so communication was non existent. Everything was done via email.. But they did FINALLY provide a full refund AFTER multiple emails and reviews. ,. But beware and please read the full lease before you sign it. Especially the eviction clause where you will pay all fees, court costs, attorney fees, broker fees, and 250.00 per hour plus the additional 1000.00... Yes this is all in the lease. And you will be responsible for buying your own ac / heat filters and are responsible for mowing and fertilizing your own yard. Who gets a apartment to do all that. That's the main reason for a apartment is to avoid all that ...AND not to mention the amount of renters coverage requested goes above the norm....BUT good luck to those who choose to rent from them...... read more

The staff are fairly nice to interact with, but everything else was just terrible. The contract is extremely predatory, and attempts to shirk costs onto the tenants for every little thing. Not only that, they require additional services to be paid by you and if you don't, they fine you for every little item and are not up front about it until the lease is signed. I had several issues when I first moved in: 1.Front door was wide open when I arrived and later determined the latch was damaged and a light breeze would push it open. 2.More than half the lights were bad, costing me a couple hundred dollars to replace. (they only replaced 2 cheap bulbs when reported, and ignored the kitchen CFL's and exterior lights. 3.Layers of dust on everything and trash/old parts/paint left in the garage. 4.Electrical issues in the master bedroom, and garage the resulted in the garage door sometimes not opening, and the inability to use the ceiling fan and lights at the same time. 5. Lots of existing small damage from floors to walls and lack of protective items such as door stops. 6. Massive pile of tree limbs/brush left in the back yard(ignored when reported, 20ft/10ft wide and stacked 6ft high) and took me 3 days of clearing and working with the city for pickup. 7. 3 Weeks into the lease, we learned they had a mice infestation. -Many other issues were reported during the move in process, but only 10$ duct tape fixes were performed and other concerns were ignored. When they sent lease renewal forms, I had told them 75 days(45 was required) in advance that I was in the process of purchasing a home, and was curious if they'd like to work out an arrangement since I would not be renewing. Either to get out sooner, some kind of refund, or otherwise. I was instead given firm NO's (felt like being told to f* myself). The very next thing they did was send realtors to my home with no notice, scaring my family that was home and creating conflict. They expected me to bend over backwards for realtor visits and ignored all concerns for safety and privacy. It was at this point I felt like I was being pushed out and taken advantage of. So I stopped caring and did everything I could legally and within contract to make their jobs harder since they didn't care about me or my family. Eventually moving out 2 months early because of all the safety and security risks they were creating. I had even called and emailed all these concerns, and attempted to work with them multiple times, but they just don't care. read more

If you are considering using this place, DONT! They listed my rental in August and didn't place a tenant until end of December! First month rent was January and the tenant has not paid thier portion of housing voucher and it is 3 weeks late !!! On her first month she is late! Well all county still deducted thier 50% fee and 10% fee on the first month rent. So they got 60% even though 100% still isn't received. Double dipping and all the reps give wrong info and thier statements have wrong numbers and they even had the property address wrong on the lease! I told them upfront I use our specific venders but they still sent thier own AC guy to charge me a service call and ignored everything I told them upfront . They don't reply to my emails or text when I call them out. I regret doing business with them. read more

As a landlord, I entered into an agreement with all county group to rent 2 of my apartment units. They Failed to provide a CMA in the beginning and Kim Miller refused to promptly return my calls. They did not even take professional pictures and couldn't rent my units for a whole month despite reduction in rent 3 times. When they insisted that I reduce rent one more time - I decided to terminate the agreement. This is when they invoiced me $1000 ($500 per unit). I had to pay this amount to retrieve my keys. This is what I call unethical business practice in a one sided agreement that deprives a landlord a amicable way to exit an agreement due to All County Group inept performance and inability to deliver results, thereby holding a landlord hostage. I would recommend any landlord or real estate investor to stay away from this business due to inept business practices, poor performance and inability to deliver results as promised. I should have looked up their reviews before I engaged them. Lessons learnt the hard way. read more

A little sneaky to me. Paid for 4 applications ($77 each) then get an email with documents for me to have verified and sent back to them plus a pet application that lists my bulldog as a restricted breed. No where on the website or realtor.com listing does it state restricted breeds except for a tiny blurb about going to the resident resources section of the website to see the pet application where it lists the restricted breeds. The application that you fill out and have to pay for in order to even move forward and receive this pet application to fill out (and pay another fee for) has you enter the pet information but doesnt state there are restricted breeds. Just another management company nickle and diming to get more money they havent earned. read more

The wife and I started the VRBO service with All County Property Management (Fort Worth) for about 4 months. Everything started out good and the reviews were great. The trouble started when we arrived for a weeks stay after three or four families have rented it out. You would think when the owners come in to town the maid service would've cleaned the home well and thorough,.....but the opposite was true. Vinyl flooring had not been mopped and was filthy when a damp white cloth was rubbed on any of the rooms floors. The bathroom shower had not been cleaned underneath the mats and there was hair still visible and soap scum underneath the mats suction cups. One of the shower drain filters was nearly completely clogged with a pile of hair. (Gross) There was dried food rings around the 2 of the 4 stove burners that the Maid we hired to clean the house easily removed with a little soap and water. If You can't trust the maid service to clean and disinfect the home as they advertised for new renters in this day and age with Covid then you can't have them represent you. If the managers or owner of all county property management only would've come out to see for themselves as We requested.....we wouldn't be writing this review. But they sided with their maid service and pointed to the reviews that we got. Sorry All County but seeing is believing and that's why we fired you. Despite our best efforts to communicate with you, we have not received responses to our calls or emails, and our telephone number appears to have been blocked now. This behavior is not right and is completely unacceptable. Instead of just returning a call or email, the owners of this company blocked our phone numbers. We have done everything that your team has asked, and yet we are being ignored when we request help. Disappointed is an understatement when expressing the lack of accountability and professionalism we have experienced. It is your responsibility as a reputable property management company to treat your customers fairly and appropriately. It has been an awful experience. After scheduling and confirming the appointment we were advised that a code to the lock box would be provided on arrival. We drove in the rain to view a property and never received a code via email nor text. I tried calling several times and left a voice mail with no response. The fact that there is a $300 admin fee is laughable when you don't actually show your properties nor respond. I can only imagine the runaround that they are giving the owners. read more

Give them my ORIGINAL keys (After terminating did not receive any of my original keys and was missing a set. )Owner said I will be receiving updates weekly after their Tuesday meeting (did not happen, emailed them in several occasions asking for updates-emails sent 7/22, 8/5, 8/11, 8/14 Came to find out that my house was not advertised in the largest realtor network. On Monday, Aug 17, I am notified that renters have been identified and approved and were waiting for them to notify them for move in date. Less than two days later I am told that the "renters" are moving so they won't be renting anymore No advise at all. Only time I received it was when I asked if I should lower the price. If you want to waste time and money go through this company. Steer away if you are looking for a quality management company. read more

Three years after we moved they charged us for something we did and we had a professional house cleaner and seven people clean. They do not fix anything and when they do it's months after. I rented a home from a private owner in 2011. In 2021, the owner, who were an elderly couple, turned all of their properties over to their children who hired All County to manage said properties. After moving out, in 2022, All County contacted me ONE time to inform me that my deposit would not be returned due to floor damage. The "damage " they are now, in 2024, attempting to collect for was carpeting in the bedrooms. The carpeting was worn and was stained when I moved into the home in 2011. As a property management company, one would assume that they would know that the use-life of carpeting is 10-15 year. In addition to the $1,000 deposit I paid upon move-in, I paid an additional $300 pet deposit in 2014, when we adopted a small terrier mix dog. They are attempting to completely disregard the additional deposit and are now, 2 years after my departure, attempting to collect exactly $300. After reading through the many reviews regarding this company, I believe both property owners and tenants alike should avoid them. If I could rate All County a -0, I would have. My daughter leased from All County for nearly 3 years. When my daughter bought her first home, she gave All County her notice, 2 months in advance.The property was not put on the market until 2 weeks after my daughter moved out. Kimberly Dorsett handled everything in a very unprofessional way. The town home was not cleaned prior to move-in. We cleaned it and paid for the carpets to be cleaned. We also paid for the lease break agreement and thoroughly cleaned the townhome and touched up the paint.The town home looked better than it did prior to move-in. We were expecting to receive the full security deposit back and received nothing. Kimberly even hung up on me when I called her asking about it. I had also asked her what her supervisors name was, she responded her supervisor was aware of the situation that has occured and never gave me her name. After having a property pulled out from under us in a show of very bad faith by another company, All County Property's Shelly, Lynn, and Kim managed to pull out an 11th hour deal and get us into a house. They personally followed up with our references and got us vetted in hours instead of days. We are so thankful to find a management company to help us find a home! We will use them for all future real estate dealings. They are honest and reliable, the two things we found lacking in their competitors. I highly recommend All County Property Management. There is no better group than Kim & the team. On two different occasions, Kim (without guidance from me) conducted market analyses and was able to negotiate a higher rent amount with my tenants. Her team conducts safety inspections to protect the renter from hazards and this helps the landlord with any liability issues. I would not recommend Kim Miller/All County Property Management to any landlord for property management. I used her for three years hoping she would get the bugs worked out. She didn't. 1) The accounting was terrible and never got better. Reports were cluttered with corrections. I continually found lots of accounting errors totaling thousands of dollars (not in my favor). 2) She didn't take care of the properties properly. Between tenants, she left the A/C on full blast in the middle of Summer running up a $500 electric bill on a vacant house of which she refused to pay any part. 3) She misrepresented a property to a tenant as having features it didn't. As a resolution to the tenant, she proposed that *I* discount the rent $1200 per year for *her* mistake. 4) When I needed to go over the accounting, she doesn't have anyone to do it and sets our meeting out two weeks. 5) The repair bills from her vendors are always astronomical (e.g. $2800 to replace a water heater). There are many other issues. Lots of money wasted and lots of frustration with sloppiness. read more

If I could give a lower rating than a 1, I most certainly would. They may be helpful to new or prospective tenants. But when you move in, they do not answer your requests or maintenance within a reasonable time. I put in maintenance requests that were not considered 'emergency' issues and they were ignored. They cheated me out of late fees that were not necessary and they refused to waive them. They lied when they said they could not see or are alerted on any issues with receiving a rent payment (I got something in the mail 2 days later). Then after taking 2 business days to review my concerns, still charged me fees for those 2 days. When I moved out, they take even longer to get back to you on questions and making sure you get your security letters showing what they spent the deposit on that they I guess do not give back. When I notified them that I did not get my information by mail, they are trying to get more money to provide me the information that I have a right to have. They will get back to you fast if it is something that benefits them, but if you are in need of maintenance or any helpful information... do not expect an answer quickly, or even at all. I do not like to leave negative reviews, but this is not the way you treat customers. There are so many better property managers in the Fort Worth area... do not trust these people!!! read more

First of all I would give no star. I am not the usual type of person to leave bad reviews. However stay AWAY from this property management group. I work property management myself and I have never ever had such an atrocious experience. I applied to rent a home 5 days ago. Sent in all my personal information same day and paid the fees. After that there was no communication. I had to move ASAP and no one made an effort to assist me. I called multiple times and was getting told different information on my review process. After many email attempts there was NO response. This management group is horrible and made my whole experience renting a nightmare. They will gladly take your money and then do nothing to help you obtain a lease. Stay away stay away!!! They need to adjust their management. The customer service is the worst I've seen. I would never treat my prospects that way ever!!! They are a total SCAM! I really expected better. Worst property management company. Go else where. I usually never write bad reviews but I feel compelled to write this one/ Kim and company were very nice to me when they were trying to get my business. I trusted them and a month later started getting hints of mismanagement. The next two months were a nightmare for me as I spent hours talking to them about various issues and emailing back and forth. In the end I had to let them go. As part of the agreement, they should have given me a month to get another property management. but they did not - and gave me only 10 days. Once they knew they did not have business with me they became even worse. For every piece of info for my property I needed, they made me write multiple emails and make multiple calls. It was a relief for me when another property management took over. I had to redo a lot of work for which I had spent money earlier. The refund came almost two months later and with zero explanations on how they arrived at the amount. Do not to business with them. EDIT: I am responding to Kim's comment below. First of all, you never honored the 30 day period that should have been given to me. You have no idea how hard it was for me to find a replacement in the 10 days. Every manager I spoke to told me that was unprofessional. In the end I found the right manager for all 3 properties in a span of 10 days. You tell me that I approved all changes. Yes - true. But that was based on trust. Once the new property manager took over, we ended up spending a whole lot more money to redo most of the stuff that your folks did in one of the properties. That is clear violation of trust. Also there were some items that you sneaked in without my approval (as per our discussions that happened in person). Access to owner account was NOT available to for quite sometime as I was running into password problems (see emails I sent). Eventually, it was available but the report structure was such that it was impossible to even understand what they were for without spending a whole lot of time. Also, your company became pretty hostile to me towards the end in terms of responding on email and or phone. I have never experienced this in US and it was a shock to me. read more

Getting your business, they are super friendly and they seem to be willing to do anything to make it easy. We signed a lease and the day we took over the property it was disgusting. Called and they said they would take care of it. They tried but they would not call and confirm times for people or have appointments cancel and it was all "communication errors" This happened multiple times. Me driving to get to an appointment there fro a repair and no one shows up. Was treated poorly and would not recommend them to anyone. Looking back on it all, my family and I would have been better living in a car then living in that environment and treated like second class citizens. I would given 1 or less stars, but was surprised that we got our full deposit back. By how everything went in the beginning, was sure they would find any possible way to nickel and dime us more. read more
