The webinar on Condo Board Meetings was very thorough. It brought up many issues that our board has faced in the past. One issue that has been a challenge is when a particular few owners are repeatedly disruptive during our Board Meetings. They behave inappropriately and unprofessionally and become hostile at every meeting. We have been advised to simply thank them for their input and gently move on. Hearing about Civility Codes for meetings and whenever in common areas is brilliant. It just so happens that we are in the process of updating the Condo Rules & Regulations and will be discussing it with the other board members. The questions that the attendees asked were thoroughly answered by the Speaker during the webinar. Under FL State rules, board members must take a course each year. Absolute garbage. They recently were kicked out of a condominium complex in Boca Raton where my mother lives. To say that they were unresponsive is being polite. The property manager was completely useless. If you were thinking of using this company, you should have your head examined. Didn't respond to emails. Didn't respond to phone calls. Had a terrible attitude. Owner has tried desperately to work with her but they wouldn't even give us a new CAM. The property has already started to decline in the less than one year that they were managing the property. Property values dropped as well. read more

What could improve? Let me list: Responsiveness, efficiency, courtesy, accuracy. They can improve the whole management process. They can learn about customer service and how to interact and treat homeowners. Most of all, they can address issues promptly to get a resolution. STAY FAR AWAY FROM THEM. You call both numbers associated to them and they will not answer. You will need to try more than a couple times and if you're lucky, you'll get a representative (unprofessionally) on the phone. For any issues with your account, you need to dispute with them which takes a bit to receive a response back. Clickpay cannot call them, affinity has to call Clickpay which is absolutely irreverent. I was talking to a representative which I believe goes by the name Carlos. He asked for my case number, put me on hold and hanged up the call on. 4:59PM (they close the lines at 5:00PM) so that I wouldn't be able to call back. They are completely again, unprofessional and sarcastic. STAY AWAY x10. You do not want to conduct business with this scam of a company. In addition, they will charge you some completely unnecessary amount in late fees. Final notices are $50. everyone who works there are all part of this fraud of a company that will get you nowhere and do not care about what you are even saying in a phone call. After over 1 month requesting assistance from Affinity to provide documents for an upcoming closing in Sabal Chase, we were led down dead ends with dropped calls, no return calls and yet a hefty price tag of $900 to fill out a few simple forms which took 30 days to receive...one more simple check list is due to the mortgage company and Affinity hasn't demonstrated any professional urgency to assist. When arriving at the so-called Corporate Office in Doral, there is no real Affinity person to speak to, only a receptionist who throws a pre-printed scrap paper with a name and tells you to call this "supervisor." A quick update on Affinity...the Property Manager assigned to our condo was fired last week (by us) due to money mismanagement...yes, he was taking money from vendors and contractors...he has been doing this since he started here two years ago. Terrible company! I was trying to get a hold of them for a long time, no responses they finally responded after an email. I HAVE HAD DEAD GRASS, In the front yard and the back yard from the day we moved in. This was a brand new home. I asked forever 2 years of going back and fourth​. More then 14 Emails asking them to fix the sprinklers and grass. She obviously did not know the rules until 2 years after which was ridiculous.I have never had a HOA company do this. She sends me page package online with circles saying we are responsible for this. We ended up putting in our own grass this is a townhouse keep in mind. We spent Overdouble of our water bill because their sprinkler system did not work. I had to track down the maintenance guy to help me. ​ Also don't get me started on the gate entrance. if I could not leave a star I would, I haven't even moved in to the association I am suppose to move into, the experience I've dealt with thus far, is beyond disturbing and I may just cancel my lease. being a CAM, myself, and speaking with friends who were tempted to apply at this company, I would never treat tenants, owners, guest the way this company has. unfortunately, I may just cancel my lease, and choose another place to live that has better quality Managemnt. Luckiky I managed to talk my friends from applying there, you don't treat other human beings, without regard to their situation, especially when your dealing with a BOD that are under the developer. Lennar should be ashamed of itself for not pushing for a management company that excels on costumer service for both owners and tenants. First they use an App to do its background check, then after the app doesn't work properly to notify that there is something missing, upon clearing that aspect.. is when they start their 15-30 day nonsense, over looking the date the lease begins. Now, unfortunately I was pressed to have to pay 2 rentals, and still have not received my application approval. While you can lie to the public with the nonsense, I clearly know it's doesn't take more then 2 weeks these days to complete your non existing 15-30 day policy, that only benefits the company, and puts the tenant in a tough spot. when I called to speak to someone they don't even give me the opportunity to speak to a manager of the property, but keep pushing their crappy protocol in an association that more then 1/2 of it is still being built. I'm sure this will put a target on me if I were to decide to stay with my rental, luckily retaliation laws protect me, and I have plenty of lawyers I am friends with. This is something I've never in 60 years seen before, such horrible disrespectful atrocious unprofessionalism Affinity is just awful and I'm so upset with their customer service. Affinity Management Services is responsible for the community in which my daughter and her family currently live and the company is doing an excellent job. Because the family is moving to a new townhouse in this same community, they had to submit a new Affinity application for HOA approval. Applying was a lengthy but quite simple on-line process. Affinity uses TenantEvaluation.com to process all of the required information. The instructions were clear as were all of the questions and requests for materials. Documents and photos uploaded easily. At every step, the system provided feedack to acknowledge that the the information had been received. Having the option for Premium Service was well worth the additional charge. This HOA is well served by Affinity Management. read more

With that said this company has came into this small community and enforced parking regulations on us. We only have two parking spots assigned to homeowners, inside your garage and outside your garage. I'm not disagreeing with the two parking Dilemma but this community has been here 10 years plus and growing with family's and kids. My parents have been home owners at country village HOA for over 30 years and their dues had never been late till recently. My father is 84 and has a hard time managing online bill pays and the quarterly due was late for the first time, I tried to contact the management company and speak to the property manager and was told I had to dispute it online which is ridiculous, I attempted to do that and explain to the manager the situation and they didn't even give me a valid response or even wave the fee for ONE TIME. Besides that I'm not really happy with the new management as they have done nothing to maintain our tiny park. The playground has been closed and has been Withering away for 3 years, the lake shore is overgrown and not nice to look at, the electrical box is all graffitied, the bbq are all taped up. We basically pay our dues for them to "maintain" the grass. You would think with the 2,200 homes they collect dues on which is possibly $300,000 in dues they would put the dues to good use. Our community park has so much potential yet they don't do jack with it. Overall I'm super disappointed that this community was handed over to this company. read more

Most importantly if Affinity Management Services is on your list, erase it, burn it and run as fast as you can from these guys. They are rude, condescending, give nonsense responses and if you keep after them for something to be done, they will basically tell you, you are pestering them. Are they responsive, not in the least, they will put on a initial happy face, do not be fooled, want a resolution, they will continually change the story as to what YOU NEED to DO, not helpful in the least. Give it serious thought and RUN don't walk away from these impersonators. I guess that is why their "corporate office" is in some shared office space building in Doral. Forget trying to call them, all you will be given is an 800 number or an email. Want to pay your assessments, etc. send them to Tampa but really want you to do auto pay. Want to go to the office at your condo and pay, forget it, they won't take it. DO NOT ENGAGE WITH THIS COMPANY IN ANY FORM OR MANNER. Scratch them off the list. This was the worst association I've ever had contact with. My house is located in the condominium that the management company is in charge of. I have to pass on the information several times, the sector never responds to emails, the people of this company want us residents to do their job. Absolutely the most incompetent, ill-prepared and unresponsive property management company I have ever had the displeasure of being associated with. From financials to basic day-to-day operations to rudimentary customer service, this company fails on every single fundamental point and they are wholly unapologetic about it. It is almost absurd how poor they are at the very basics of managing a condominium building. Emails and inquiries go unanswered, manager's office is frequently closed for 'private time', complaints go unrecorded and unaddressed, and ancillary staff (when we can get them) do not meet even the minimum requirements for condominium security and maintenance/housekeeping. It's like pulling teeth to get the on-site manager to actually leave the office to review the property. Mostly it is left up to an over-worked maintenance associate to report issues resulting in deferred maintenance and basic cleaning jobs. This, I feel, is not down to laziness on the manager's part - I wish it were that simple - instead I think it's down to a complete lack of understanding of what it actually means and entails to manage a condominium building. Our manager is simply more comfortable sitting behind a desk all day, everything else just seems an annoyance. Other comments about Affinity's attitude being as if the association works for them, not the other way around is spot on. A more entitled and condescending attitude from a service provider is hard to imagine. Without a doubt, my condominium building has taken several large steps backward since we hired these people. Just shockingly poor. You've been warned. ***UPDATE*** Since writing this review Affinity has been replaced and the improvements are immediate even allowing for the mess they left behind and their total lack of cooperation during the transition period. Today I finally found a critical piece of legal mail that was missing but confirmed delivered on February 17th. I never got it, couldn't find it anywhere. Today it was found in the office lost and found box. The Priority Envelope had my name, address, and unit number on it and still the Affinity manager couldn't manage to get it to me in 3 months! Sent emails to management and no response. Our community is upset that nobody is getting answers back to their emails. But management has plenty of time to walk around, take pictures and send out tons of violations. Any emails asking about violations are ignored. People are worried about getting fines when they don't know how to fix violations. The violations don't even make sense because they are quoting bylaws that have nothing to do with the issue.
