    Wow, this place was great…read more 50 campsites nestled at the base of the Sangre de Cristo Range just 20 minutes west of Westcliffe, CO. We had a tenting spot, #2. Right at the entrance. Next to the stream. Afternoon shade and near a restroom. This site is well manicured, with flat hard packed spaces for tents and for table/grill. They have garbage service and easy access to the trailhead to Phantom Terrace, Venable Falls etc. The downside is being surrounded by motor coaches with generators that run nonstop even when no one is inside. Camps full of kids running around like little crazies from sun up past sun down. Small annoyances really. I would gladly Return some time.

The trailheads to the Comanche & Venable Trails were a short 3-minute car ride away. The tiny town of Westcliffe was 10 minutes away, where a grocery store, gas station, & Subway restaurant are found. 75 minutes to the cute town of Salida with riverfront parks & river rafting. 60 minutes to Canon City (Royal Gorge Bridge). This place was so special & provided the peaceful, relaxing vacation spot we needed as tent campers. Steve, the campsite host, was nice & friendly. It's nice to experience a clean campsite that can be reserved ahead of time. (Site 29)

I arrived on Saturday... left Sunday... It was clean. All of it!!!! It has something for everyone. If you want to cook your meals... bring snacks... play games, dog yard and they make s'mores every night. Just sooooo beautiful!!! The people are soooo nice as well. Oh wait... the breakfast burritos... hmmm. Delish. We will be going back. It is just as advertised!!!

We spoke with the host four separate times, and even politely requested chairs for our tent (which never arrived), so the statement that we did not seek to rectify issues is not true. As for the sugary drink, that cup was in my hand as I was drinking it, so.....enough said. Most importantly, the Rook has not once contacted us to discuss the issues, even after multiple requests from us. Look at their responses to any negative review. No accountability, no apologies, just excuses and attacks. Maybe the Rook should spend less time bullying their patrons and more time cleaning the bathrooms. I had plenty more photos, including the disgusting bathrooms, so I posted more for all to see. Photos speak volumes. Management can contact me at any time if they are truly interested in improving. Set your expectations. This property is neither "glamorous" nor a "resort." The positive: The property has some outstanding sunsets, and the dark skies were special. Breakfast burritos were tasty. That said... The reality: Our tent looked nothing like the photos on the website. First, it was filthy. Stains and animal droppings littered the floor, and it looked like it hadn't been thoroughly swept in months (see photos). We had only one small nightstand (website states two), so we had to pile all our belongings on the bed to avoid the poo and dirt on the floor. Instead of the comfy "butterfly chairs" pictured on the website, we had two decrepit chairs with uneven cushions (see photos). Not comfy. The wooden chairs on the deck were rickety and neither safe nor comfortable (again see photos), so we had nowhere to relax. Because we had nowhere to sit and our tent was 130+ degrees from 8am to 8pm (note that they do warn you that the tents are quite hot in the summer), we tried exploring outside. Unfortunately, the bugs made it unbearable (see photos of my cup covered in hundreds of gnats) and the property offers no shade to respite from the sun. We are seasoned backpackers and campers, so I understand rustic, but for HEFTY price tag, I expected more than gnats, animal droppings, and gross bathrooms. Our reservation was for two nights, but one was enough for us. Now, Before the "rook" comes at us (I've read some of the other responses), please know that we did go to the office several times to try to resolve issues. We also requested twice that the owners phone us. We've heard nothing from them, so now they get a yelp review.update;

The sites are large and allow for privacy and the use of canopies and other outside gear. Close to numerous Colorado attractions including Pikes Peak, Garden of the Gods, The Royal Gorge, etc. laundry and restrooms clean. Lots of wildlife and places in the RV park to walk. Couple of issues -road noise M-F from 7:00-4:00 as large trucks haul gravel from the quarry to town. The 2 lane road runs on the whole side of the resort. AND, we reached out to the advertised Colorado RV services to get some work done on our RV. They came by 2 times to meet with us but never gave us an estimate or touched base to schedule the work. We followed up numerous times. Our initial conversation was 7 weeks prior to our scheduled departure. This left a very bad taste in our mouths. Very bad customer service and follow up. We traveled in a 36 foot, class A.
