When we moved to Oxnard, California two years ago, we did not realize that the parking rules would…read morebe so restrictive. It did not take long for the HOA to make it clear that we had a problem. After a few letters from the HOA delineating the parking rules for both the driveway and the street we searched for a contractor who could remodel the garage to accommodate our 24-foot Sprinter Van. After researching a few companies in the area, we decided on Atlas Builders and Development, Inc. and we were happy to sign a contract with Jacob Lankri, the owner. The first step was to decide on the basic design package. Once that was settled, we submitted the engineered plans to our HOA. After many months of wrangling with the HOA, Gilah Lankri, the project engineer, was able to produce engineered drawings that met the HOA's aesthetics and expectations. Jacob and Gilah submitted the plans to the city of Oxnard. Unfortunately, it took the city of Oxnard a frustrating 10 months to review and approve the plans. All the while, Atlas Builders and Development, Inc. stayed with us determined to get approval. Once we got approval to begin construction in December 2024, the demolition of the old garage was accomplished quite quickly. Even though we hit a snag regarding the Southern California Gas Company line, we eventually got approval to relocate and replace the line which delayed the project 5 weeks. Finally in March 2025 construction of the new Garage began in earnest. Jacob's team, led by an amazing foreman, Edgar, constructed a new elevated ceiling in the garage with new rafters and support beams as well as new tiled roof. The inside of the garage was completely refinished with drywall, texturing and fresh paint. New and improved lighting was installed in the garage along with assorted electrical outlets. The finishing touches included a new door to the backyard, matching the epoxy surfacing on the garage floor and patching preexisting holes in the walls. Outside, new stucco and siding had to be applied as well as painted. The disconnected solar panels and rain gutters were expertly reinstalled. In addition, an area of the driveway had to have pavers reinstalled looking better than before. I addition to the garage remodel project, Atlas Builders and Development, Inc. procured and installed a new sliding glass door complete with a doggy door for access to the back patio. They also removed a set of windows in the dining room and then procured and installed a beautiful set of French doors. Finally, Atlas Builders and Development, Inc. removed an old single front door and expertly installed a beautiful mahogany double front door. All the finishing details were expertly accomplished.

REPAIR AND REPAINT EXTERIOR WINDOW CASEMENTS VEBA builders…read morewere contracted by our HOA to do extensive exterior work including new stucco, painting of entire exterior, resurfacing/waterproofing roof and repainting all ironwork gates, balcony rails and front doors. I have a floor-through apartment with 26 windows 5'h x 2' w. Three weeks before Veba began work I contracted (outside HOA) Precision P Pulse to repair deteriorated external sills with bond and then prime and prime and paint. Less than a month later the paint had started to bubble. When Veba began their contract they covered the windows with plastic to protects them before they power washed the stucco. After the power-wash stucco needed patching and attention was paid to being certain all windows were sealed properly before the stucco was primed and then painted. Several windows on upper floors were replaced and termites were found in the sills and other parts of window frames. When the stucco work was done, my windows were uncovered and I discovered most would not open. I contracted Veba to paint the edges of the window which had not been painted by PPP. They also discovered termites in most of my window frames which had been painted over. Veba systematically checked the frames for termites and removed all infested pieces and replaced them. They shaved the bottoms of the windows that had been stuck shut and then primed and later painted all the interior edges of the windows and the frames which were raw wood (never painted since 1996!). Between primer coats and paint coats they kept my windows open. When all painting was done all the windows were left open 48 hours and then a final open and close was done to be sure they were fully functional. Veba was easy to communicate with and everything was done according to the procedural timetable and using the exact materials and paints promised. The rates were fair and reasonable compared to most franchised painters. Veba's painters themselves were skilled and experienced. No novices on their team. They took great care to mask before painting and used drop cloths under snd around the scaffolding and shielded stonework on balconies when painting wrought-iron . Workers arrived shortly after 7:00 a.m. to prep for 8:00 workday. The workers kept the site clean and neat and tried to minimize noise to mid-day. All procedures were communicated well in advance to avoid interfering with our daily access. Private companies are inevitably BETTER THAN FRANCHISES where estimators are not responsible for QC.. Veba did an excellent job correcting the omissions and termites ignored by PPP. Management organization, communication, transparency, procedures and completion milestones and project completion reviews were all done impeccably timely, and reliably. The owner was always quick to respond to any questions and came on site daily or as needed. . VEBA is a rarity. Five stars!

Assaf and Ron were great, and so were all their subcontractors. They are extremely experienced and had no issues completing the work and passing each inspection the first try. We went through another service to get permits, and unfortunately it was missing an entire page. Assaf and Ron worked directly with the engineer to get the page drafted, submitted to Burbank, and magically had it approved within 2 weeks, with no disruption at all to progressing the work. They completed the work within their estimated time. They also cleaned up every day. We were both able to continue working from home through the entire process. Pricing was very reasonable for the work that was done. We got about 8 quotes and theirs came right in the middle. They gave a detailed quote and there were no surprises with the payments later. Their greatest and most appreciated skill is communication. They always picked up the phone or texted/called you back within minutes. This was our first major construction project and they answered all our million questions and had the relationships with the vendors to modify items to what we were hoping for.
