Just took our daughter to look at a rental in Roseville. Going by Ludlow Property management, ran by all Property Management. Appointment was set 2 days ago. We're there, waiting outside in the rain and finally call to ask why no one was there to show us the house. She responds "oh I already placed tenants. I forgot to call and let you know". So now 4 adults took time away from work to look at a rental that's not even available. Horrible customer service. read more

He was very easy to get in touch with and was always very prompt with his responses to any inquiries. When you get a lead and the lead is not good then you are supposed to get credited the money you paid. There are options why the lead was bad . The options are as follows in order 1- Accidental Form submission 2-Disconnected Phone number 3-Duplicate Lead 4-False Phone Number 5- Job Seeker 6- Tenant 7- Vendor 8- Wrong Property Type 9- Wrong Zip Code You can choose ONE and after review, the money is supposed to be credited . A lead they send, had a disconnected phone number so I clicked on Number 2 and sent the credit request A person called Lynne and his manager "Chris Cuffe" his manger contacted me saying that I also need to prove that the email is not working They have a box having you choose one box and when you do they bring excuses not to give your money back. I requested a refund if they do not act ethically and they said they are not going to act ethically and accepted to give the refund Not customer friendly at all. a bunch of people looking after their hourly wage and overtime . I was a prospective tenant and interacting with John to see a place was not a pleasant experience. First, he was clearly not reading my emails to him when giving him my availability for a viewing. He kept pushing for a viewing the day of when I repeatedly told him it would not work for us. After lots of unnecessary back and forth with him, he finally decided to read my messages, we agreed on a time for the next day where he would meet us at the place. Next day comes around, and my partner and I make the trip to Pacifica from the South Bay after work. We get there and no one is there. I call and text John (from the phone number listed in his email signature), and then get a message from him saying that he sent an email to me earlier asking to cancel since the current tenants found new tenants already -- while he was on a plane that day? Not sure how he was on a plane since he kept pushing me for a viewing the day before since he was already in the area, and agreed to a viewing with us the next day. The story didn't add up for us, I never received the email to cancel, and the listing is still up online. With this unpleasant experience working with him as a prospective tenant, it was clear to us that he would not be a good person to rent from. I rarely write yelp reviews, but in this case, I had to. We moved to Pacifica two years ago and rented a house through All Property Management. We came from a house where the owner neglected his house and was completely unresponsive. All Property Management was such a breath of fresh air. John Rice Jr is professional, incredibly responsive, and makes renting our home simple and straightforward. The house we rented was beautifully maintained and in a great area. John handles all correspondence with the owner and has a gardener, a handyman, and other professionals on his team that he can quickly deploy for any issues that may come up in your home. He and his team are fair, responsive, do a fantastic job of continually maintaining the property, and take care of any issues that come up very promptly. Now after two years, we just bought our own home. It makes me sad to be leaving John and his team, but if we ever decide to rent out our home, I will absolutely be calling John to manage the property. If you're looking to rent, or if you own a property that you would like to rent out, or even if you're looking to buy, these are your guys - they're fantastic!! read more

Beware renters if you're dealing with this property management from Pacifica....They do not care about their tenants. I'm a tenant at one of their properties and I asked for the garbage disposal to be fixed for a week now and no response. I sent a follow up e-mail and VM's yesterday and still no response. This is really unacceptable from a property management and thought it was necessary to give them a bad review to warn others. read more

If you're looking for responsive management that is truly going to look out for your best interests, you better look further! I should have known to look elsewhere when Holly scheduled us in to see our soon to be unit with John and he never showed. We truly love the area & fell in love with the unit so I worked for it. We originally looked at an upstairs unit. John noticed we had 2 young children so we were offered the downstairs unit as it would be available within the next few months. Sweet! All was fine and dandy! Loved the maintenance guy, Leo who was the most responsive of this team.. Less than a year and a half later, we receive a 60 day notice right after Christmas that our lease needed to be terminated to rent our unit to our landlord's "family member in need." I get it, this was out of All Property Management's hands. But what was totally unnecessary was the letter full of broken promises saying they'd be more than happy to help us find another place. My husband and I, along with our 6 and 3 year old, had nowhere else to turn so I immediately reached out to Holly via email to get the ball rolling our next search. I should have known when I, still to this day, have never seen a response. Thanks to All Property Management for leaving an entire family shuffling after the New Year, to find a place on our own. Holly, you shouldn't have mentioned that the rent would be higher as you conducted our final inspection. Was this a true case of a family member in need? We'll never know. This place is the epitome of a business that over promises & UNDER delivers. Seems like they have a small handful of returning customers based on other reviews. I have lived in a house managed by All Property Management for 14 years. I am really surprised at the negative ratings found here. John, Holly (sp?), particularly, and Leo and Bill also have always been good for us. We've had flooding downstairs (due to heavy Pacifica rain), appliances break down, plumbing problems, you name it, and Holly or John have always taken care of us. I mean, they are a small company. But when I don't get an immediate response I can stop by the office, or call their cel phone, and they always respond. All I can talk about is my family's experience with All Property Management, and it's been very good. read more

All Property Management has been great during the entire 2 and a half years that they were our property manager. They always responded quickly and took care of everything immediately. I ended up going to an open house for an apartment years ago and it wasn't the right fit for us but John at All Property Management, who was showing that apartment, listened to what I liked and didn't like about it and suggested a place that he thought would work better for me. Sure it enough, it was the perfect fit and we are only leaving now because we bought a house. All Property Management goes above and beyond and we really appreciate everything they've done for us. My family and I rented with All Property Management for 15 months and overall it was an outstanding experience. Our rep, John Rice was ultra responsive and quick to take care of our needs. They didn't skimp on taking care of things for us. We asked to have some additional mulch put down in the large backyard and they did it quickly with no hesitation. The home we rented was well-maintained to start and we were very happy with the quality of the home. The move in and move out processes were very painless and easy. I'm not sure if it is, but this company really felt like a family-owned business where they actually care how you feel about their service. I would highly recommend them. read more

As a renter, I can appreciate a property management company that takes care of its tenants. I had previously met John Rice by renting through All Property Management for a year. They always responded quickly if I had concerns or needed assistance. John and Holly are great and have always been pleasant to deal with. When I was ready to purchase a home, I decided to use John. John is exceptionally thorough and diligent and was able to locate a duplex within my price range and negotiate a fantastic deal. I was a new property owner and a little apprehensive about finding a renter, and conducting a background and credit check. I decided to use All Property Management to manage the unit. The unit needed some repairs including a kitchen upgrade. John has all of the resources and managed the project exceptionally well with high quality work at a very reasonable price. There was a defect with new dryer I had purchased and John personally came out to meet with Sears on two occasions, including a Saturday to meet the repair person. The take away is that in terms of caring for the properties they're managing, you should feel good about hiring them to manage the rental of your home. They're personal, responsive, thorough on inspections and make sure things are communicated well between owner and tenant. I have been with them for over 7 years and the experience has been excellent. I handed over the house to them and they take care of everything. At the end of the year, they send an annual report which makes it easy to take care of my personal taxes. Considering all this, they are also very cost competitive. We moved to the US two months ago from the U.K. And we're unsure of how things worked as far as buying and renting property. However we found a property for rent by All Property Management and they have made everything so easy for us. John has been so helpful, he has answered calls, emails at anytime day or evening. John and Holly are great at finding properties when you are trying to find a place ASAP. I have been pleased with their efforts to locate places that meet my needs. Holly and John are both great to meet in person. if there are repairs that need tending to- it is better to be proactive. Going in to their office and talking face to face is more effective than E-mails. I don't understand why there are such extremely negative reviews. Their response time has improved in the time that i have worked with them. I also have to add that if you are a renter sometimes it's the owners of the property that don't want to make any improvements- they want to collect the money and not have to deal with any of the headaches. While I'm sure this is not true for every tenant, our experience with all property has been less than optimal. Most of the people in the office are nice with one exception. Wendy VanCleave (property manager) is extremely rude and condescending when dealing with tenants. The owners of the buildings on Landingsdr are extremely cheap and continue to hike up the rent and refuse to update the apartments to reflect the rent they charge. I would suggest going with another property management company. read more

I'm surprised at the negative reviews. I've been a tenant for over 3 years and they always take care of me, Holly and John have even gone above and beyond what they are hired to do. I recommend them to all my freinds. Issues have been dealt with in an acceptable time frame. When my water heater exploded, I had someone, Leo, here within 20 minutes. And even though rent prices have gone through the roof here in Pacifica, they have not raised our rent. Really they are great! No complaints. read more

I have rented from All Property Management for over 2 years now and I have nothing but wonderful things to say about them. They are reasonable, understanding and completely courteous every.single.time. we have dealt with them. With rent prices skyrocketing through the roof, they really are fair when it comes to asking for a reasonable rent amount. Holly is the nicest person to work with and is always looking out for not only the landlords, but the renters best interest which is no easy task. Thankful to have them as our property managers after dealing with shady, classless, pull the rug out from under you previous property management companies!! I think there is a misconception of them being "unresponsive" due to people emailing or calling the main line only. I was guilty of this before when I needed immediate response. Check your packet of information which is provided in the beginning of your lease, because they do have emergency need numbers and are happy to provide their cell numbers when asked.
