Sent emails to management and no response. Our community is upset that nobody is getting answers back to their emails. But management has plenty of time to walk around, take pictures and send out tons of violations. Any emails asking about violations are ignored. People are worried about getting fines when they don't know how to fix violations. The violations don't even make sense because they are quoting bylaws that have nothing to do with the issue. Seems made up. read more

This was the worst association I've ever had contact with. My house is located in the condominium that the management company is in charge of. I have to pass on the information several times, the sector never responds to emails, the people of this company want us residents to do their job. I definitely don't recommend it, I've been calling for three weeks every day I've sent more than thirty emails and I haven't had a single problem solved. read more

The staff at Affinity are very friendly and responsive. Specially the staff at Las Vistas in Doral. They are currently renovating Las Vistas and it's coming out great. read more

This is a terrible organization and it starts at the top. God forbid you have a question or issue and need to contact them. In the unlikely event you reach someone, don't get your hopes up. You will be greeted by the rudest and least capable employee who will surely not be able to assist you. This company routinely botches their admin duties and expects you to call and email constantly to remind them to fix their incompetence. Every email I've ever sent has either been completely ignored or responded to with disdain and indifference. Forget about getting your question answered or issue solved. They legitimately do not care about helping anyone. Consider the 1 star your Christmas present and be glad it isn't what you really deserve. read more

I normally don't leave reviews unless there is positive feedback or constructive criticism. After reading so many poor reviews for this company I only wish that I knew what we were getting into a year and a half ago when we hired Affinity to manage our 100+ unit Condominium on Miami Beach. They may be more effective outside Miami Beach where they may have more homeowner associations in a single-family home setting to manage better but they are ineffective and inefficient with condominium financials or multi-staff management. They are not responsive and every months financials arrive late and have errors including wrong GL codes and can't even reconcile petty cash for months (they actually printed a check made payable to "petty cash" from CIT which isn't local and NO local bank would cash it). They don't share calendars internally which makes it impossible for a team meeting or conference call and won't share their KPI's on internal staff which would highlight the inefficiencies. Unfortunately they have very little, if any, support internally for the property managers on site and are a poor representation for the board in front of the residents who feel under served as they are in capable of doing so many basic things that I can't even begin to list here. After multiple meetings with leadership and promises that were not delivered I would have to agree with other comments to stay away. There is no price one can pay for sanity and you will go crazy trying to fix all the problems they create when you hire them to actually fix them. It's just incomprehensible that they would even respond to anything in writing saying that they're are shorthanded, overworked. They are unable to attract and retain talented individuals for a multitude of positions on-site and offsite and will not properly train new staff as they can't even complete a simple Standard Operating Procedure (SOP) to use for daily operations. Countless finger pointing and blaming and poor excuses rather than creative thinking or out-of-the-box solutions. Incompetence is not an excuse and just doing your job would earn multiple stars, however like so many other reviews it's difficult to get on the same page when they are not even receptive or responsive. So sorry for everyone else's experiences and more-so for our association. We truly and sincerely hoped things would work better after trying to appeal to Rafael and Pedro and Santiago to no avail. All they do is overpromise and under deliver and then make you feel bad claiming you are doing a disservice by being involved as a board member and not letting their managers do their job or that you were under budget because they misplaced monies and can't even track a check that's been in their possession in a desk draw for weeks. It goes on and on and on and it's just so sad. My only recommendation is to pay a little more for a better company, better infrastructure, better staff and on-site management than think that you're getting any kind of deal paying whatever market rate Affinity offers you because it's just throwing away your money and will get very little value or return on your investment. read more

Horrible company! So unreliable. Property managers are impossible to get a hold of. Tons of emails, tons of phone calls, just not possible to understand. They left everything undone at the property and finally they re hiring a new company. Do not hire them, you ll regret if you do. Trust me. read more

Absolutely Awfu! I wouldn't give one star if possible. One of the worst property management companies out there. For over 7+ months I have had to deal with criminal behavior, financial negligence and irresponsibility, as well as harassment. They take NO accountability or ownership for the constant wrongdoings they create. They blame residents and other companies they use for payment options when financial errors occur on their part. They are LIARS! They make NO effort to contact or communicate with you or to resolve any issue. On their outgoing message while you are waiting...forever for someone to answer the phone, It's says they are associated with the Better Business Bureau. They are not; 0 search results for corporate office in Doral on BBB. The mental stress and anguish this awful company has put me through is unacceptable. I have made it my mission to use every possible communication source to the community to spread the word on staying away from Affinity. They will no longer be able to harm anyone if they are shut down permanently. read more

Two days after Irma hits and not one rep from this crap company has come to Groveway condominiums to MANAGE the situation!!!! Why do you have tenants doing your job?? I have lived in the Enclave , Cutler Bay for a long time now. This management company does nothing, people are breaking the rules, building in & around their homes, that are not allowed, boats, big driveways. What about our property values? They are going down ! if I wanted to live in a mess, I would NOT have bought in a HOA, read the rules, please & when homeowners break them with horrible ripped up sidewalks , step up & the board does nothing . read more

Very bad customer service and they will invent charges like non sufficient funding when payments are submitted in order to charge more money. read more

When I purchased my condo approximately a year ago I contacted Affinity to setup payment my HOA payment. On my first attempt to contact them by phone everything seemed to go smoothly. They told me about their online system, gave me my account number, told me how much my payment should be and I thought I was ready to go. When I went to their online payment site I couldn't get it to work. I tried to call them back and it took 5 phone calls over 3 days to get someone to actually talk to me and in the end we never got it setup. We eventually agreed the easiest thing to do would be to just snail mail in the payment. Approximately 3 weeks later I receive an email from my HOA treasurer informing me that I'm late for my first HOA payment. Confused by the email I attempt to contact Affinity and again I can't seem to reach anyone. When I contact with my HOA treasurer and she informs me on the correct address to send my payment to and the correct amount! In order to not be late I rush a check to the correct address and continue to attempt to make contact with Affinity on where my original check had gone and again I can't seem to find anyone. Eventually around 3 months later I see that the check gets deposited and the funds are removed from my checking account. Of what I've seen over the past year with having Affinity as our property managers is that they do nothing. All contact regarding anything with my building comes from our HOA president. I'm writing this review in response to an email it seems as if several other people in our building has received that Affinity plans on raising our rates. This just goes as another example of how Affinity has no problem taking, but give little to nothing in response. In the past I would recommend Affinity to an HOA that wants to manage themselves and looking to save a few bucks on not having an actual property manager. Now I will still recommend Affinity to any HOA that wants to manage themselves, but also enjoys paying for support they'll never see. read more

I have nothing but good things to say about Affinity and Miriam Laracuente, my building administrator. If I have a question or concern, its typically addressed within 24 hrs. And if there is an issue to resolve, even on the weekend, I've never waited more than 72hrs to see results. The building lobby is cleaned every weekday morning & the hallways smell like an orange grove (note to self: remember to ask for the name of the cleaner used!). Keep up the good work Affinity!! read more

Zero stars! The person you need to speak to, the so called "property manager" never is available or returns your calls. This place is full of amateurs and God knows what they bill our association to never be available. I'm jealous of those who have real property managers that make an effort to provide service and are available. We had an emergency in our building once and all you get is an automated answer machine. Amateurs! read more

This is the worst company I have ever dealt with . If you are even considering purchasing a unit managed by this company turn and RUN away. Do you research and don't get stuck. They never answer emails or return calls. They are poorly organized and I have no idea how this company is even still operating. I've waited seven months of ownership for a gate decal to access my home and can't even get a response by phone or email. I've been locked out several times calling the "emergency line" and they hang up on you and tell you "they can't get ahold of anyone" . read more

STAY AWAY!!!! It is hard to even describe how awful this company is. Two years of massive incompetence, total neglect, complete financial mismanagement and a terrible decline in our condo property because of the idiots. FIVE property managers in 2 years, countless maintenance people and we ended up hiring our own cleaners. Literally no one in our building can believe how terrible Affinity is. DO NOT EVER HIRE THIS COMPANY - YOU WILL REGRET IT!!!! read more

I am not a fan of property management companies, but I must say the customer service at this one has changed to its best at 100%. I am a tenant that that has been dealing with this company for a while. I always call under the owner's name since they live outside the country and I assist them with their monthly payments. I was assisted by a lady name Erika, she was not only knowledgeable but she returned my call to make sure the owner was enrolled correctly in the new payment system. I had called various times and I was never assisted in this way, I especially did not receive a callback from any management company before. It truly made a difference and for once it made me feel they truly care for their owners.5 stars in hopes they keep up the good work the lady is delivering. read more

incredibly uncaring, incompetent , impossible to get an answer to basic issues as a new condo owner in a building managed by this poor excuse for a corporation. leave a phone message, no response. send an email, maybe get a response without resolving anything. talk to the person answering the phone, his response has been the person you need to speak to is out on break and will call you right back. haha. unbelievable read more

Our small building has used Affinity for years and all of a sudden we got an email saying that they were raising their rate almost 500% more! They are also constantly messing up simple requests and their limited duties as our HOA manages the lion share of things ourselves. We're quite offended after the undeserved loyalty we showed them that they are basically throwing away our contract. If you want your building or home managed effectively and responsibly, don't use these guys. read more

So, after having Affinity Management as our property manager for over 5 years, they are now raising our monthly dues 442%!! We manage everything at our property internally, and while we can understand that there should be some increases in the cost of doing business, this is outrageous and despicable. Do not waste your time with Affinity Management...they have shown their true colors! read more

Absolute Garbage! 1 star because no stars is not an option. I live in a condo building managed by Affinity (owner since 2010) and all they care about is collecting monthly dues. Customer Service is poor and answering the phone or returning emails is not a priority for Affinity. Simple requests such as landscaping for overgrown trees or resetting my not working FOB key are impossible and theres a new property manager every few months. I look forward to becoming more involved with my HOA & one day serving on the board so that I can remove Affinity from the payroll! read more

Is there a way of giving less than one star? This management is a complete disaster. Was almost not able to close a property due to how incompetent the staff is. Secretary, property manager, any office staff that answered the phone was completely useless. Took 24 days to get approval for a new buyer even after a credit check that was clear. Would never hire them. read more

I'm satisfied with Ivis Euceda, CAM who manages the Coral Way Gardens Condominium. He is quick to respond to issues and is always willing to go out of his way to meet the needs of the building tenants. He puts safety as a priority and has brought some positive initiative that benefit and add value to our community. Overall i am very pleased with him since he is the main contact i have had the pleasure to deal with. In regards to Affinity as a whole, I think they provide a good level of service and would happily recommend them to anyone in need of Condo Management. They have a secure and reliable online pay system for the association fees, which saves me time and makes it easier to track transactions made. read more

Horrible experience! The employees specially Nancy are not willing to help you. We never paid late in 4 years working with them and we are getting over charged for no reason. Made payment online and does not show in the account anywhere. Asked to speak to a supervisor to fix the account I was told I could only dispute it online through a web page they don't have control of. They never have access to the system when you ask them to check your information. Ended up o overpaying $65. I strongly suggest you look somewhere else before hiring this company. read more

We close on our townhouse in exactly one month and so far we have had nothing but support and great experiences with this management company. Maria M. May be the worst HOA I ever came across who are nothing but lowlife thugs. They messed up my account so bad all because they had a nasty employee, Naomi, who according to many people never returned emails or calls no matter how serious the issue could be. It's because of this management incompetency and complicity that they sent my account(which was calculated wrong from very start) without ever contacting me to a corrupt Collection Agency, Robert Paige Law Group. This corrupt collection agency kept on giving me a half baked advices, which turned out to be a trick to keep on adding charges(can't believe this company is not caught by Business Bureau for such illegal practices). Every time I came to an agreement, next day this corrupt collection agency sent me a new amount(even Board Member intervene to fix this issue but seems like everyone needs to make money no matter what). Everyone should demand his/her board members or whoever to drop/avoid this grossly mismanaged company, making lives of people so difficult. For three days I'm trying to contact current property manager, but she is not answering the calls. This company has too many complains on NextDoor as well, so I'm not the only with Complains. I have been trying to fix my account for almost a year now, but this company with Paige law group keep on dragging. I paid a huge amount out of total with word from Paige Group that I can pay the rest in six months, but this corrupt company sent me another invoice by adding a big number again. Very disappointed, how I got trapped by these corrupt people. I will post reviews at every forum so everyone can be aware of malpractices and incompetency of both companies which can make lives so difficult. read more

Don't get fooled by the pretty website and the beautiful sales brochures. This management company will fail to deliver on every promise they make. Managers assigned to the property will not respond to emails, will not assist with enforcing rules, will not send notices for meetings on time, will not know laws pertaining to condominiums, and will even give you wrong information without later apologizing for it. Hiring a management company is a long process, the transition period takes time, and it's a hassle to switch ... so be aware before you select this company. The people at the company are typically very polite, and professional, but unfortunately when the job isn't getting done, that won't mean much. read more
