This is the worse Management a Community could have. Incompetent New Manager and Staff that do not know our policies. We as Homeowners own our Clubhouse. Because of that we can treat our Clubhouse like a luxury resort, Since the New Manager has come on board the Clubhouse has been totally destroyed. Due to the lack of a pool and Kiddie Park pool; we as a community have no where to congregate . We still have access to our Gym. There are no Family Parties rentals. the Clubhouse . (Money get put back into Community) Why would a Buyer want a house without a working Clubhouse? Staff wrinkles their face when you enter the building. The Bills to the clubhouse are Late and incurring late fees..((why isn't Affinity paying the late fee?) We has HOA member are paying our fees on time ; if we do not then we are fined or could lose our home from not paying fees. Affinity is paying late fees with our on time payments. Incompetents Manager and Staff only want to do nothing I've caught a lunch sign hanging at 12:00 for their return at 1:00 Clubhouse Closed . So many problem about Vendor fraud Allowing a Vender to work on our pool without a permit then almost paying the vendor for demolishing our Clubhouse over 28.000,00 that check got ripped up once the Board Member found the project stopped by Code enforcement. The Manager doesn't go by the book that was created for smooth transaction. She has no understanding of how We do things and it's a lesser quality of the last 5 Managers we've had. It's like we're stuck with cheap version uncouth batting lashes to compensate their inefficiencies! Manager asked out a Board Member while crying over Her live in boyfriend isn't that improper? We're Family oriented ; Doctors, Lawyers, First Responders, business owners, Housewives, waitresses, construction workers. This Management makes it hard to live here and enjoy the benefit of this community. Always an Excuse why it's not done right. Time for New Management company Time for A Town Meeting and get back to the good life we have all worked for with a thriving Lucious Bills not paid on time late fees Pools not working main pool and kiddies pool since December happened in 2025 also LAST Manager was certified in how to keep the pool running. Events were nice high traffic now no one goes it's a ghost town but we pay Affinity management's $4700.00 a day for less than services. Watch you HOA dollars go down the drain read more

Affinity Management Services has bestowed at Sorbet Community Association at Lakes of Avalon. Thank you for the extraordinary efforts. Approximately 18 months ago when Affinity took over we were a fractured, financially challenged, and divisive community with a turbulent relationship with the Board of Directors (BOD), and the prior management company. Due to the lack of oversight, guidance, credibility, and management from the prior management company, the BOD and the community were not in harmony resulting in chaos and a lack of confidence towards the Management Company and BOD. Upon taking over, Affinity was able to quickly assess problematic and inappropriate behavior, which included unannounced "workshops" between board members, inappropriate and overpriced spending, and antiquated or lack of record keeping. The assigned transitional manager, Santiago Grossy provided immediate guidance and made recommendations that were quickly followed by the BOD members replacing those individuals who were no longer effective. Under his tutelage, the BOD attended required certification training and ongoing HOA workshops, encouraged more community inclusiveness and transparency , full BOD review prior to committing to expenditures, providing sound advice when seeking and utilizing vendors and contractors ensuring that fair and affordable prices are obtained as well as dealing with governmental entities. Further, having a full complement of knowledgeable personnel and services, Affinity has significantly reduced unnecessary outside services or expenses. Yamil Cabrera, Accounting Manager has guided and managed our Community Financials/Budget. Mr. Cabrera guidance has helped us stay within budget and utilized when making expenditures. Since taking over, not only has Affinity team stabilized our community, but our residents have nothing but praise for the professionalism, courtesy, helpfulness and respect received from staff members when contacted. Thank you for helping bring back harmony and vitality to our community. read more

I just bumped my 1 star to 2 star; maybe this will allow the review to be posted and not filtered by Yalp. I've been requesting that Affinity Management Services enforce the by-laws in our community for quite some time now. I'm not sure how many 'associates' have been assigned to our community, but we have had a few. (The associates seem nice and I understand that the management takes direction from the HOA board. However, it is apparent is that Affinity Management doesn't hold the HOA board accountable to adhering to their own CC&Rs) They take the money and provide minimal service. To me, that's unethical. (Yes, they are a business, and it's all about money, but seriously - this is a bad reflection on Affinity Management if they are complicit with an HOA board that does not care about the community) (the photo attached is a minor violation; a broken light fixture, but it has been broken for over 1 year and there has never been a violation issued against this address). - oh, garbage bin too [not in pic] (against regulations - 3 day late after garbage day) - this place has 3 visible violations upon a cursory look, but has never received a citation by Affinity Management There are MANY, MANY homes in this community that are NOT in compliance with the CC&Rs and the place is starting to look a little dilapidated. POOR oversight, by the HOA board and Affinity Management - IMO (revised review and changed star rating from 2 to 1 as I was typing) Update 6/12/2020 Response to Rafael A. NO, I will not specify any address that are in violation of the covenants. This HOA has MULTIPLE issues with non-compliance by members and they have existed for YEARS. Affinity Management has been made aware of these MULTIPLE covenant violations for YEARS, but Affinity Management has not acted to enforce the covenants or inform the HOA board of their responsibilities to do so. If Affinity Management cannot do either of these things, they should withdraw their services and inform the HOA to seek competent management services. read more

Unfortunately, I find myself in an unpleasant situation of writing a negative review on Affinity. Over the last few years I've even served on the BOD of my condo associations and things just seem to get worse ever year. Every year we go through several Property Managers which I believe is one of the causes of such poor service. By the time you create a rapport with a manager you're on to a new one. This issue stems from the top of the management company not necessarily the property manager. How about assigning less bldgs to each manager possibly the service could improve. Calling Affinity's office to resolve an issue is basically a waste of your time. Their lack of follow through on most matters is irresponsible and infuriating at best. read more

Affinity have been our management company at Cambridge Park for approximately four months and they have exceeded our expectations. There knowledgeable staff members especially Regional manager Garry Porter Jr has single handedly save our community from total disaster. We are very impress with the technology, advice, patience and guidance we have received since the year started. Garry's knowledge and professionalism are refreshing in this modern age, his ability to guide our Board through difficult decisions and provide us with a favorable outcome is a super power. I would definitely recommend this management company to all associations and BODs. read more

Mauricio Freeman Sanchez read more

I am a resident of Park Lake Estates, managed by Affinity. While we have had some issues with the many Park Managers & Office personal assigned to our Park by Affinity, I must state that Mackie Paulos has ALWAYS performed in a very cheerful/efficient/effective and professional manor. She is by far, the most trusted/likeable person that Affinity has assigned to our Park. I do not understand why Affinity does NOT allow or promote Ms.Paulos to obtain her CAM license and become our Park Manager. Our Park needs & deserves the type of personality and professionalism that she would demonstrate. read more

I would like to commend Jesenia, Manager, and Gretel, Assistant Manager, for their outstanding service during the HOA approval process. Both were kind, thorough, and demonstrated excellent follow-through every step of the way. It is rare today to find professionals who truly go out of their way to help, but Jesenia and Gretel did just that. They not only performed their roles with care and efficiency but also guided me and my client to ensure the process was completed as smoothly and quickly as possible. Their dedication and professionalism are sincerely appreciated. read more

We have had a change in management companies. It has caused some confusion for folks. For me, I got terribly confused as to where to send payments for a special assessment that was begun over a year ago. I ended up sending it to the wrong address. I called Affinity and spoke with Rebecca today. She was a wonderful person to work with and helped me through the mess I had inadvertently created for myself. Affinity is new to us, but my 2 encounters with staff have been good and helpful. read more
