TL;DR: John is amazing and you should hire him. I reached out to John after I'd found a house I was really interested in. He made time to show me the house same day, and immediately got information regarding the selling agent's timeline to review offers. John reached out to the agent multiple times over the weekend, so by the following week, the agent was actually reaching out to him to see if we were submitting our offer. I believe that John's proactivity in developing a relationship with the selling agent, along with his offer strategy, are what made our offer the winner. John was there every step of the way, spending a few hours at the house on the day of inspections and walking me through everything, answering all of my questions (which were A LOT), providing recommendations for vendors and other guidance, and talking me off the ledge a few times when I was overwhelmed or spooked by the whole process. When some necessary repairs came up on the inspections, John strategized our request for a credit and ended up getting me way more than I was expecting (which was honestly $0 in this competitive market) and got me a price reduction rather than a credit. Overall, John was proactive and strategic throughout the entire process, and not only did he get me a house that I fell in love with, he ensured that I knew exactly what I was getting into and got me some money back to make necessary repairs. He also sent me a ton of moving boxes (I didn't even have to buy any) and on the day I got my keys, he came in and replaced my smoke detectors since they were on the older side. Since I've been in the house, he's also been quick to share recommendations for different vendors and I've been really happy with everyone he's recommended. By way of background, I am a first-time home buyer. I had no idea about the process whatsoever when I first started taking a look at homes, or what to expect throughout the process. I also work in the banking industry and am very aware that it is wildly important to ensure that: (1) your clients have the necessary information to make informed decisions (whether small or big, like purchasing a house); and (2) that their expectations are established appropriately and met. John exceeded in both aspects. The amount of effort and time he put into walking me through the process is unbelievable. From the first day that we met, he spent his entire evening walking me through the "big picture." From there on out, he was always available to provide me with the information that I needed (or didn't need, but needed for the sake of my sanity) - every decision that I made, small or big, mattered to him. Not only did I feel like I had all the information I need to make those decisions, but I also felt like I was in good hands. Especially because, as a first-time buyer, I didn't know all of the right questions I should be asking (or do's and don'ts, for example) and he would proactively provide this information, which made me feel like I was walking through this process with eyes wide open. From an expectations perspective, I don't know how Mr. Campos does it - and to the fault of everyone else I worked with - he set my expectations really high and not unrealistically high because he would meet them. Obviously, making an informed decision is the most important part of buying a home. But personally, as being "emotionally" invested as well in buying a home, having someone who properly set, managed, and came through with: expectations was such a lifesaver and made me feel so at ease throughout the entire process. And on a related note, as a first-time home buyer, I'm not sure what to expect, what's good/bad, etc., and he was always so candid and provided his own perspective of different aspects of each home that he thought would be relevant to my decision making based on what he had learned about me. I truly appreciate his input and relied on it heavily. This is an invaluable quality to have as a service provider and not everyone has it, but, IMO, it is crucial to keep those around. It's easy to push paper and get the signatures, but John is really focused on making sure people are satisfied through the process and with the outcome. Again, for a first-time home buyer, this process is very stressful. Yes, there are a number of things that people can do to make it easier. But as you can see, based on the above, Mr. Campos went above and beyond (as I'm positive he does with all of his clients) and truly made me feel like I had a confidant/partner throughout. I'm the first in my family to buy a house, so there were no - "well what do you think" or "what feedback did you have in your experience" talks - except with John. And that's not in his job description, and it truly makes me consider him not just an agent, but a friend. So my experience with John started when the property manager of my old duplex and I got into a bit of dispute. They wanted to illegally increase the rent by 40% and I wanted them... not to do that? So I called around to some tenant lawyers (two out of about ten actually answered, and of those two only one was willing to give a free 15 minute consultation). I called the city, I called the county, I called a couple people I knew in property management. All of them essentially said, "That's illegal, but if you don't wanna go to court, then move out." Not exactly the helpful advice I was hoping for, but a good start. So, I called an old friend from high school, John Campos. Over lunch, John gave me some tips on where to look for housing that would fit my family's budget and had a few suggestions for us. But with the way Sacramento is coming up, and the influx of new residents, it seemed like rent payments were pretty much on par with paying a mortgage. At some point, I said something along the lines of "I wish we could afford to buy," and John gave me a funny sort of look and said, "Well... maybe you can." From that point forward, John was honestly a godsend. He put us in touch with his preferred lender, but gave us tips and suggestions if we wanted to shop around for others. He talked us through the more opaque aspects of getting our finances together. He listened carefully and made note of all of our family's needs and sent us listings that would suit us. He got us showings as quickly as possible - sometimes even day of.
