TL;DR: John is amazing and you should hire him. I reached out to John after I'd found a house I was really interested in. He made time to show me the house same day, and immediately got information regarding the selling agent's timeline to review offers. John reached out to the agent multiple times over the weekend, so by the following week, the agent was actually reaching out to him to see if we were submitting our offer. I believe that John's proactivity in developing a relationship with the selling agent, along with his offer strategy, are what made our offer the winner. John was there every step of the way, spending a few hours at the house on the day of inspections and walking me through everything, answering all of my questions (which were A LOT), providing recommendations for vendors and other guidance, and talking me off the ledge a few times when I was overwhelmed or spooked by the whole process. When some necessary repairs came up on the inspections, John strategized our request for a credit and ended up getting me way more than I was expecting (which was honestly $0 in this competitive market) and got me a price reduction rather than a credit. Overall, John was proactive and strategic throughout the entire process, and not only did he get me a house that I fell in love with, he ensured that I knew exactly what I was getting into and got me some money back to make necessary repairs. He also sent me a ton of moving boxes (I didn't even have to buy any) and on the day I got my keys, he came in and replaced my smoke detectors since they were on the older side. Since I've been in the house, he's also been quick to share recommendations for different vendors and I've been really happy with everyone he's recommended. Beyond all of that (which already would have been beyond enough), he's a super chill guy and I genuinely enjoyed working with him. We talked a lot during those few weeks and between talking business we would end up shooting the shit. I decided to work with him because other reviews mentioned that he makes you feel like you're working with a friend, and that's the exact experience that I had. This is my first home and I'm grateful to have had such an amazing purchasing experience. I'm not planning on buying again any time soon, but when I do, I'll be reaching out to John for sure. read more

John did it again! He helped us as first time home buyers and we knew there was no one else to ask to sell our house and purchase our new home. We listened to his expert advice and sold our house over asking in 21 days. He dropped everything when we had minutes to counter an all but accepted cash offer on our dream home. We got the house and couldn't be happier! There is so many ways he goes above and beyond. He will always be who we work with and recommend! read more

John just helped us purchase our first home and I have to say we could not have had a better experience than we had with him as our agent. From the very start, John was super attentive to our needs and asked lots of questions to figure out just what we were looking for. The more feedback we gave him and the more homes we looked at, the more he honed in on our goals--I felt that he really "got" what we were looking for. At the same time he also made suggestions that were outside of the original scope of our search, but which broadened our horizons thanks to his expert insight. John has had a ton of experience across a variety of real estate ventures, from first time home buyers like us, to flippers, to property managers, etc and that experience was obvious in how he helped us to achieve our goals not only for finding the perfect home but also finding a home that would be a good investment for the future. He was able to quickly estimate possible repairs or renovations for the homes we viewed, from basic necessary repairs to dreamy upgrades, and even provided itemized estimates of these renovations upon request for homes we were really interested in. When we finally got our house, we felt confident we knew exactly what we were getting ourselves into because he had coached us through our whole buying experience. At the finale, he helped us pull off an incredibly fast 2-week close, which made all the difference in getting our offer accepted. Plus: John is a super great guy who is fun to hang out with! Seeing homes with him was always a great experience.I look forward to working with John again on future home purchases, both to live in and as investments. read more

My husband and I used John to help us buy a house...which we did! The whole home-buying process is an ordeal but John was patient, diligent and helpful during the entire process. We would ask countless questions and John usually knew the answer. If he didn't, he always got back to us with the information in an extremely timely manner. There was NEVER any communication issues. Responses were always timely, accurate, and thorough. I would absolutely recommend using John to anyone looking to buy a house. If, or when, we look to buy a different house, we will be contacting John immediately. read more

John went out of his way to sell my house in this tough market and get me out of a bad situation. He was responsive and punctual.

John was beyond helpful throughout the entire home buying process. I had approximately a million and one questions, as this was my first home, and he responded thoroughly and quickly to them all! I even went so bold as to leave the country for 2 weeks after just putting an offer down and he navigated it all and continued to keep me in the loop on everything. And that was the house we closed on! You want a realtor that isn't pushy, calm, and knowledgeable, and John hit all those marks. Thanks again!! read more

I worked with John in 2019 twice, first with my husband and I buying a house and then with my dads home purchase. I did my dads home purchase second and only used the contacts that I knew were good and John was easily the first person I knew I would go to again! John is the best realtor out there, which is why I will continue to refer him over and over! John is super friendly, understanding, knowledgeable and reliable. Being a first time home buyer, there is a lot you don't know when purchasing a home. John made the whole process easy and was super resourceful in helping us with anything we needed. I know for a fact when we are on the market again, whether it be to sell or buy, we will for sure work with John again! Thank you John for all you do! read more

There were many challenges with my first-time home buying experience, and my trustee old realtor was there for me, lol. Never did he disappoint me. Original: May 2019 John really went the extra mile. For first time home buyers, there's already a lot to learn, and on top of this we were making quite a long distance move. John was informative, hard working, and flexible as well as patient. He was there through the whole process, and even after closing remained involved and very helpful. We were lucky! Update: July 2023 A few short years later we turned to John to help us sell the house he helped us buy. He was amazing. We were once again 3000 miles away in Connecticut and he was on top of all aspects of the sale from start to finish. If I could give John a second 5 star review I would. If we end up back in Sacramento he's going to be our choice to buy another home! read more

We had a fantastic experience working with John on our first home purchase. We were moving from Texas to California and had to do our house hunting remotely because of Covid. John was happy to visit the houses on our list and send us videos of the properties + his helpful insights. My favorite thing about John is that he's a numbers guy. First and foremost, we wanted an agent who was a fierce negotiator. Within a few minutes of talking to him, it was clear that he keenly studies the market and can instantly calculate how to make an appealing offer. John managed to make the impossible happen: In a crazy competitive market, we had our very first offer on a house accepted. I think he was even a little surprised! Our offer wasn't the highest, but the sellers accepted it because John impressed their agent with excellent communication. He convinced them that we would be easy to work with and were a reliable bet. We've now moved into our new home and love it! The entire process of of house hunting to moving in took less than two months. We never dreamed it could happen so quickly! read more

I am very happy to have had John represent us when buying a house. It was a first time home purchase and he made it a non-stressful experience. He's calm, on-top of things, and trustworthy. He didn't pressure us at all AND we ended up getting a better deal than if we didn't work with him. Win-win! Thank you John! read more

John Campos-eXp Realty - Real Estate Agents Near Me - Roseville, California

John was simply the best! His communication, friendliness, and professionalism were second to none. My wife and I chose 3 realtors to work with and decided whoever showed us a listing first, we would view that house with them. John was able to find us listings that were far superior than the other two realtors. Using the latest technology, John was able to find us our dream home on the very first day we were working with him. During escrow John was in constant communication with us; as first time home buyers this was very much appreciated! My wife and I had an outstanding experience with John as first-time home buyers! From the first phone call, John presented himself as super friendly, professional and we trusted his knowledge and expertise of the Greater Sacramento area housing market. My wife and I found a home on the market on a Friday night and John scheduled a showing on the home the next day of Saturday afternoon. We closed on the home shortly after! John was highly attentive to our questions and concerns during the process. His communication, organization and relationships with everyone involved in the escrow/closing process was phenomenal - from the rapport with other agents at the homes we viewed, to the lender he recommended (whom we worked with) and all of the home inspectors. We are going to be recommending John to all of our friends looking for their first home! read more

I cannot emphasize enough via review on how much having John as our realtor got us into a home that we never thought possible. He was available when times really were difficult in our home search (if you are buying in this crazy market you need someone to battle for your family). He was placing offers on Sundays he was responding to my texts at anytime day or night. I never once felt like I was a burden to him. He truly loves what he does. His knowledge of the market and willingness to work got us the most beautiful home. Our home received 31 offers! I know this would not have been possible without his tenacity. We are grateful for his professionalism but also feel we gained a friend. Thank you so much John! read more

Its never too late for a great review. John helped me with the sell of 4 investment properties in 2021. I had known John for years and felt like he was the best fit to help me. Even though the market was hot at the time, the properties I had were a bit tricky and John made it happen. Between him and his team everything went smooth. Thanks John. read more

By way of background, I am a first-time home buyer. I had no idea about the process whatsoever when I first started taking a look at homes, or what to expect throughout the process. I also work in the banking industry and am very aware that it is wildly important to ensure that: (1) your clients have the necessary information to make informed decisions (whether small or big, like purchasing a house); and (2) that their expectations are established appropriately and met. John exceeded in both aspects. The amount of effort and time he put into walking me through the process is unbelievable. From the first day that we met, he spent his entire evening walking me through the "big picture." From there on out, he was always available to provide me with the information that I needed (or didn't need, but needed for the sake of my sanity) - every decision that I made, small or big, mattered to him. Not only did I feel like I had all the information I need to make those decisions, but I also felt like I was in good hands. Especially because, as a first-time buyer, I didn't know all of the right questions I should be asking (or do's and don'ts, for example) and he would proactively provide this information, which made me feel like I was walking through this process with eyes wide open. From an expectations perspective, I don't know how Mr. Campos does it - and to the fault of everyone else I worked with - he set my expectations really high and not unrealistically high because he would meet them. Obviously, making an informed decision is the most important part of buying a home. But personally, as being "emotionally" invested as well in buying a home, having someone who properly set, managed, and came through with: expectations was such a lifesaver and made me feel so at ease throughout the entire process. And on a related note, as a first-time home buyer, I'm not sure what to expect, what's good/bad, etc., and he was always so candid and provided his own perspective of different aspects of each home that he thought would be relevant to my decision making based on what he had learned about me. I truly appreciate his input and relied on it heavily. This is an invaluable quality to have as a service provider and not everyone has it, but, IMO, it is crucial to keep those around. It's easy to push paper and get the signatures, but John is really focused on making sure people are satisfied through the process and with the outcome. Again, for a first-time home buyer, this process is very stressful. Yes, there are a number of things that people can do to make it easier. But as you can see, based on the above, Mr. Campos went above and beyond (as I'm positive he does with all of his clients) and truly made me feel like I had a confidant/partner throughout. I'm the first in my family to buy a house, so there were no - "well what do you think" or "what feedback did you have in your experience" talks - except with John. And that's not in his job description, and it truly makes me consider him not just an agent, but a friend. Overall, I would strongly recommend John Campos to anyone looking to buy or sell a home, especially if they are first-time home-buyers. I would trust him with my eyes closed and his attention to detail and level of time/dedication to his clients is outstanding. read more

I've had the privilege of working with John in 2 different capacities. First, as an ongoing client, I had questions about home ownership in Sacramento and was referred by a friend to speak with him. John was completely transparent with me about the housing market, interest rates, and gained my trust immediately. He negated any previous stigmas I once had about feeling pressured to buy and you can tell he just genuinely cares about his clients. Secondly, I got to know John from a professional standpoint. After he learned of my videography business, John immediately became interested in creating content to better educate the public on real estate and the home buying process. His selflessness and devotion to future home buyers speaks volumes. The bottom line is that while John is a great Realtor, I've been fortunate to see that he's an even better human being. I worked with John to buy my first home in December and had a great experience. He had a positive attitude and was happy to answer any questions, or point me to the correct resource. He was especially helpful throughout the inspection process, making sure I understood all of the reports and documents. Let me start out by saying I'm generally a yelp lurker, and not a review writer. In this case, I'll make an exception. If you're like me and lurking yelp for help with the biggest purchase of your life, do yourself a favor and give John a call. Especially if you're a first time home buyer like I was. From the first time I emailed him until he handed me the keys to my newly purchased home, I felt like I had a friend, an advocate, AND a stellar professional on my side. In fact, the seller of my house came to pick up his lock boxes yesterday and said to me 'Your agent really did a tremendous job of selling you, if you ever make another purchase I'd keep him around.' Proof from the other party, what more do you need? John actually listened when I talked about what I was looking for, which was HUGE. I only saw two houses, but I really appreciate that after seeing a house that I ruled out, John asked what I liked and what I didn't like about the place.. and I could tell he took it in and filed it away. If I had seen 100 houses, I imagine the enthusiasm and attention to detail would have been the same. More than anything, his passion for what he does shines through every interaction. It's obvious this isn't just a job to him but a life calling. Call John, you'll be in good hands I promise. read more

We went with John because of all the amazing reviews from first time home buyers like ourselves, and we were not disappointed. John is super knowledgeable about the area and the market, was responsive at every step of the way, and patiently answered all of the hundreds of questions we must have asked. Our touring schedule was somewhat wonky, but John was always flexible and fit us in so we could visit the homes we wanted to see and did video tours when we couldn't make it in person. He explained every step of the process, from offer, to inspections, to escrow, etc., so there were never any surprises. He was also diligent in following up with selling agents to try to get our offer accepted, and he always communicated even if it was just to report that there hadn't been an update. John is an amazing realtor; you should work with him. John did a fantastic job selling our house. My understanding is it usually takes people 2-3 months to sell their home in completion. John was able to close on our sale in just under two months DURING A GLOBAL EPIDEMIC. Yes, we made the questionable decision to put our home on the market right as the novel coronavirus was entering the United States and picking up steam. Not only did John do the million tasks it takes to sell a home under typical times, he did it during this time of heightened stress, fear, and uncertainty. John dealt with new California realtor guidelines as they came out, he dealt with people wanting to see the home under social distancing conditions, he dealt with buyers who had to pull out from losing their job because of coronavirus or because the buyer was infected with the virus. He dealt with our increased fears and buyers' increased fears. We had a couple of thorny situations along the way and John resolved them well. He is quite patient. We moved away from the property we are selling, so John went above and beyond to close the deal and make the sale happen, including volunteering to take on certain home prep tasks that was our responsibility to perform. As a realtor, John makes a great partner to get what your family needs. He's a great communicator and very dependable. Highly recommend. read more

John's knowledge and sense of humor made me feel at ease! As a first-time homebuyer, he walked me through all steps of the process and called whenever I had a question about something.
