We know a few realtors so we decided that we had to find someone we didn't know so we wouldn't hurt any of our real estate acquaintance's feelings. We searched Yelp and found The Alfano Group. Tony came to our house and he explained his process to us. He was well-prepared and professional. We immediately felt comfortable and confident in his presentation so after vetting a few other realtors we decided to use Tony for our home sale. Tony walked through our house and honestly told us what we had to do to properly stage it for sale. Everything Tony did or asked us to do in preparing to sell our home was well thought out and logical, so we put ourselves in his hands and followed all his instructions. Here's the best part: Tony put our house on the market on a Thursday as we were going out of town. By Sunday dozens of people had viewed our home and we had 10 solid offers, half of them for more than our asking price. On Monday we went to Tony's office to go over the offers. He had everything organized and answered all our questions helping us decide which offer to accept. The sale was extremely smooth and Tony handled everything! Our house sold for $11,000 over our asking price. It is now January and there are still homes for sale in our old neighborhood that were for sale before we started. I highly recommend Tony if you're selling or buying a home. He's very responsive and always returns calls, even nights and weekends. But our experience with him didn't end there. Tony also helped us find our new home while we were in the process of selling our old one. He did a good job of understanding our preferences and guiding us around different properties. We ended up finding a home that was well beyond our expectations. In fact, in many ways we didn't completely know what we wanted until we saw it. The new house was a little out of our price range but with Tony's help we ended getting it for a good amount below the asking price. We love this new home and were extremely happy. Even after our purchase, Tony stayed in touch making sure everything was going well. We had a couple of questions and small issues with the new property after closing. We called Tony and he dealt with the seller and handled them for us. Tony was extremely professional in his interactions not only with us but with other realtors we encountered in the course of both transactions, some of whom were not so professional. Another bonus was that Tony has previous experience in the mortgage industry, so his knowledge and advice proved very helpful as we dealt with the daunting loan approval process. He made time to show me the house same day, and immediately got information regarding the selling agent's timeline to review offers. John reached out to the agent multiple times over the weekend, so by the following week, the agent was actually reaching out to him to see if we were submitting our offer. I believe that John's proactivity in developing a relationship with the selling agent, along with his offer strategy, are what made our offer the winner. John was there every step of the way, spending a few hours at the house on the day of inspections and walking me through everything, answering all of my questions (which were A LOT), providing recommendations for vendors and other guidance, and talking me off the ledge a few times when I was overwhelmed or spooked by the whole process. When some necessary repairs came up on the inspections, John strategized our request for a credit and ended up getting me way more than I was expecting (which was honestly $0 in this competitive market) and got me a price reduction rather than a credit. Overall, John was proactive and strategic throughout the entire process, and not only did he get me a house that I fell in love with, he ensured that I knew exactly what I was getting into and got me some money back to make necessary repairs. He also sent me a ton of moving boxes (I didn't even have to buy any) and on the day I got my keys, he came in and replaced my smoke detectors since they were on the older side. Since I've been in the house, he's also been quick to share recommendations for different vendors and I've been really happy with everyone he's recommended. Beyond all of that (which already would have been beyond enough), he's a super chill guy and I genuinely enjoyed working with him. She came completely prepared with paperwork about the listing process (we were selling our home in North Highlands) and had created comparables of homes that had sold in our area. This helped us see similar homes that had sold near us and gave us a concrete grasp of what we could list the home for. Included with her services were staging and landscaping. We had purchased a fixer-upper and didn't have the means to work on the yard so we were going to need her help. Her landscaping team trimmed and mowed the yard along with the overgrown plants we had. The facelift was just enough to give the outside of the home a nice crisp and clean look. She and her team used mostly our furnishings to stage the house, tied in with a few of their items, which elevated the look of our home. So much so that it made me sad we were listing it! That being said, I met with 6 different realtors in the Sacramento area in preparation of getting my home ready to sell and 100% pleased we chose Zac! Zac was flexible during our first interaction where he walked the property and provided a lot of value on day 1 - spending 1-2hrs with me to answer questions about the process, his role in the process, and his willingness to engage or disengage to my personal preference for level of involvement. Throughout the entire make-ready process for listing the home, Zac was available to baby step us through each hurdle and provided guidance and tips on how to approach. Importantly, Zac's marketing and pricing strategy is both aggressive and realistic. Many realtors may try to lowball their quoted estimated sale price to manage expectations, but Zac came in at the higher end of the range, but also mentioned the reality of how market conditions are and what can change. Ultimately we sold at exactly what he thought we could get, even with the competitive buyers market we sold in! Zac is also very detail & data oriented, so not only has a 'local pulse' on the area, he is also tracking a lot of the data on the MLS for activity, and I'd constantly receive update emails about a new listing coming out or a listing that just went into escrow or closed that would be relevant datapoints for our sale.
