Good sense of humor, but also good advice around how to best upkeep those systems in my house. I ended up getting a discount by purchasing this year's service and next year's together. It was going to be a single day, but our "mission glitch" was some less-than-up-to-code electrical on the old system that needed to be brought up to code. That added a few hours and ran us over into the next day, but it was done at no extra charge. From start to finish, communication was timely and clear, by text and phone with email as a backup. I talked to my neighbors to hear what their experience was and CM Heating name was brought up a couple times as a stand out company. The sales person Amber was very professional and gave us a ton of information. She was instantly responsive when I had questions. We got 3 bids for this job. I took all the information and used AI to compare the mountain of info to get its take in the bids. Cm Heating consistently had the edge over the others. The main reason was the warranty. If you are spending a fair amount of money, you need a good warranty. All said and done CM Heating was the winner Getting an install date was a breeze. All the detail work was handled by them. The office sent me the permits to print and post. Install Day I was notified of the time they would arrive and the guys were right on time Tim and Melvin sized up the job and jumped in at full speed. When it stopped heating in Winter (thankfully, we have back-up propane), CM quoted us $3,200 for a thermal expansion valve (TXV) replacement. They explicitly said that while the parts were covered under warranty, the labor was not. We got a second opinion -- and while the part failed, the second company pointed out that we had a 10 year parts and labor warranty (he was easily able to get to this info, which means CM should have, too -- especially since they sold it to me). I've now called CM several times to inform them that they need to cover the repair, but I've been ghosted. I assume this is likely because they can charge a higher rate for labor on a customer-pay job than they can be paid by the warranty company and are hoping I'll go to another company, but I have no proof of that. As far as I'm concerned, they sold me the unit and the warranty -- and they can do the repair. Once the warranty is over? I'll never deal with CM again.

tldr - if it's related to HVAC, call the installer of your HVAC system if possible…read more I called Green Bear to take a look at an HVAC system (on second floor) that was leaking water on the 1st floor ceiling (due to AC condensation). They sent someone over, who didn't really open the HVAC system panel much. I didn't seem confident that this would fix it. But they recommended to fix the drain pan inside the evaporator coil box, which they said was much more expensive. For clearing the drain pipe and gluing a loose pipe, which didn't actually fix the main problem, they still billed me $300 - diagnostic fee ($99) + 1 hour ($199) - (there's a 3% credit card fee, but they accept checks) 4 or 5 hours later, there was dripping again. I ended up calling Bob's, they sent 2 technicians who knew what they were doing (they opened the panel properly), they found and fixed the issue - it did not involve replacing a drain pan. Bob's only charged me the diagnostic fee of $175 and did the job right (compared to $300 that Green Bear charged)

We live in older two story Seattle home with inadequate ducting. They have decades of experience and were able to problem solve and provide novel solutions that none of the other contractors offered. They were able to place ducted air handler in our attic and also were able to find ways to minimize the "track" on the exterior of the house. Communication was excellent and they were prompt, and very conscientious about dust capture and cleaning up every day at the end of the job. This was my first time hiring 2 Sons Plumbing & Sewer. The work I needed done was the installation of a 50-gal electric hot water heater (plus haul away of the old one) and the diagnosis/replacement of a corroded waste line connector for a garbage disposal. When I set up my appointment, I made sure to clarify that I wasn't going to be charged for the service visit, or additionally, for any diagnostic steps. Keep this in mind if you're considering them because it's probably a better idea to go with a plumbing company that won't charge you just to come out and physically look at the work you want done. Unfortunately, I was in a hurry, not because something was broken, but due to the fact that completing the work quickly was pivotal to getting a condo sale to the finish line. I was able to schedule my appointment for as early as Monday despite making the initial contact with 2 Sons Plumbing on Thursday (they could've come sooner, but I opted to avoid the extra "rush" or weekend fees by waiting until Monday). One thing I didn't like about their business model is there's no upfront cost for general jobs (i.e., install a hot water heater) or any idea of hourly charges. For instance, with Lowe's and/or Home Depot, I could call and get quotes for this type of work from their subcontractors. Going through Fast Water Heater (Lowe's preferred subcontractor), a 50-gal water heater installation might run between $2,200 and $2,400 depending on the model of hot water heater (the purchase of which is included in the quote). I ended up buying a new water heater from Home Depot ($871 after taxes) a couple of days prior to my appointment with 2 Sons Plumbing, and hauling it up a few flights of stairs to the condo in order to save money. I would later find out that, had I bought the 50-gal electric water heater carried in the back of the 2 Sons Plumbing Truck, it would've cost $3600 (I have no idea why it was this expensive). In the end, I paid 2 Sons Plumbing $1870 after taxes for the installation of the Home Depot Water Heater and haul-away of my old one ($2700+ if you include the price of the hot water heater I bought on my own). In addition to the hot water heater install, I ended up paying for a new garbage disposal plus its installation because the corrosion in the waste line was so bad that new parts were needed (which they didn't have). It made more sense to just replace the whole thing (current garbage disposal was 10+ years old)--This came out to $786.88 after taxes and a 3% convenience fee for using a credit card. Overall, it was a good experience thanks to the knowledge/prep work I had done for 2 Sons Plumbing before going with them. The final cost to me certainly had the potential to be much higher had I let 2 Sons Plumbing provide or do everything. The job took about 6 hours to complete, and I paid in the ballpark of $2500 for the hourly rates (?) plus the purchase of a basic garbage disposal and a minuscule amount of parts. I overheard that the general hourly rate is $400, so what I paid aligns with that. The amount of contact and post-job follow up documentation I received (emails; texts; invoices; etc.) was thorough but also annoying (I.e., solicitation for reviews). All things considered, here's how I'd rate things: Availability/Communication: 5/5 Cost: 2/5 Technician: 5/5 Invoice/Follow-up: 3/5
