I have been renting a home with this company for a few years now. Repair requests get canceled with no explanation and emails go unanswered. The "manager" Sandra Silva has been attached to a few of the emails but still no response. Worst realty company I've ever had to deal with, which is a shame because they used to be very professional when the property needed maintenance/repair. Been R.E. Broker 44 yrs & have done business with Aim Realty. Only 1 of my clients was denied due to alot of damage he'd done on An Apt lease failed to mention. All my other deals went thru smoothly. They processed all credit & Employment verifications timely manner. Also very responsive to any repairs needed. Also I was very happy on how quickly I received my commission checks. Imo I think they are one of the best Mgmt companies out there. If they are renting out a property they don't care about the surrounding community. They are very rude electronically and on the phone. If I could give negative stars, I would. I would recommend nobody rent through this company. They don't care about the properties, but they care about their money. They also make everything the tenants problem. I was with them for 6 years and it was so bad by the time I left. I tried to get the fence fixed for over 4 years, especially because I have a dog, and they could care less about fixing it. The one time they did come out and "fix" it, they did one section and put it back up the wrong way and then said it was the responsibility of the neighbor to fix their mistake. When another one of their properties that was behind me contacted them to fix the fence because my dog kept getting into their yard, they told her to call animal control on me. The floors in the kitchen were coming up, they didn't care. At one point they told me it was my responsibility to resod the front yard, even though the main reason there was no grass is because the tree in the front yard was so big, it covered my garage and my neighbors garage. When I told them this, they responded telling me that HOA has not said anything to them so it is not an issue for them. I think the worst part of the whole situation was that I was in the house for 6 years and the carpet was old when I moved in but didn't ask for replacement because I had a young daughter. Well, after over 5 years they raised the rent by $300. That didn't bother me, until I requested new carpet and they told me it was my responsibility. The carpet had mold in some areas and my son who was under 5 would have black feet from running around on the carpet. The one time I was able to get it cleaned, the cleaning place told me it would not be able to be professionally cleaned again, that it would need replaced. They never answer their phone and when you do get ahold of somebody they are rude and unprofessional. I wish I could contact the homeowner and tell them to find another management company that actually cares about their properties. The home owners of the house I rented has a large amount of housed that they own and rent out through AIM. It is a family business of rental houses. This company is going to cost them more money because they are not worried about taking care of the properties. If you see an AIM realty sign in a yard, run away fast. read more

AIM Realty Management is a complete scam! They lack communication, professionalism, organizations, and most of all customer service. I lived at one of their properties for 4 years, and in that time, I received nasty voicemails, rude telephone conversations, and they didn't even send me a renewal lease my entire last year in the home (after we inquired about it several times)!! I have been gone from the company for 3 months and they still have yet to send my deposit; they didn't even send me an itemized list of deductions until yesterday!!! The Texas State Property Code states they have 30 days to send either my deposit or a list of deductions and I am finally getting a bogus list after 3 months. this is the worse leasing reality company. fence damage from the hurricane and they refuse to repair it. this week my garage door broke I could not get my car out of the garage. they said I had to pay a 75 dollar fee which I did. never sent anyone out so I called a reputable company out had the door repaired. sent them a copy of the receipt and was told I did not have permission to fix so they will not cover any of it. they refuse to make any repairs to the property at all. we have been here for three years and don't complain ab anything. just want them to repair things that are out of our control that break. they never respond to emails and are very rude when you go to the office to get answers. don't rent from this real estate company. save yourself the frustration and hassle. if I could give a negative star I would.... read more

The office staff do not hide the fact that they'd rather you email them or call (so they can send you to voicemail) than come into the office. I'm not happy with their property management policies that include obligatory fees to *even get an appointment* with repair folks, and if they don't want to talk to you, you will never hear from them again. If you're stuck with them, I hope you know your actual landlord's phone number...because this extra level of fees, bureaucracy, and malignant incompetence is unconscionable. Do not recommend, but stuck with them for grandfathered low rent...until they raise it after they see this. read more

If I could give less than 1 star I would. Leasing: The leasing agent, Pam, was wonderful to work with. Pam was very prompt in answering questions about the application process and really generated a false sense of customer service for all of AIM Realty. Make-Ready/Move-In: We were told that AIM Realty has a 'make-ready' coordinator, whom is responsible for overseeing and ensuring the home is move-in ready. During our initial tours in May 2021, it was noted that the home had been vacant since September 2020 and would need to be cleaned prior to our move in. We agreed, especially during COVID with so many random guests having been in the home that this would be beneficial, but there was also fruit loops in one bedroom and a few critters from the house being empty. We originally were scheduled to move in mid-June but had apartment mold issues which forced us to ask for a quicker move in, to which AIM gladly revised our lease and gave us keys early. This is the end of our positive experience. After moving in, we noticed the house had not been cleaned as the evidence of cereal and bugs were still in their resting places. The air filter had not been replaced in SEVERAL months, so bad that the filter was bowing in and caked with dust and dirt. More than half the light bulbs were burnt out or not matching, clearly had been pieced together. We had to put a work order in to replace the master ceiling fan because the motor was burnt out. There was several other issues we ended up having to replace ourselves because we didn't want to wait on AIM to send someone (garage flood light broken, etc.) Repairs: Fast forward to October 2021, we had recently had issues with our dishwasher: running a cycle but not actually washing the dishes, ran for a full 5 hours, and now there's a pool of water in the bottom of the dishwasher, hasn't drained in 11 calendar days, and initially leaked water and suds onto the floor. Per the lease agreement, the tenant is to report this issue to the property management company in writing, which we did via email on Monday, October 11. The lease agreement states "The Property Code presumes that 7 days is a reasonable period of time for the Landlord to make a diligent effort to repair a condition..." It has now been 11 days since we reported the issue. There was communication between ourselves and the repair coordinator, Maya, until Wednesday, October 13 as she informed us the repair person would contact us to schedule repair. I have reached out via email on Monday, October 18 and Tuesday, October 19, with phone calls in the evenings requesting a follow up. It has now been 9 business days (11 calendar days) since our reported dishwasher issue and we haven't heard a follow up and when to expect a repair since October 13 (6 business days). Unfortunately, the lease agreement states the tenant is not to make repairs without Landlord approval, however we can't get ahold of anyone to request approval. So we are paying x amount of money in rent, and the home owner has paid money to a property management company to oversee their property is leased and maintained, to which AIM is failing miserably. In conclusion, they have a wonderful leasing agent that tricks you into renting one of their homes then they neglect their tenants and the homes they are responsible for maintaining. Walk, don't run, away from AIM Realty if you are a home owner seeking a property management company; rent anywhere else if you are a tenant. I have worked in property management for several years and this is by far the most unprofessional property management company I have ever experienced. read more

They do everything in their power to avoid doing repairs, from charging you a fee just to make the request to dragging their feet to encourage you to take matters into your own hands to just plain "forgetting to hit send" on a work order until i called back a week later to ask why I hadn't seen anyone show up yet. Even their "after hours emergency line" is just an answering service so it's the same thing as getting an answering machine. I've lived at this property since before AIM managed it and the second they took over all services that the original owner used to provide ended and any time something goes wrong they instantly try to blame me and force me to cover the expenses out of pocket because they are too cheap to do repairs when asked. read more

This has to be the worst management company in the state. I rented from them for 2 years. My rent was never late and I left the house and yard in better shape than when I moved in. They kept half of my deposit for flea treatment that was unnecessary and for replacing smoke detectors and stove drip pans that were in the house when I moved out. They never make any repairs to the house and when they do, they are performed shoddily. I had a guy come in to repair a hole in the hall floor and he did not put the carpet back down correctly and I was charged for repairing the carpet. AIM said they have no record of the floor being repaired therefore it is my responsibility. I spent several hundred dollars on trees, shrubs and landscaping as well as several hundred more inside the house, repairing things they would not repair. I have rented houses all over the country and have always gotten 100% of my deposits back, including pet deposits. If I could give the zero stars, I would. Please be warned, do not rent from this company. They treat their tenants worse than animals. read more

Please do yourself a favor and avoid renting from Aim Realty. They will drag their feet to make any repairs or to send exterminator for the roaches in their property. I had to make multiple requests to get a leaky roof repaired BUT they will harass you about replacing bushes or cutting grass. The owner tried to have two appraisals done in 6 months, which is his prerogative, but if you do not return their call within 24 hours, they send an email claiming they are "desperately trying to get a hold of you" and threaten to send out a locksmith to re-key the property so appraiser can enter and YOU are supposed to pay for the service???? Their customer service is absolutely horrific and if you try to get out of your lease early, they offer to hit you with enormous fees. I wish I had read YELP before I signed with these folk. So far all I can say about this company is they are disorganized, rude, unprofessional, childish/sarcastic and uneducated. Everyday dealing with them is a gradual decrease in satisfaction as a customer. The ways the company can greatly improve is by hiring educated and well trained staff. Dealing with them is a nightmare. It's like they hand picked the most incompetent managers in Houston and put them into this company. I suggest having legal aid or assistance with you at all times when dealing with them since they don't want to do things correctly or "do not know" about basic standards or conditions. My husband and I rented a house through AIM for 2 years. We finally bought a house and contacted AIM to ask if we could work something out so that we could move out of the house one month before our lease was up. AIM refused to work with us. We offered to let them keep our $3000 deposit (our rent was only $1500) just so we could break our lease one month short of a full year. On top of that, there is an ant colony living under the house. We have ants everywhere, even in the microwave. I called AIM to ask if they could send out an exterminator, they said no because the ants weren't a pre-existing problem... Really? Like I packed up the sugar ants and brought them with me when I moved into this house? And, there was a leak under the kitchen sink, again I called AIM to ask them to fix the leak and the answer was no. Now there is mold growing underneath the kitchen sink. From a landlords perspective, wouldn't you rather fix a problem when it is small instead of having your property management company brush small problems under the rug. Before you know it your investment will be crawling with insects and mold and you wont be able to rent it to anyone. Renters and landlords beware of AIM Realty Management. They are by far the worst, most unprofessional company I have ever done business with. read more

I don't know if it's the management company or the owner but good grief can't someone who pays rent get repairs done in a timely manner without having to fight about it. I have lived in my townhouse for going on 3 years now, have a 4 year lease and had planned to sign another lease. I love my townhouse, the layout and the location but getting things repaired is crazy. It wasn't an issue when we first moved in but then it went to hell. It took close to 6 weeks to get a plumbing issue fixed and that was probably only because I emailed everyone in the company, owner included. Within the last year or so it had gotten better with a new repair manager, but the last 2 repair requests have been a joke. I had, well still have, a broken back gate and a fence that is dry rotted. They would only approve the gate be repaired. So I have a brand new gate with a 10+ year old fence with dry rot, which is an eyesoar, my home is a corner unit and the gate faces the street. They will not replace the fence until the HOA complains about it. Needless to say the gate is still not working properly and it's been a month. In the fall I called to report my ac making strange noises and was told the owner would not approve an ac person coming out to call when it stopped working and they would send someone. Well it went out yesterday, July 14 and apparently the ac warehouse closes at noon, the repair guy didn't have time to get to there so I have to go without ac for 2 additional days in the Houston summer with 100 degree weather. They will do nothing and will not call me back so I can get my ac fixed. read more

So incredibly disappointed. We moved here from Miami, FL for a job opportunity my husband received. Before we moved in, we were given a list of repairs to the home that AIM planned to complete, including repaving the driveway. We've been here for nearly 7 months and now they're saying that they are not going to repair it at all! It took nearly 2 months of almost daily phone calls and emails to get a hole in the sidewalk next to the garage door filled, and even after our son was injured as a result of tripping in the hole, they still took their time. On the night we began moving in, our next door neighbors came over to introduce themselves and warned us that the previous tenants had had bed bugs. This was a HUGE concern, as we have three small children, but AIM assured us that it was not bed bugs, it was fleas, and the house had been treated accordingly. Lo & behold, we are currently dealing with bed bugs. AIM refuses to pay for the treatment, claiming that we brought the bugs. Not only are they insisting that we pay for the treatment, they are requiring that we use a company that they approve of, instead of allowing us to get estimates and chose for ourselves. So we're going to be out over $1000 for a problem that was there before we moved in (the exterminator they sent out for the initial inspection confirmed that it was likely that the bugs were already in the house, as the baseboards in several rooms are infested). read more

Avoid this company if possible. I completed my application and have applied twice with them and each time I had to bug them and hound them for status just for them to say that they will wait in another applicant with a higher credit score I am at a 606. But Norma did not have an issue emailing me saying that she couldn't find the two fees I paid and constantly stating that accounting didn't have them and asking me to show her on my bank statement where they came out which I had no problem then after three hours of this she states she found them they had already sent both fees to her. Then all week no response sent an email and called and left a message and got a email from Kim at about 4:30 saying they are going to wait on someone else. Last time you will get money from me. This place is a joke and I will spread the word for no one to ever rent from them. read more

I was looking to rent some property in Tomball ( Cottage Garden ) I found a couple property I was interested in. The property was listed by AIM Realty (William Klingberg) I called at least 10 times with numbers that was provided no one ever return my calls. I wanted to see the property but no one took the time to response back. But I have to say I think it was a blessing from God after not getting a call back then reading the reviews I am glad I didn't hear back. This no way to do business. As someone who FINALLY got out from under their slothful eye, I cannot begin to describe how maddening these people are. Days..sometimes WEEKS to get a response for a service request, only after I call, email and escalate and send emails directly to the "president" of the company (who wouldn't respond either). Leadership begins at the top pal and you set the tone for these intellectually bankrupt monkeys who work for you. The final example of really how clueless and inept these people are...rent was due during a postal outage for Hurricane Harvey. We called, nobody picked up, no email response. No communication AT ALL from them about any changes in operation. After driving over an hour to physically drop the check in the overnight slot (and let's not forget the crack-head business park they work in, perhaps the trashiest most ghetto I've seen) ..they were there..open...and told me that they are NOT answer calls that day, but letting the machine pick up. How irresponsible can you get?! Dozens of people I'm sure having no idea what's going on and they let the phone ring until it goes to voice mail? That's the kind of crap you pull when you don't want to talk to your ex or a bill collector. And the last piece of this intellectual crippling company, they sent me a notice to talk to the homeowner for a refund on my deposit check, without giving me any information who it was...and the spelled deposit "deppsit". Good riddance, how you manage to stay in business is truly a mystery. read more

Very slow at responding to tenant requests. Requested new lease last month and still no response a month later. Apparently they like the month to month cause the make extra money each month. When I first moved in, only two items on a 10 item check list were ever fixed. Fixed the rest myself. Major fix was repairing structural damage where someone backed into the garage rear wall. Ended up fixing that myself. Only thing they fixed was the dish washer and stove drawer. read more

Will probably not renew my lease with them unless something dire happens. I like the property, but don't like dealing with this management company. Over the holidays my rent check was a day late. They charged me $60. They wouldn't work with me. If you want to pay online they charge a $43 fee. I'm sure the property owner loses at least a month's rent at the end of each lease due to their style of customer service. read more
