are as useless as a screen door on a submarine and no one cares about your home but you, the buyer. You soon realize it's easier to hire your own contractors to fix the crap they screw up. Allen Edwin's business model is to lure you in with a cheap "base" price and then jack up add-on's with significant profit. They also seduce realtors with perks and prizes which screams of a conflict of interest from the realtors! They are so big now they are buying up entire stressed developments for penny's on the dollar and quickly turning these into neighborhoods of crap quality homes and then run away. They claim they sell high quality stainless steel appliances but they are magnetic steel made to look like stainless. Light switches and plugs are made in China and wear out in one year. Siding falls of the house or buckles when summer hits. The Anderson windows they sell are low grade junk made by Silverline and leak air like crazy. They stand up doors against the wall and spray paint on them but don't cover the top and bottom which will make it warp over time. Warning buyers! When you walk through a Allen Edwin model home take note that what you see is not what you will get. Everything in the model homes is upgraded and they won't tell you about things like your driveway will be narrower, the garage will not be as large, every fixture, plug, switch, doors, windows in your home will be complete crap. In summary what seems like a great buy for a nice home will soon turn into a oh crap moment when you realized you have been had by an unethical and unprofessional builder. We recently moved into our new construction home and while we're excited about our new space, there were several quality control issues that we feel should be addressed for future homebuyers. Issues discovered upon move-in: -Air conditioning system required rewiring to function properly -Interior garage entry door frame is cracked and damaged -Front door lacked proper weather stripping/sealing- -Paint finish included debris and sawdust that should have been cleaned prior to painting -Excess caulk and drywall compound on garage surfaces -Vinyl flooring installation appears uneven in several areas -Multiple interior doors required adjustment to close properly -Finishing nails left visible in baseboards -Construction debris including rusty nails found in yard areas These items represent basic quality checks that we expected would be completed before our closing. While we understand that new construction can have minor issues, the number of items requiring immediate attention was concerning. Customer Service Experience: The customer service team has been helpful and responsive regarding interior home warranty issues. However, we encountered significant challenges with a neighborhood drainage problem that affected multiple properties. Street drains remained clogged (likely with construction silt protection that wasn't removed after construction completion), causing flooding in our yard and several neighbors' yards during recent rains. After being dismissed twice by customer service staff who seemed uncertain about handling infrastructure issues, we learned through a neighbor that we needed to contact the project manager directly rather than going through the general customer service channels. Once we reached the project manager via text, he immediately dispatched a crew to address the drainage issue. Unfortunately, the flooding had already damaged our newly seeded lawn, resulting in unexpected landscaping costs. Recommendations for future buyers: -Conduct a very thorough walk-through and document any concerns before closing -Understand that infrastructure issues may need to go directly to the project manager rather than standard customer service -Be aware that neighborhood infrastructure completion may lag behind individual home completion We believe this builder has potential but would benefit from enhanced quality control processes and clearer communication channels for different types of issues. read more

My husband and I had a wonderful experience building and purchasing our Allen Edwin home! We are first-time homeowners, and Allen Edwin made everything so easy! We just got married, and this was the first time either of us has moved out on our own. In looking for a house, we found that it was cheaper to build a house with Allen Edwin than to buy one from someone else on the market. We'd rather have a brand new home with a brand new roof, furnace, etc. than something a little more costly with those components that may need to be replaced in a few years. After the initial payment and lot transfer, nothing has to be paid until closing. This gave us ample time to save for a down payment and all things needed for a new home. We initiated this process while wedding planning, so we were able to secure and save for a home while paying for our wedding. Many people I know put in an offer on a non-Allen Edwin home and get outbid or someone else will offer over the asking price in cash. With Allen Edwin, there's no risk of losing the home you're building to someone offering more money! We went into our sales appointment with an idea of what we wanted, and we had our lot secured shortly after! The Design Studio appointments were so much fun for us! The studio is beautiful, and it was so helpful to see all of the options presented in front of us. We were not pressured at any point to buy a more expensive home or to make unnecessary upgrades. Everyone was awesome about working with our budget and offering helpful advice. We received weekly updates from our project manager on building progress. Our home started production in June and finished in November! We are so happy with it and love how it turned out! It is super energy efficient and airtight! People are surprised by how low our utilities are. We chose to build with Allen Edwin because my parents did and were so happy with their results. Our project manager also build my parents' house! Everyone was so kind and helpful and accommodating along the way. We would recommend it to everyone! read more

My family and I were transferring states due to a job, and we chose an Allen Edwin neighborhood that was in phase 1 to start a build and be our gateway house in the new state. My husband did most of the building process with AEH and honestly it seemed like everything was very easy and smooth. These homes are "cookie cutter" in that we could not make any changes other than the finishes which we had a whole showroom to choose from so options were great. I do wish a few things would've been able to be added on, like finishing the complete basement (there was only an option to finish a portion of it leaving a large section with just studded walls and concrete floor) but really the home layouts and details we did get to choose from were nice. Any staff we ever talked to were always very polite and helpful. and we honestly had a pretty smooth process in securing a home and making the choices that suited us. Once our project was underway, we were kept informed by the product manager weekly which was awesome! We recently just moved in officially, as there was a delay in the process but it was more on the side of the city and not AEH so I do not fault them. Our home is as expected, I did notice a few things that bugged me right off the bat-- we had a window not fully finished in the basement (drywall missing in one corner), a pipe leaked the first week, and other minor things in the home, but overall, AEH has been open and willing to fix it and work with us on all issues and usually for free. The things they cannot fix are mostly my displeasure on personal preference things (i.e. dishwasher being on left side of sink, lack of standard ethernet outlets, Floor AC vents) While we don't see this home being a "Forever" one, it is a wonderful modern home that will be nice to live in for a few years. And we would recommend AEH and the team here in Mishawaka as they were always helpful and attentive. read more

Not only do I not recommend building a house with Allen Edwin, but I highly advise against it. Their motto is "We value what you value", but unless you value poor quality builds with issue after issue every step of the way, this is not the house for you. They do not respond to emails, they don't keep you informed, and they don't care if the work their subcontractors perform is poor. They will throw contract language at you the entire process and will cut corners to save every penny. You will be better off buying a 1920s dump and fixing that up than spending thousands of dollars (truly) on trying to fix the mess they'll leave you with. Their 10 year structural warranty is a joke. Unless your house crumbles entirely to the ground, the warranty means nothing. Even then, I'm sure they'd find a way to blame it on the weather or natural causes to get out of it. Allen Edwin is worse than a used car salesman selling you a lemon. Best of luck to you if you decide to trust AE with your hundreds of thousands of dollars. And good luck getting the house to appraise properly. I suggest you look elsewhere. Why is zero stars not an option? Maybe you don't believe all the reviews on here and think your situation will be different. That's how I felt. Most people write reviews to complain. Sure. You don't have to believe these reviews are true or would happen to you, but I can't imagine anyone else's experience with them will be much different than mine. After talking to my neighbors I've found that maybe all of our issues aren't the same, but they're dealt with the same by AE taking no responsibility. Before deciding on an AE home, talk to some AE homeowners. Knock on some doors and ask questions. Do a full in-depth review yourself before going into contract with them. When we decided we should look for our retirement house we searched for a builder that offered a ranch-style offering a floor plan we liked and found Allen Edwin. We travelled from the east coast to the mid-west to meet with Rene Rodriguez and view a ranch-style that met our wants and needs. He was very personable and great to work with! Latrice Johnson was most helpful with the sales process as were the Design team when we selected our options. Then we met Andrew Jansky (he oversaw the construction) who was friendly, courteous, diligent and updated us weekly on the progress and upcoming plans. We have been in our new home only a couple of weeks and we are very happy with it though there is still some outside work to be completed because winter came. There are really only two things I would mention. Firstly, when we chose the lot we were told it was an end lot and paid a premium for it. We recently discovered that someone has purchased the lot next door though not through AE, so much for the premium. Secondly, I think Allen Edwin needs to clarify/update their online Design Studio. It is not clear what options are really available and we spent considerable time planning in advance as they suggested. For instance, we really wanted a double sink in the master bathroom but standards differ between Michigan (where AE is based) and our location so it was not available to us. We were unable to have the tiling we wanted (which is restricted even for the top-of-the-line model due to weight we were told) and standards also insisted we have carpet on the stairs to the finished basement which we did not want. Our new home is lovely though and we are happy we went this route. Certainly we have had fewer surprises here than with the last house we had built! Would definitely recommend to others searching for a new home builder in the area. read more

We had looked around at previously owned homes, but we are perfectionists and nothing made us want to move! We saw that the Allen Edwin homes near the airport were super affordable, but we didn't like the location. I contacted AE to see if a more affordable subdivision in a different location was in the works, and we were pointed in the direction of the mall in Muskegon. Long story short, we loved the home and lot! Overall, we are very satisfied with the quality of work, products, and customer service of AE. We love the granite counter tops, color choices since we chose a speck home, stainless steel appliances, size of rooms, and layout. Obviously, no home is perfect. Some of our issues have been flaking on the front porch cement, but customer service was very responsive and agreed to fix it with no issue. We had a squeak in the floor, but within a week they were out to inspect and fix the problem. In the basement they had to move the main waterline and they had to break up some cement to relocate it. The patch job looks pretty rough. Guests even comment on it. We really, really look forward to Spring escrow work being done. We won't have our driveway or patio until the end of May, which means no grass. The sand coming in the house is very irritating, but also the kids can't really play in the yard easily since there are quite a few nails, cigarette butts, and hidden staples. It also would have been nice to have a garage door opener included with the home. It seems a little ancient not to! I also think the speck homes should come with a deck since we have a slider one story up! We were on our own to get one built. It just seems dangerous , even with a railing that is up, just in case. We do love our home and for the price, we are very satisfied! We'd definitely recommend AE builders! read more

Allen Edwin Homes - Tecumseh, MI Building our home in Tecumseh with Allen Edwin has been a genuinely solid experience from start to finish. Our first point of contact, Chris Hondo, set the tone from day one. He helped us pick out the perfect lot, walked us through the early decisions, and made the process feel smooth instead of overwhelming. Exactly the kind of person you want guiding you at the start of a new build. Once construction got underway, our project manager John Cugliari proved to be the real deal. Every time we found an issue during the build or walkthroughs, he handled it directly and followed through on everything he said he would. No excuses, no runaround -- just execution. Structurally, the bones of the house are rock solid. Heavy equipment cracked some concrete during the build, but AE didn't hesitate -- they're replacing it. We also had a siding mismatch, and again, they corrected it without hesitation. That's the kind of accountability you want in a builder. Their Grand Rapids showroom team deserves credit too. Sitting down with associates who actually know the products, explain the options, and walk you through every selection makes the entire design process way easier than most builders offer. Now for the one part that absolutely needs fixing: The carpet installation was unacceptable. You can see every seam in the house. That's on the subcontractor, not the builder -- and when Allen Edwin's New Home Team comes out in a month, those seams will be repaired or replaced. It's getting handled. Overall, this is a well‑built, efficient home backed by people who follow through. My husband and I moved here from the west coast and took 3 years to look around before deciding between buying or building. After a new ranch model was released in a new neighborhood in an area we wanted that was recommended by people we trusted, we decided building with Allen Edwin was the way to go. The sales process was a little touch and go. Communication could have a been better. There are a couple things that I feel like we were misled on. The design process was so fun. Mara was the best! She was so patient with me and took the time to really explain everything in such great detail! She was such a star that made us so excited to get started. Once plans were ready and we sat with Tyler to begin building, it just got better. Tyler and his team are just amazing. He is so thorough and made sure we always knew where we were at with the process. There was never a time that we didn't know what was next. We got weekly updates of what had happened that week and what was planned to be happening for the next week. When we would meet in person he was fun to talk to and also answered all of my thousands of questions with a smile.
